25Hours Hotel Köln The Circle – you probably already know this hotel from Instagram! One of the most frequent pictures in Germany is taken here in the elevator. Since our editor was in town to plan the Fashion Week, she didn’t miss the chance to stop here on her trip – and stayed for two days. and spent two days at the 25Hours Hotel Cologne The Circle. Find out how she fared during her stay at one of the most popular hotels in the media metropolis and what makes the hotel a coveted hotspot for Instagram lovers here!

Twenty Five Hours Hotel: Arrival & Location

The 25Hours Hotel is located in the middle of Cologne’s city centre. Friesenplatz is nearby, as is Friesenstraße – one of the most popular places in Cologne to have fun. A few minutes’ walk away is also the city centre, perfect for shopping. There are also parks nearby and, of course, a lot of historical things to do in Cologne – from the world-famous cathedral to the chocolate museum.

Here again the location on the map and the address:

Address: Im Klapperhof 22-24, 50670 Cologne, Germany

Our experience at 25Hours The Circle: Check-In, Stay & Co!

Once arrived, it’s time for the check-in! It’s only a few minutes from the main train station to the hotel and suddenly you’re standing in front of it: A gigantic round building with over ten floors – the hotel is huge and is considered one of the tallest buildings in Cologne’s city centre. This also gives you a unique view, not only from your room, but also from the restaurant and the rooftop bar! Absolute eye-catcher: The small water ponds on the left and right at the entrance to the foyer. In a relaxed atmosphere, you can let the hotel take effect on your arrival:

Once again through the revolving door, briefly through the check-in and there it is! The futuristic elevator that I’ve seen at least 100 times on Instagram:

Futuristic design meets comfort

Once you have taken the elevator up, you will reach the upper floors with a total of 207 rooms of the hotel, which all convince with their individual charm. There are five different room types to choose from:

Medium Inner Circle

Medium Outer Circle

Large

Extra Large

Gigantic

No matter which room you choose: Comfort, functionality and aesthetics are always in the foreground. All rooms are equipped with smart TV, free high-speed WiFi, rain shower and free minibar. The open room layout ensures a bright and friendly atmosphere:

In typical 25hours style, the rooms are each equipped with lots of extras and promise a pleasant stay. At least included are always:

Queensize / Kingsize Bed

Free high-speed W-Lan

Air conditioning

UE Boom Bluetooth Speaker

Rain shower

Smart TV

FREITAG or canvasco bag for use during your stay

Schindelhauer bikes for rent

Free MINI rental

Free minibar

Monkey Bar with Rooftop & Restaurant NENI

Now I want to take you to the view that I promised you in the introduction! The hotel is one of the highest buildings in the city center of Cologne and therefore you have a unique view over the old town, the cathedral and the Mediapark – virtually over the whole of Cologne!

On one side you will find the famous Money Bar with rooftop, on the other side the restaurant NENI. You can not only have breakfast with a really exclusive view over Cologne, but also enjoy a few drinks at the bar in the evening and end the day in a relaxed way. Perfect after a long tour through the city! And w henhen you’re not enjoying the view, you can also work in the lounge or have a coffee with friends.

Shopping and sightseeing

I was also in Cologne for work and so I got a few insider tips for you, directly from our editorial office, here in Cologne! Let’s start with what everyone loves: shopping!

Shopping tips in Cologne and popular shopping streets

Looking for the best shops and shopping streets in Cologne? Then you should definitely go to the city centre. The biggest shopping street is the Schildergasse. Here you can find everything from Zara and H&M to flagship stores of Apple and Nespresso. Around this big shopping street you will of course find many small alleys, small shopping arcades and of course luxury boutiques.

Must-See! The historic Cologne Cathedral

What you should definitely see as a tourist is the Cologne Cathedral. If you arrive by train, you will find it right next to the main station. Especially the size of the cathedral, as well as its gothic architecture invite you to marvel. At the same time, you immediately ask yourself how something so big could have been built so early? After all, the cathedral is over 800 years old. Tip. If possible, visit the cathedral on weekdays and in the early hours, not in the afternoon or on weekends. Here, the city center is absolutely crowded.

Tip: Weekdays are perfect for a trip to Cologne’s landmark!

Walking along the Rhine: Chocolate Museum & Rheinauhafen

Going for a walk? Sounds boring at first, but it’s beautiful on the Rhine! Here you have the historic architecture, old merchant houses, restaurants, the many ships for tourists that dock here and of course highlights like the chocolate museum, the Rheinauhafen but also RTL, the TV station that everyone knows. For example, from the main station you can walk perfectly over the cathedral to the chocolate museum and Rheinauhafen in the Südstadt. Here is a short route for you!

Real Cologne neighbourhoods: The best hotspots!

If you want to experience the real Cologne, then you should definitely visit the Belgian Quarter and Südstadt. But also Nippes is really nice and relatively easy to reach. Here you will find the real Cologne life.

Belgian Quarter

South Town

Nippes

By the way, you can easily walk to the Belgian Quarter. It will take you about 5 minutes. Tip! Around the Brüsseler Platz you will find great little cafes, restaurants and boutiques.

Conclusion: Two Days in 25 hours

I was in Cologne just to plan the new Fashion Week dates but, I experienced so much more! From shopping in the city center to a short trip to the cathedral to a walk along the Rhine – Cologne has so much to offer. And with the 25Hours Hotel, I had the perfect place to stay. The staff was very accommodating, the architecture and interior design unique and the rooms clean, aesthetic and spacious. Not to mention probably the most photographed elevator on Instagram! Whether it’s a business trip or a holiday with the family – the 25Hours meets all requirements.

Our rating 5/5 stars!

Still undecided? Then take a closer look at the 25Hours The Circle here:

Ruby Ella in Cologne – Sophisticated designs, a prime location, friendly staff and unique flair in a class of its own! This is how the new Lean Luxury Hotel Ruby Ella in the media metropolis Cologne can be described. Here you can find out how our editor fared during her stay there – from check-in to the room to breakfast the next morning. Ruby Goes Late-Night – Welcome to Ruby Ella!

Ruby Ella Hotel: Arrival & Location

We all know it: the day at the office was long, the hour-long train ride tiring and the suitcase heavy. The Ruby Ella is not only centrally located. It was also easy to get here, both by car and by public transport.

Address: Hohenzollernring 79, 50672 Cologne, Germany

The hotel is somewhat hidden in the courtyard of the former Capitol. Not far away: the city centre, as well as the popular Belgian quarter. Absolute plus point: the quietness at night despite the proximity to bars, clubs & co – beauty sleep is guaranteed here!

Our experience at Ruby Ella: Arrival, stay & Co!

Even the first view of the property is convincing. The building was designed by architect Christoph Ingenhoven. The absolute eye-catchers here are the almost 100 trees and shrubs, which are planted offset on the façade of the hotel, as well as on the roof – a concept by landscape designer Enzo Enea.

Stunning design: sustainability meets entertainment

As soon as you arrive in the reception hall, you are immersed in the world of late night entertainment – trendy café, cosy bar and modern self-check in included. While the neon signs and cosy vintage furniture are reminiscent of the nostalgic charm of the late-night shows of the 90s, the high ceilings and concrete walls give the hotel an urban charm in a class of its own.

