Rent: Apartment or house?

Living for rent has several advantages and disadvantages. An apartment is usually rented because it is only needed for a few years. With houses, the situation is different again. These are usually purchased, as the buyers want to settle down and live in the property for several decades. However, houses are also often rented or, depending on the life situation, condominiums are purchased. Which is the right decision depends primarily on the respective life situation. At first glance, renting is usually cheaper, more flexible and easier than buying, but renting can become an expensive pleasure in the long run.

In general, a purchase is particularly suitable for those who want to settle down. Those who have a permanent job, want to start a family and feel comfortable in the region are often looking for a property to buy. Here, long-term planning and a permanent residence are sought. Those who are just starting out in their careers, are unattached and have not yet found the right place to feel at home prefer to rent, as the conditions are simple, no binding loan has to be taken out and the rent can be terminated at any time if living conditions change.

Broker commission and fees for rent and purchase

If you buy a property or a plot of land through a real estate agent, you must of course include the agent’s commission in the overall calculation. As a rule, you will receive the invoice from the real estate agent directly after the transaction has been recorded at the notary’s office. How high the commission is varies and depends on various factors, such as the region. Usually it varies between four and six percent of the purchase price of the property. So, for a property purchase price of 100,000 euros, you will pay between 4000 and 6000 euros just for the agent. However, it is important to know that it is quite worthwhile and possible to negotiate when it comes to the broker’s commission, because this is associated with a large margin. A recommended total commission of 3.48 percent including VAT is a recommendable and realistic value.

Who pays the broker?

The brokerage principle does not apply to properties for sale. This regulates the remuneration of the broker for rental properties. When buying real estate, the client negotiates a commission with the broker depending on the buyer or seller and to what extent this is divided between buyer and seller after the sale and who pays it. Depending on the federal state, there are some regulations that provide more or less leeway for the client.

Brokerage principle – From when do I pay?

The brokerage principle applies to rented apartments. Here, the person who has commissioned the broker pays him. Thus, if the landlord has commissioned an agent to broker a property, the agent pays the commission, even if the tenant responds to the agent’s advertisement, the tenant may not pay any fees or the like for this. The amount of the commission is freely negotiable in case the landlord pays it. However, if the tenant pays it, it is clearly fixed. It may not exceed two months’ rent plus VAT.

Are there brokers for insurance?

Yes, there are brokers for insurance. These people are supposed to have a comprehensive knowledge of the insurance market and thus be able to advise customers well. However, it is often the case that insurance brokers are commissioned by the insurance companies themselves and thus do not provide completely objective advice. They thus function more as insurance agents, although they should actually advise their customers objectively on various providers.