Shortly through the entrance area, and I was already at the reception or bar:

Self Check-In: How it works

I was especially impressed by the self check-in. After I was greeted in a friendly manner, I only had to leave my contact details (with the most modern touch screen of course). Since I did not use a daily room cleaning, I was also directly issued a voucher for a free drink at the bar and printed my room card. And all this in only 2 minutes. In short queries, the young ladies and gentlemen of the hotel staff were always with advice and smile on the lips to the side.

See for yourself how quick and easy the self check in at Ruby Hotel is:

By the way: Just as unproblematic was my check-out later. Simply throw the card in the box provided for this at the reception and the journey home can start.

Spacious & bright rooms with urban flair

Once checked in, I went straight to the fourth floor. If you want to enter the colorful world à la ‘Ruby goes Late Night’, you can choose between five room categories.

NEST Room (17 sqm)

COSY Room (18sqm)

LOVELY Room (19sqm)

WOW Room (28 sqm)

LOFT Room (32 sqm)

The rooms also have a great feel-good factor – they are furnished in typical Ruby Ella style: cosy, urban and yet with a touch of vintage. The windows are large and allow you to wake up to sunshine in the morning. The walls are painted in bright white and the floor is made of solid oak. Absolute eye-catchers here are not only the respective design highlights above the bed, but also the glass rain shower in the middle of the room.

The furnishings are of high quality, each room is lovingly decorated and the interior design is impeccable!

Delicious breakfast in the morning

To start the day right, the Ruby Ella Hotel offers a balanced breakfast with buffet, freshly squeezed orange juice and a variety of coffee specialties. Whether hot cappuccino, small espresso or latte macchiato with oat milk – everyone will find something here! In a relaxed atmosphere you can start your morning and plan your day.

Conclusion: Full marks for the Ruby Ella!

The Ruby Ella in Cologne – A hotel in a class of its own! The central location allows the proximity to cafés, bars, clubs and shops and the staff is friendly and always concerned about the well-being of the guest. While early risers can enjoy aromatic coffee and a colorful breakfast buffet, the bar delights in the evening and at night with a variety of delicious cocktails and long drinks.

Dining Room Furnishings: Benches, chests of drawers and chairs

If you’re lucky enough to have your dining area in a separate room, it’s best to place your dining table in the middle of the room. You should use all the space available! A display cabinet can hold all of your decorative objects.

Storage space is also needed in the dining room: With a low chest of drawers you have a place for dishes and other things and still have a clear view of the wall, where you can hang pictures, for example. Alternatively, you can also use a sideboard. You can be very flexible with a serving trolley. Shelves on the wall offer you the possibility to place the right utensils.

Tip! Popular and luxurious interior brands and furniture are presented here: <hiddenlink href="https://fivmagazine.de/interior-brand-guide-designer-marken-einrichtung-fendi-casa-versace-home/" target="_blank" rel="noopener" data-type="post" data-origin="de" data-origin-url="/?p=105615">Interior Brands</hiddenlink> XXL!

Dining room favourite: bench – classic and space miracle

Whether the classic model or a corner bench. Benches enjoy great popularity in the dining room. With or without backrests, these can be placed anywhere and can be spruced up with cushions. The seats can often be folded up and have an empty space that can be wonderfully used to store items.

Chairs: wicker, plastic or upholstered? Countless possibilities

The chairs in a dining room not only influence the look and atmosphere of a dining room to a large extent, but they also have a very practical purpose: seating comfort. So the motto “form follows function” is not too easy to follow in this case. When choosing chairs for your dining room, you should first and foremost have the plan of the “big picture” in mind, i.e. how you want your dining room to look in the end. It doesn’t matter if you want it to be charmingly colourful or if the dining table, decorations and chairs should match exactly – there are no limits to your creativity. However, you should never choose chairs only for their appearance, but also for their comfort, because no one likes to sit on an uncomfortable chair.

Materials: Indoor and outdoor – wood, marble, plastic, glass & co.

Wood is probably the most popular material in the dining room. In various surface designs, it convinces with its warm appearance and pleasant feel. Other materials that would be a popular choice for your dining room are chrome or plastic. Plastic is particularly well suited for outdoor use. Chairs made of plastic are a good choice for the garden or the terrace due to their high weather resistance.

Flooring: Tiles – floor and wall in different patterns

With their high resistance, tiles are ideal for withstanding the stresses of everyday life. They blend in perfectly with the décor of the dining room. Floor tiles or wall tiles? Or both? How do you want to furnish your dining room? Easy to clean, the tiles do not require time-consuming maintenance.

Tile types: Optics, material & Co.

Whether wood decor or stone look, different types of tiles are waiting to be discovered by you. Wall tiles can be applied as colour gradients or murals. The size of the room should not be ignored when choosing the tiles. While large rooms can also be wonderfully equipped with dark tiles, small rooms are best set in scene with light tiles.

Lighting: Lamps for the right light

To ensure that you have everything in view in the dining room and can admire your food in the right light, the dining area should always be well lit. A pendant lamp that also functions as a ceiling light should be mounted directly above the dining table. The best solution is to choose a height-adjustable lamp.

It becomes particularly noble with a chandelier. Large rooms can be decorated by this and give this a royal ambience. Dark corners in the dining room are best illuminated by floor lamps with warm light.

If you have integrated the dining area into the living room or kitchen, make sure you have dedicated lighting for it. Dedicated lighting makes the area look inviting and the table can also be used for other activities.

Colours and wall design: red, blue or green?

Red, orange, blue – the right choice of colour is also of enormous importance in the dining room. Red is a particularly popular choice when it comes to the wall design of your dining room. The color of passion and pleasure has an appetizing effect and thus promises a particularly delicious taste experience.

Have you ever paid attention to this? A lot of the restaurants are painted in red. Red is not only a feast for the eyes, it is also supposed to make the food taste better. You should counter the exciting and stimulating color with calm elements. An example of this would be plain seat cushions in white, grey, black or silver.

The classic interior design is the red salon. Inspired by the baroque style, the deep red and berry-coloured walls are complemented by flowers, curtains, paintings and mirrors. Velvet, damask or crystal are particularly popular due to their unique texture and feel. Those who prefer something lighter but still strong should opt for a radiant orange.

Appetite suppressant and fresh tones – effect of blue and green in the dining room

Blue and purple, on the other hand, have an appetite suppressing effect. Dark blue gives your dining room a dramatic and glamorous look. This look can be accentuated with velvet upholstery, silver and candles. The whole thing is harmonized by light wood furniture and bring a modern contrast.

Fresh and natural, you get this look with green tones. While yellowish green tones have a vitalizing effect, bluish tones appear balancing. Dining in this dining room can become a picnic in your own 4 walls. The green walls can be combined with wooden furniture and accessories in muted or more striking colours such as orange or red.

If your dining area is in the same room as the living room or kitchen, you can separate this area by colour. The harmony should be taken into account here: this depends on the cut of the room and the lighting.

Our tip: The less natural light falls into the room, the lighter the wall colour should be.

Decoration: Setting highlights – With flowers, candles and more

To make the dining room your ultimate feel-good area, it’s important not to forget the right decorations. The accessories and decoration is an area that you should design according to your individual taste. Murals, photos, vases and bowls will complete the look of your dining area.

Nevertheless, the rule also applies here: More is not always more. Even if decoration has a soothing effect, it can also quickly make your dining room look cluttered.

Do you still have precious heirlooms from your family at home? Then showcase them in the dining room! In showcases, antique pieces can be placed clearly visible and become a real highlight.

Table decoration: candles, flowers or Christmas decoration

The heart of the dining room is the table. When eating, the rule is: The eye eats with you! Accordingly, the right tablecloth can also sweeten the meal. Linen and damask are particularly popular materials when it comes to the tablecloth. For everyday use, table coverings made of cotton can embellish the table. Floral decor in all sorts of colors will add a festive touch to your menu. Candlesticks will make your room homely. Round off your decor with a tray. Various decorative items will find their place here.

Seasonal decorations such as Christmas market or Easter decorations are particularly popular. Advent wreaths at Christmas time and colourful eggs at Easter time.

Carpets: functional decoration under your feet

A carpet serves not only as a soft base for the feet, but also as a beautiful decorative element. It makes the room appear warmer and can act wonderfully as a splash of colour. However, especially in the dining room, an easy-care carpet should be purchased, which is easy to clean. Crumbs, stains and food residue should be easy to remove. Along the way, this can also act as a sound barrier: Noises caused by moving chairs are dampened by the fabric.

Tips for small dining rooms: space-saving, but stylish!

Especially the owners of small dining rooms or people who only use a small niche in the apartment as a dining area are faced with a challenge when it comes to skilfully setting the scene in this area. Which furniture and accessories should you go for and what should you do without? We now present the ideal solutions for the feel-good factor at the dining table.

Rectangular tables to fold out for several people

The dining table is usually the central point of the dining room, so it should be chosen wisely. To make the room look bigger, you should choose light materials. Oak, beech or pine are the best examples. Glass tables seem weightless and spacious. Rectangular tables take up as little space as possible, while round and oval tables take up much more space. Fold-out tables can be folded up again if required.

As a rule, a table for 2 people should be 80cm long, for 4 people 120cm and for 6 people 180cm. The table should always be placed with one side against the wall, 20cm space should be left between this and the table. The long edge of the table should always be parallel to the long side of the room.

Chairs or bench? This is how you save space!

Dining room chairs should be flexible and efficient. How about an upholstered bench, compact stools or high-quality folding chairs? Another alternative are filigree chairs without backrests with slim legs and an open back. Chairs based on this design look as if they disappear into the room.

Add light to your dining room: Corner lights, ceiling lamps and more

The more light that falls into the room, the larger the room appears. To create as much light as possible, you should proceed according to the following lighting concept: First, you should provide direct area lighting, perfect would be a pendant light above the dining table. The next step would be a matching ceiling light. Accent lighting such as corner lights will round out the lighting concept of the room. The light should be chosen in a warm white.

Bright colors and contrasts for optical magnification

How do you make a room look bigger? The answer: with bright colors! Rustic and cosy? You can achieve this style with yellow or orange tones. Another tip to give the room optical width are mirrors. A framed mirror behind the dining table breaks up the colour scheme, the refracted light makes the room look more open and brighter.

But also light-dark contrasts are best suited for a small dining room. Light walls with dark furniture can become a real highlight in the apartment. Delicate pastel shades such as pastel yellow or a soft orange set dark furniture wonderfully in scene.

Monochrome floor coverings: Carpet, tiles and co.

The flooring of a small room should ideally be plain. Large short pile carpets form an even base. If plain colours are too boring for you, you can also resort to small patterns, such as a fish or mosaic parquet.

Holiday home – Who does not know it? You have simply fallen in love with a place and would love to spend every free minute there. But workplace and life focus are simply too much anchored in the actual home. In such a situation the option of a holiday home opens up. Whether at the beach or at the lake: a holiday home or weekend house can be located basically anywhere, and have almost any house form. Whether it is a villa, bungalow or <hiddenlink href="https://fivmagazine.de/landhaus-bauen-kaufen-einrichten-cottage-garten/" target="_blank" rel="noopener" data-type="post" data-origin="de" data-origin-url="/?p=106344">country house</hiddenlink>, a holiday home can be many things. Buying a house for rental purposes is also an option. Criteria, features, and the question of if and how we try to answer you in the following article.

Holiday & weekend home: What makes a good holiday home?

Whether a holiday home or a holiday apartment is really suitable for you is determined – if the property is not bought for pure investment purposes – above all by whether you like the place you have chosen and whether it makes your heart beat faster every time you visit it.

Apart from this, factors like the condition of the house or the location of the property are highly relevant. Also, you need to be aware that while you are away, your home should be maintained by a service company. This will safeguard you if you cannot be present once you rent out your property and also help you guarantee that the tenants leave the property in a good condition.

In terms of the location of your holiday home, there are many freedoms on offer. However, holiday homes by the beach, lake, sea or other popular holiday destinations, as well as popular cities, are always a better bet than anything that is very secluded.

But at the end of the day, if you’re buying the holiday home for your own use too, you need to feel comfortable and want to spend time in the place again and again. Because only then is it worth buying the house.

Are you looking for the right house? Then check out our guide! Here you will find definitions, meanings and lots of information: House types from A-Z

Area and equipment: furniture, rooms, space & comfort

In order to be able to use a holiday home reasonably and also rent it out well, a few requirements should be met. The house should have wet rooms and a kitchen. The kitchen should at best be fully equipped with all the essentials that are needed. That means concretely: pans, pots, dishes and cutlery should be provided by you.

There should also be bedding available. Speaking of bedrooms: People often ask how many bedrooms a holiday home should have to be appealing. There is no direct answer to this question, because it all depends on which group of customers you want to address. Also relevant is the minimum number of rooms you would need for a visit.

Having some sort of living room with a screen or even a sound system, adds to the value of the holiday home, as little extras like this will motivate potential renters to invest the extra euro to spend their holiday in your home.

Advantages & disadvantages of a holiday home: costs, guests and more

A house of one’s own, in which one spends one’s holidays, sounds very tempting at first. However, you should not forget the disadvantages and the effort that is associated with such an investment. For this reason, we have collected the advantages and disadvantages for you to make the decision a little easier.

Pros: Capital investment and cheap holidays

A holiday home has always been a dream of yours and you are finally able to fulfill this dream? Then we would like to present you here a few more advantages that favor the purchase. For example, if you like to invest your money, but like to see what you have, a holiday home is suitable. However, this is associated with extra effort.

Tangible investment

Reduction of holiday costs

Source of income

Dream Fulfillment

Disadvantages: Service providers and unwanted guests

Now here come all the points that push the holiday home out of the list of top investments. Maintenance costs. The payment for the service provider who takes care of the property when you are not there, the fact that you can’t really choose your guests, all these points lead to the bitter taste that holiday homes bring with them:

Maintenance costs

Service costs

Unknown guests

Often not profitable

Holiday home: At what point is the investment worthwhile?

Let’s say you’ve been thinking about buying a holiday home, but you’re not planning to rent it out because the extra costs just seem too high? Then we have bad news, because the investment is only really worth it when you rent out your holiday home.

Otherwise, you would have to speculate that the property value of your home will increase massively in the long run without having to invest much in the home.

Couples, families and seniors: for whom are holiday homes suitable?

The more people who go on holiday, the more expensive the relaxing trips become, so if you’ve found a place with your family that you like to revisit every year, a permanent holiday home there could be an option for you.

However, you should also be aware that you won’t be going on holiday with all your children forever. There comes a point in a child’s life when he or she prefers to go on holiday with friends. Or even your own children? Then the question is whether the goal is still the same.

Alternatively, the residence originally planned as a holiday home could be transformed into a home for retirement. However, this change could also entail the need for renovation measures to adapt the house to the new needs.

Property: selection and features for the perfect holiday home

You want to build a holiday home, but have neither a plan nor a plot of land on which the dream house should become a reality? We have compiled a few factors for you, which you should consider when choosing your plot. Of course, depending on your preferred location.

By the sea: sun and beach

A holiday home, preferably directly on the beach with a view of the ocean, is what many dream of. But when choosing a plot of land by the sea, there are a few things to consider, because the sandy ground, the sea air and strong winds can cloud the house happiness.

Building on sand is difficult and requires some preparation by the construction company, because a foundation should be created that does not sink away so quickly on the slippery ground.

The exterior walls of your home shouldn’t be too fragile either. Aside from stronger winds chasing unchecked across the ocean, the abrasion from salty ocean air should not be underestimated. The closer the property is to the ocean, the more exposed the house is to the forces of nature that the beach brings with it.

Tip. We also have an extra post about beach houses for you, check it out!

At the lake: cool refreshment with lake view and swimming in the morning

The lake is probably the most pleasant of the three when it comes to special conditions. Pebble may not be the best surface, but usually the ‘beaches’ around the lake don’t stretch very far. But lake environments in particular are often very touristy areas, and the living in the regions is accordingly higher than in other regions.

In the mountains: impressive heights & hiking trails

Completely different problems can come up in the mountains. Depending on your destination, there are different factors to consider. In general, however, you can expect low temperatures and snow masses, especially at high altitudes. Your house should therefore offer a stable roof and above all be well insulated, so that neither you nor your guests have to freeze.

What types of houses are suitable as holiday homes?

As well as the holiday home, we’ve taken a closer look at a few other types of homes for you in our magazine. The beauty of a holiday home is that it can be anything you want it to be, should you choose a new build.

For this reason, we would like to introduce you to three types of houses that are particularly suitable for a Holidays Escape. Don’t let this limit you though, if you have an idea or a notion, it’s best to contact an architectural or engineering firm in the area who specialise in dealing with the circumstances of your favourite area. They can often give you detailed advice and possibly even a quote.

Bungalow: Living without stairs?

This house form offers you ground level living in an area that you determine. The advantages of this are that it is barrier-free, which benefits children and older people. In addition, the bungalow offers the possibility of merging indoor and outdoor space. Especially for a holiday home this circumstance is nice, because accesses to the beach or lake can be used directly.

Detached house: Families and children are welcome!

Depending on the planned size, the form of the detached house is also suitable. Strictly speaking, the bungalow is even a type of detached house, just like the villa and the semi-detached house. Nevertheless, we wanted to take the opportunity to draw your attention to our article on the single-family house, which contains even more useful information on this type of house.

Villa: space, comfort and prestige with garden

Go big or go home! Are you someone who doesn’t want to do without maximum luxury even on holiday? Then a villa is the perfect solution for you. A holiday villa promises luxurious furnishings and plenty of living space. Best of all, of course, equipped with a private pool, in case, for example, the sea temperature does not quite meet your expectations. With a villa, hardly any wish remains unfulfilled.

Characteristics, construction and advantages and disadvantages of a solid house are explained to you here. For example, it is about life span and costs. Find out everything you need to know about a solid house!

What is a solid house? Features, durability and construction

A solid house is the construction method of a house, in which a house is built according to the plan of an architect with solid building materials. Each house here becomes unique due to the individual wishes of the respective builder.

The opposite of a solid house is a prefabricated house: In a prefabricated house, the house is built according to the modular principle and consists of a wooden construction. The house is built brick by brick. The building materials are delivered to the construction site, where they are assembled into a finished house by specialist companies. The building materials used for walls and floors are aerated concrete, sand-lime bricks or goat bricks. The staircase and roof construction, on the other hand, is usually made of wood.

On average, a house of this construction type has a lifespan of 100-120 years and is considered the older of the two construction variants. In terms of price, the average price for a square meter of a new building is 1,300 euros. for the pure construction costs without the land. There is no limit here for the upper price limit.

Room layout: room, space & unlimited possibilities

Since you can plan your solid house individually, the room layout of your house is completely up to you. Whether it’s a walk-in wardrobe, music room, open-plan kitchen or a house with a sauna – there are no limits to your wishes.

Advantages and disadvantages: Lifetime, individuality, costs & Co.

Even today, the majority of builders in Germany opt for an architect-designed house in solid construction. In the following two paragraphs you will find out which advantages and disadvantages this entails.

Advantages: high durability, individuality & own contribution

If you choose a solid house for the construction of your house, this will bring some advantages compared to a prefabricated house.

The biggest advantage and the reason why most builders choose a solid house is the great degree of individuality that is given to you. Size, floor plan, materials, shape and equipment of the house can be chosen at will.

The solid construction method influences the indoor climate and the air and moisture circulation inside the room through the material (concrete or stone). Other advantages of the building material are high sound and fire protection.

Up to 100 to 120 years of life – that’s what a solid house promises you. On average, three generations can live in this house. In contrast to a prefabricated house, this one is also more resistant to environmental influences such as flooding or heavy rain.

Solidity pays off not only in a long life span, but also in a possible later sale: Even after a few years or decades, a higher price can be achieved with a solid house than with a prefabricated house.

One way to save costs on a solid house is to do a lot of the work on the house yourself. Craftsmanship can thus reduce the costs of the craftsmen and also costs in the construction financing. The own work can be credited to you up to a certain point as equity.

High degree of individuality (size, floor plan, material, equipment)

Better indoor climate & air and moisture circulation

High fire and sound protection

Long service life

Protected against environmental influences (flooding, heavy rain)

Higher resale value

Own contribution

Source: Massivhaus (Lukinski.de)

Disadvantages: long construction time, delays & high costs

Despite all the advantages, a solid house also brings negative aspects. The clarification of the financing should take place before the construction. If necessary, a possible subsidy programme can be claimed from credit institutions. Since financing of the new building and the rent of the past dwelling are parallel stemmed, this could be a good financial solution. Long periods of bad weather can cause delays in construction. This not only acts as a longer wait for the home, but also becomes an additional cost. This is where commitment interest can occur over a long period of time.

Many builders shy away from building a solid house because of the long construction time it takes to complete it. This construction time is often extended by long drying times of the components, this leads to the fact that the date of completion is delayed even further. Some stages of construction can only be completed depending on the weather such as work on the roof truss of the house.

For the construction of a solid house several different craftsmen are needed: Bricklayers, roofers, painters and tile layers are just the beginning. The coordination of these different craftsmen can be extremely difficult. Construction errors as well as compliance problems can easily occur.

High investment

Long construction time

Delay of the construction

Weather dependency

Longer drying times

Many different trades

For whom is a solid house suitable? Families, creative people & Co.

For whom is the solid house suitable? This solid house is suitable for large families, individualists and people who would like to use their house as an investment in the future. We show you here which target groups benefit from which aspects of the solid house.

Large families: house for several generations

A large family will find a dream home in a solid house. As the house has a long lifespan, this house can also be wonderfully bequeathed to future generations.

Individualists and creative people: house according to your wishes & needs

Is a solid house the right choice for you? You are the right candidate for a solid house if the individual plays a big role for you when building your house. Instead of a standard house, a house can be created according to your personal wishes and needs.

Developers who want to use a property as an investment

Since a solid house is in a significantly more expensive price segment than a prefabricated house, a solid house is more something for high earners. A solid house is also suitable for people who are looking for an investment and want to use the house later as an investment.

Construction of the solid house: what, when and how

Building a solid home can be done through three different ways: Through a developer, a general contractor, or independently.

The advantage of building through a developer is that you don’t have to worry about coordinating the construction work, as this is completely taken care of by the company. After the completion of the construction, the house will be handed over to you ready to move in.

When building with a general contractor, the coordination of the construction site is taken from you by the company. However, the land is usually not included in the service. As with building with a developer, you also have a contact person. Your contact person coordinates your schedule and ensures that the construction work is carried out correctly. The responsibility for the construction of the house is therefore in the hands of a third party.

The last option is to take the construction into your own hands and coordinate construction work and various necessary tradesmen yourself. Especially inexperienced builders should know that they face a great challenge here, because the construction of a solid house can be extremely complicated and stressful. Therefore, building a house on your own is only advised if you already have experience in the building trade. Wrong decisions can otherwise lead to a huge loss of money.

Property developer: Coordination is completely taken over by the company, handover when the house is ready to move in, specific contact person

General contractor: coordination of the construction site, land not included, specific contact person

Independent construction: complete coordination on own responsibility, stress, experience needed

Duration of the construction of a solid house: from the basement to the roof

Building a solid house takes time, waiting times for drying out and drying through delay the time until the next step takes place. Another decisive factor is the weather. Usually the main construction phase is moved to the summer, so that most of the construction can take place in the warm and preferably without much rain. The first step in the construction of a solid house is the casting of the floor slab and the construction of the basement. The second step is the masonry of the walls and the construction of the intermediate ceilings. The roof and the interior fittings are the last step.

Selecting materials correctly: Concrete, brick, sand-lime brick

With a house built stone on stone, you have to choose between different materials. Brick is considered the classic building material and the oldest building block in the world. The advantage of this building material is the good heat and sound insulation and the short drying time. A low susceptibility to mold and a good fire protection are other positive aspects of the stone. However, it must be noted that certain types of brick are not suitable for load-bearing walls.

Aerated concrete is convincing due to its light weight with a high insulating effect. However, a high sound insulation is not given here. In addition, the bricks easily absorb moisture and require good protection against environmental influences.

You are well protected from noise with the heavy sand-lime brick. In addition, there is the high compressive strength and the insensitivity to the weather. Negative aspects are the poor thermal insulation and the costly processing.

Lightweight blocks are a combination of materials that combine the advantages of different materials. This material is made of cement with added pumice or expanded concrete. Robust and good heat and sound insulation – these are the advantages of lightweight blocks. The lack of frost resistance, however, requires supplementary protection against the weather.

Brick: good heat and sound insulation, low susceptibility to mould, good fire protection, not suitable for load-bearing walls

Aerated concrete: light weight, high insulating effect, high sound insulation, requires protection against environmental influences

Sand-lime brick: high compressive strength, insensitive to weathering, poor thermal insulation, costly processing

Lightweight brick: robust, good heat and sound insulation, lack of frost resistance

Mixture of prefabricated house and solid house: The prefabricated solid house

An alternative to the solid house is the prefabricated solid house. The prefabricated solid house is an intermediate form between the prefabricated house and the solid house. A prefabricated house with wooden construction can be selected from the catalogue. The house is then rebuilt with solid materials by a builder. However, the costs and construction time are based on the solid house and not on the prefabricated house.

What is a country house? plot, garden and architectural style

A country house is a residential building on an estate. The large property in a rural environment usually has a spacious garden. A country house does not only convince by its size and the free space but also by its rustic, romantic charm. But nowadays you can find the country house style more and more often in the city.

This country house style is determined by massive buildings with generous proportions. The house entrances are usually strikingly designed, but the long balconies, terraces, dormers and pavilions are also eye-catchers. Folding shutters, doors, windows and railings made of real wood ensure the perfect harmony of the house. Sometimes the property also includes a conservatory or a carport.

Wood, rattan, stone and ceramics, country houses are mainly used natural materials. The floors are tiled in warm colours. A country house becomes cosy and warm with a tiled stove – the warmth radiates throughout the entire living space of the house.

Room layout: large kitchen, dining room & more – including attic storey

Since you can choose any floor plan for country houses, it comes here to different room layouts. We will now introduce you to one popular variant:

The living room of the country house is usually furnished with large sofas and furniture in a historical style. Other textiles such as throws, tablecloths and cushions complete the picture of the living room. Next to the living room you will usually find a bedroom in the style of a log cabin.

The kitchen in the country house is anything but isolated: the kitchen is considered the second living room. Numerous chairs offer enough space to get together and communicate. Thus, everyone can participate in the preparation of the meal. For dinner, you can then move to the dining room with your loved ones. Generous wooden dining tables provide enough space for the whole family. There is also an attic with wooden floors.

Advantages and disadvantages: Is a country home right for you?

If you want to get a country house, you should be aware of the pros and cons of it. If you are not yet 100% convinced by a country house, then a small house in the city in the country house style might be just right for you.

Advantages: a lot of space & area, quiet location and individual house

The quiet location in the middle of nature offers you many advantages. Plenty of space allows you to own a spacious plot of land and living space, which you can design individually. Unlike in the city, you are not bound to a certain floor plan and can create your house according to your own ideas and needs. Natural materials, antique furniture and beautiful decorative elements make a country house.

The cosy interior with high living quality is joined by a green area according to your ideas. Lawns, flower beds and useful plants can be placed in your garden or on the terrace.

Quiet location, close to nature

Plenty of space, spacious garden and living area

Cosy interior

High quality of living

Garden / Green spaces

Cons: poor infrastructure, long commutes & regular maintenance.

However, the quiet, remote location of the country house can also have negative aspects. Far away from the city, you will usually have to travel long distances to shops, schools, doctors or work. Due to the poor infrastructure, it would be advisable to have your own car. With the Internet connection, it can often come to problems with the connection due to the distant location.

Watch out when building a country house if it is a new construction! This is because you may incur higher costs for the laying of utility lines for electricity, water and gas. In addition to the construction costs, there are also maintenance costs for the country house over the years. In addition to the interior, the exterior also requires regular care: the garden must be maintained, fences and paths must be repaired and existing animals must be fed and cared for.

Suitable for families, nature lovers and individualists

Country houses are an absolute eye-catcher in the tender green of nature and have a unique charm. But for whom is such a country house suitable? While large families with animals benefit especially from the large area and the spacious space, nature lovers the unspoiled nature and life away from the city is important. The individual style of the house also makes owning a country house palatable for some.

Families with children: own playground and space for pets

Large families benefit here especially through the generous space. Both living and outdoor areas offer plenty of space for children, pets and farm animals. Away from noisy streets and all kinds of exhaust fumes, you can live a relaxed life in the middle of nature. However, longer distances to school and kindergarten must be taken into account.

Relaxation seekers and nature lovers: relaxation away from the city

The quiet, secluded location is just right for people who like to spend time in nature. Relaxation and recreation – in this house you will find distance from the stressful city life and your everyday work.

Individualists: personal style from floor plan to decoration

Each country house is recreated in its own individual style. Therefore, the country house is the perfect solution for individualists. According to your own taste, you can design and build a house that suits your personal style and needs. You can also find your own taste in decoration.

Building styles country house: English, French, Bavarian & Co!

Country houses come in a variety of styles: From a Bavarian country house with an open-plan ground floor, to a Nordic idyll, to an English cottage. Each type of construction is determined by special features that reflect different tastes.

Bavarian country house: Open floor house with terrace and balcony

The Bavarian country house is just one example of the different country house styles. In this type of house, the floor plan has an open ground floor and usually several floors. Ornate wood with patterns meets white plaster. Generous outdoor areas are created via the wind-protected terrace and the open balconies. The country house garden can be embellished with wooden elements and flowers that optimise the picture.

English country house: Dreamy little cottage in the countryside

An English cottage is the dream of many! Dark natural colours such as brown, ochre and terracotta enter into a symbiosis with light pastel shades, creating a unique look.

The house without a cellar has a generous architecture with light-flooded rooms and large window fronts. Wood and natural stone, dark furniture on light backgrounds and colourful patterns such as flowers or checks make up the interior design of an English cottage.

An English cottage naturally also includes a real English country house garden! Old walls, large hedges and many colorful shrubs and flowers – this is how we know the outdoor area of an English cottage. You can relax here in a small sitting area or in a tea pavilion between fragrant roses. For hobby gardeners, we recommend a small glass greenhouse for growing your own fruit and vegetables!

French country house: light-flooded rooms with floor-to-ceiling windows

Unrendered natural stone or brick walls, wrought iron fences and railings, stone or brick walls – this is how we imagine the idyll of a French country house. Bright and flooded with light, this room has floor-to-ceiling windows with shutters, which, with their subtle tones, harmonise perfectly with the rest of the house. Open beams and ceiling beams give the French country house a very special charm. Mediterranean and maritime elements enter into a unique symbiosis here and create an incomparable image. In this house with open, elegant architecture you can spend cosy, nostalgic hours.

The perfect country house garden is waiting for you on your doorstep: Baroque, stone or country gardens with water features or stone figures invite you to spend a relaxing day in the green. You can decorate your own garden dream with colourful flowers, hedges or bushes in geometric shapes.

Italian country house: charming wooden interior with herb garden

What makes the charm of an Italian country house? Wood from pine, pine and walnut for the exterior and interior furnishings give the house a Mediterranean flair. Other important materials are rattan, wicker and hyacinth fibers.

Tiled or wood-clad walls, unplastered natural stone, ceiling beams and shutters for darkening – this is how you create your own Italian country house. With the help of built-in columns and warm colours, you can create an authentic Mediterranean paradise.

A typical Mediterranean country house garden includes a large terrace or garden. Natural stone and terracotta are used here for the walls, for example. You can plant Italian herbs or a small citrus tree, which will fill your garden with a fresh scent. The Tuscany atmosphere is made perfect by a pond, fountain or water feature.

American country house: large veranda meets Cape Cod style

There is no particular floor plan attributed to the American country house. Different floor plans and styles can be used here in the construction. For example, the house can be modeled after the Cape Cod style, the L-shape or the Craftsmen.

Spacious rooms and a wide covered porch – these are the first things that come to mind when you think of an American country house. The house with the typical wooden construction consists of a boarding of brightly painted narrow, horizontally aligned boards. The roof is usually covered with small-format shingles.

Scandinavian country house: idyllic house with self-cultivation of fruit and vegetables

A Scandinavian country house embodies the idyll of the north. Natural, warm and quiet, this is how your home appears in the Scandinavian country house style. The wood gives the house its typical cosy charm. Organic shapes provide a clear design. Simple, elegant and functional – the dream home from Scandinavia is perfect for lovers of natural beauty.

Furnish the wild country garden with white garden furniture, homemade decor completes the decor of the garden. Herbs, fruit and vegetables for your dinner at home – fresh food from your own garden. Eye-catcher and your favourite place in the garden will surely be the typical Swedish red garden house and the Finnish outdoor sauna.

Building a country house: costs & planning with prefabricated house

Due to the individuality, the construction of a country house also incurs higher costs than normal detached houses. Due to the remote location, the builder may also incur high development costs, as the connection to the public grid must first be established.

When building a house, the builder can choose between a prefabricated house and a solid house. Building a country house in the form of a prefabricated house promises you lower construction costs and a shorter time to move in. Despite this, there is still enough room for individualization and the typical rustic-romantic flair. A prefabricated house is usually built with natural, sustainable materials.

In addition to the costs arising from the construction itself, you should also never lose sight of additional costs such as insurance costs and maintenance costs. Especially white facade and wood on the exterior requires regular renovation and maintenance.

Our tip: It is best to seek the advice of an expert in planning before starting the building project and thus create your own country house according to your own ideas.

Vintage, Used Look, Shabby Chic: Find your interior style

You can design your furnishings as well as your house individually. Whether vintage style, shabby chic or used look, find your own style!

Furniture and accessories that look used or used have a particularly authentic effect here. Other characteristics are faded, peeling colors and rough surfaces.

Antiques and older furniture give the house a very special charm. Highlights such as terracotta dishes, old vases, rustic carpets and large mirrors complete the interior. You can set colourful accents very well with carpets and cushions.

Especially the maisonette apartment is something special: The name sounds elegant and appealing, but can the apartment meet your personal requirements? So that you can clarify this question, we have summarized a few basic facts, as well as advantages, disadvantages and Co. for you. This will make the selection of a new living environment much easier.

Maisonette apartment: meaning and international differences

As soon as you hear that the name comes from the French and means small house, you can directly imagine much more under the term maisonette. But still, caution is advised here, because what is called a maisonette outside of Germany does not always describe what we understand by it.

In our country, the word maisonette refers to apartments that have two floors connected by a staircase open in the room, giving a little more space to furnish and live. In France, for example, any medium-sized housing unit can be called a maisonette.

The British understanding of maisonette is much closer to what would be called maisonette in Germany, but above all, a maisonette apartment in the United Kingdom is characterized by a separate entrance. For example, if the apartment is located above a shop, the maisonette apartment definitely has an entrance that is located next to the shop.

So if you are looking for an apartment abroad or for a holiday home, be aware that your understanding of maisonette might differ from what the ad means.

Tip. Are you interested in real estate and investments in general? Then take a look at our Real Estate XXL Guide, in which topics such as houses, apartments, buying and selling are explained in an understandable way.

What is a maisonette?

Many people dream of living in a maisonette apartment. What that actually means and what you should be prepared for if you want to move into a maisonette apartment, you will find here. So let’s take a look at what exactly is meant by a maisonette apartment in Germany, so that you can get an idea of whether you might actually enjoy living in this type of apartment. In Germany, a maisonette apartment is an apartment that is arranged contiguously on at least two floors of a building. It can be located on either the lower or upper floors of a building. In most cases, however, a maisonette apartment comprises the attic and the floor below. The second floor of a maisonette apartment can also be designed as an open gallery, as well as a comprehensive floor.

Features of duplex or gallery apartments

Maisonette apartments are also known under the name gallery apartment or, especially in modern architecture more and more often, as duplex apartment. Just the term gallery apartment gives a lot of information about what kind of architecture it is, because you get two floors, but the upper floor does not have to be a full room and often is not.

Room layout of a maisonette apartment: semi-floors and galeries

Now to the core of what sets a duplex apartment apart from other options: the layout of the floors. As already teased, a duplex apartment is characterized by the fact that it does not remain only on one floor, but that two floors are connected by an open staircase, often located in the edge of the room.

The upper floor can form its own full floor. In most cases, however, it is rather a gallery or even a mezzanine, which extends the high space and provides additional living space.

Source: duplex apartment (Lukinski.de)

Advantages & disadvantages of maisonettes: space, furnishings & co.

Due to the architecture of the apartment form some advantages and disadvantages. What is particularly interesting is that some of the positive aspects can have negative side effects at the same time. For example, many people appreciate maisonettes because they are so open. However, heating an open space can lead to an unexpectedly high utility bill.

For example, if free-standing stairs are something that you personally find aesthetically pleasing, then maisonettes will definitely appeal to you, but stairs also limit the accessibility of an apartment at the same time.

Many people like apartments in the attic particularly well, but living in the attic can also bring disadvantages with it, so it is particularly warm in the summer under the roof and roof slopes restrict you in the arrangement.

Advantages of the maisonette

The fact that you have landed on this page indicates that you are probably looking for a rental apartment or are about to buy your first apartment. In any case, maisonettes offer the feeling of a home. Friends of the apartment form often bring up these aspects when you are in the decision phase:

Optimal use of space

Open room design

For whom are maisonettes suitable?

In terms of price, duplex apartments are in the mid-price range. They are not quite as expensive as a loft, for example, but can also be somewhat more expensive depending on the size. For this reason, it is important to compare prices and, above all, to find out about the rent index in the desired city or district.

Couples: Living as a couple

For two, maisonettes are really super just when you are a bit more familiar with each other, as it can be difficult to get out of each other’s way from time to time. The reason for this is that the open design occasionally offers a little privacy between the individual rooms. However, that’s not to say that you can’t create this with simple installations, if you like to get a bit creative when it comes to interior design a maisonette is just the solution for you.

Singles: Enough space for one person

We’re going to go out on a limb and say that maisonettes are the ideal place for singles. You have more living space than you get with many other housing solutions. Apartments with a gallery, even if they have been around for a while, often still look very modern. But be careful: in old buildings, the ancillary costs of an open living solution can quickly skyrocket and that would be a really rude awakening.

Furnishing maisonettes: Practical tips and tricks

From the advantages of the apartments it already follows that this type of living environment gives the freedom to play very nicely with certain things. For example, the open spaces give the possibility to accommodate larger pieces of furniture without them being overwhelming.

Making the most of stairs: Storage space, plants and co.

In addition, the space under the free staircases can be put to very special use, here you can either do it yourself and build your own shelves, a cupboard or other furnishings that do not leave the space unused.

In addition, the banisters of the stairs can be decorated in their own unique way. Here plants can come into play to give the new home a bit of green. Alternatively, things can be hung from the stairs and so, for example, storage space can be created under this, which is not directly discovered by guests and also you yourself is not a thorn in the eye.

Acoustics: noise insulation in large open living spaces

A very big drawback that maisonettes bring is that it creates a large open space for sound. This is not always in the interest of the residents. That’s why we’ve found a few practical ways to help you create a more pleasant room sound in a maisonette apartment, without much effort. It should be said, however, that not every solution works everywhere, so pay attention to your lease or consult with experts.

Noise absorber

(Elastic) floor coverings

High pile carpets

Ceiling rugs

Seal doors

Wood furnishings

Soft materials (curtains, cushions, carpets, etc.)

Heating: Keeping open living spaces, such as maisonettes, warm

We have already warned you about the surprise service charges that can await you in duplex apartments. However, we do not want to leave you without tips on how you can avoid this rude awakening and enjoy your new apartment to the fullest. For this reason, we have collected ideas for you that keep your home warm and cozy even in winter by storing heat or keeping it in the room.

Curtains

Here we would like to answer the following question: What exactly is a loft? During the 40’s lofts first appeared in large cities such as New York. This involved converting old warehouses and factories into living space in order to live inexpensively. This definition has nothing to do with what a loft means today. Nowadays lofts are highly sought after, exclusive and very expensive. Nowadays, old industrial buildings continue to be converted, but new buildings are also being built in the loft style. If you want to know more about the advantages and disadvantages or tips about this type of architecture, then you are at the right place.

Loft apartment: What actually is a loft?

A loft apartment has its own unique charm. Knowing that this was an old industrial building makes you appreciate the historical background of the building even more. Not sure if this type of apartment is right for you? Here you can find out the most important facts and features of a loft and decide if it suits you.

Tip! Are you about to buy your first own apartment? Then take a look at our comprehensive article on the subject of buying an apartment. Here, topics such as the process, costs or advantages and disadvantages of buying an apartment are explained.

Are you looking for the right apartment? Here you’ll find definitions, meanings and lots of information on penthouses, granny flats, apartments & co.: Apartment types from A-Z

Important features of a loft: walls and floors with character

First of all, you should know by now that lofts were created from old industrial buildings. In most cases, the loft is not on the ground, offers one to two floors and is a large open space. Typical features are for example floors and ceilings made of concrete, as well as brick or unplastered walls, which already give character to the initially empty space. It is also not uncommon to see openly laid pipes. Imagine a loft like a blank sheet of paper, which you can design and convert as you wish.

Room layout: one room with many possibilities

Because lofts are former factory premises, there is usually only one large and spacious room, rather than several small ones. In addition, this type of construction offers very high ceilings and large window fronts. So you always have plenty of daylight to fill the large space, which makes your apartment feel open and friendly. You also have the possibility to arrange the rooms yourself and to furnish your loft according to your wishes and needs. For example, use high cupboards or shelves to create a specific room layout. This type of architecture offers you the chance to live out your creativity.

Advantages & disadvantages of a loft: free space, flooded with light etc.

Before deciding to buy or rent an apartment, you should find out about the particular type of apartment and consider for yourself whether you could live in it. Especially a loft apartment offers many advantages, but also some disadvantages. For sure, this type of architecture is not for everyone and for that we have compiled a list of the most important facts about lofts for you. Get smart and see for yourself if you could imagine living in such an apartment.

Advantages: a lot of freedom and opportunity for development

Lots of free space and an open ambience. These are probably the biggest advantages of a loft apartment. Especially for young adults, this can be the perfect place to live. It’s not uncommon to create a combination of work and personal life by dividing your apartment accordingly. So, you would have the option of designing your loft in such a way that you demarcate one private area and receive business partners or clients in the other. Due to the extravagant ambience and the charm of the listed building, you can create the perfect space for a variety of purposes. Be creative, flexible and have the possibility to design your loft according to your requirements.

Very much free space

Extravagant ambience, flexible design

Historical background, mostly listed buildings

Combination of professional and private life

Disadvantages: high price, a lot of gathering and little privacy

Despite the many advantages and the free space that you get in a loft, there are also some disadvantages that you have to consider. For example, you have to consider that many lofts are already very old and unkempt and therefore in need of renovation. If this is not the case and they are in top condition, the price is usually very high. In addition, one should take into account that there may be high additional costs. Since this type of construction usually only has one large room with high walls, it takes a long time to heat it and the brick walls make the apartment less insulated. Finally, you must always take into account that especially if you do not live alone, retreat and privacy is rather difficult.

High ancillary costs, difficult to heat

Little retreat, no privacy

Loft Apartment: For whom is a loft suitable?

Loft apartments, while usually highly sought after, are certainly not for everyone. By being a large, open space, there is little room to retreat, which could be difficult if you have a family of several. Still, this type of architecture would suit a variety of people. We’ve listed a few groups here that would certainly think highly of the extravagant ambiance and could do a lot with it.

Company – space for exchange

You don’t have to use a loft just as a living space. During the last years it has become more and more attractive for companies to rent a loft apartment as office space. You have the possibility to work in an open atmosphere and to live out your creativity. There is less and less emphasis on a sterile, segregated office atmosphere, but rather the focus is on collaboration and, above all, quick exchange. The building structure of a loft also offers charm and is modern, which is particularly in demand with young companies or start-ups.

Yuppies – young, successful adults

Especially for singles or single people a loft is perfect. The target group here is young, successful adults who can afford this kind of apartment. If you have this option, everything is open to you with this type of construction. You have the possibility to give free rein to your creativity, you can create and design rooms and live freely. Since you live alone, you don’t need a specific retreat and even if you receive visitors, the atmosphere is open and friendly due to the architecture. It is also very popular to combine the professional with the private space, for example by changing your furnishings to create a place for customers or business partners.

Seniors – functional and creative

Lofts would also be ideal for retirees to live in. Because there is only one large room, it is at ground level and there are no stairs. So it is extremely practical, because you can reach every room quickly and everything is designed barrier-free. In addition, the large, free space also offers space for new hobbies, as you can give free rein to your creativity and so, in his later years well passes the time.

What you should consider before buying/renting a loft space

Especially with older buildings, you should do thorough research before buying or renting. Something unexpected could always come up and to avoid that, you have to consider a few things. We took the trouble for you and did some research. Here you will find the most important points that you should consider before buying.

In addition to the location and condition of the property, factors such as the process or costs must also be clarified before the purchase. You can find more information on this in our article on the subject of buying an apartment.

Surroundings & location – no city centre, but outskirts of town

You should definitely find out beforehand where your loft apartment is and whether the infrastructure is sufficient for your needs. The old warehouse or industrial buildings are usually not located in the city center, but rather on the outskirts in industrial areas. Of course, it’s not uncommon that trains or buses don’t run every hour. So think about whether such a location would be suitable for you and whether you need to be connected to public transport. If you have a car, you will usually have no problem finding a parking space or getting to the motorway quickly.

Need for renovation – you have to get creative

Another important point is to check the need for renovation of your loft. As you already know, it’s not uncommon for old industrial buildings to be run down and unkempt. Therefore, we recommend you to consult an expert to avoid unnecessary costs. Have the apartment inspected beforehand and compile a list of the costs still to be incurred. Then you can decide for yourself whether the purchase plus the renovation fit into your budget. With the right planning, nothing can go wrong.

You should also look at the walls and insulation. Most lofts have brick walls, which are not well insulated. This is also an important point to avoid higher utility costs. So check this and make the necessary improvements.

How do you furnish a loft? Tips for furnishing & Co.

When you choose a loft, there are no limits to your creativity. Mix between modern and vintage and design your space as you see fit. Take advantage of the generous daylight that is given to you due to the window fronts. Create your own room layout with cabinets, shelves or curtains and keep the charm of the old building by highlighting certain industrial elements. Use your freedom and go wild. Feel free to check out our interior items from Rolf Benz or B&B Italia. The furniture would fit perfectly in a loft.

We inform you about everything you need to know about the apartments and help you find the right type of apartment for your next or even first own apartment.

Apartment: Features and What is actually an apartment?

Looking for your first own apartment? How about an apartment? But what exactly is defined as an apartment? An apartment is a small flat with only one or at most one and a half rooms. The modern small apartment usually has high-quality furnishings. The word apartment is also used as a synonym for a holiday home.

Apartments are also available as fully furnished apartments. This type of apartment is mostly used for properties that are advertised for interim rent. An ideal solution for people who only need an apartment for a fixed period of time. Furniture and equipment can be taken over by the owner or landlord for a fixed price in the rent.

Are you looking for the right apartment? Here you’ll find definitions, meanings and lots of information on penthouses, granny flats, apartments & co.: Apartment <hiddenlink href="https://fivmagazine.de/wohnungstypen-wohnungsarten-ueberblick-wohnungen/" data-type="post" data-origin="de" data-origin-url="/?p=105539">types</hiddenlink> from A-Z

Room layout: bedroom and living room in one

Typically, the apartment apartment consists of 1-1.5 rooms. Most often, the apartment has a maximum living space of 50 square meters. However, more luxurious, expensive properties can also have a living area of up to 100 square meters.

There are different sub-types of apartments. The single apartment, for example, is a traditional one-bedroom apartment where the living room and bedroom are in the same room. Whether in a separate room or as a built-in kitchenette in the bedroom or living area, you can also set up a great kitchen for cooking in a small apartment. The bathroom is located in a separate room.

Similar to the Single Apartment is the Studio Apartment. Sleeping and living area are also located in one room. The kitchen can be installed in the form of a compact kitchenette in the living room. In many studio apartments, however, a kitchen is used by several residents as a common kitchen. You will also find a bathtub or shower in a separate room.

Pros and cons: Is an apartment right for you?

Apartments offer both advantages and disadvantages to their users and owners. We show you the positive and negative aspects of this type of apartment. Find out what you need to consider in an apartment and whether an apartment would be the right choice for you.

Advantages: Low costs and furnished apartment for temporary living

The biggest advantage are the low housing costs, the service charges are in a manageable range. You are only looking for a temporary apartment? In big cities furnished apartments are often offered, the ideal solution for students who need to spend a few months in another city. Few square meters don’t have to be a disadvantage! Even smaller rooms can be furnished nicely and stylishly, but you don’t have to buy so much furniture to make your apartment look complete.

Favourable rental or purchase price

Manageable costs

Temporary accommodation (if necessary also furnished)

Only one room needs to be furnished

Lends itself well to the intermediate rent

Disadvantages: Only suitable for those living alone & no private garden

The most obvious disadvantage of an apartment is the size. The small apartment offers only enough space for one person and is therefore not suitable for couples or families. Despite the small size, apartments are very popular, which is why there is a high demand. This may mean that you have to look for a long time before you can get an appointment and finally find an apartment for you. For many young people, an apartment is their first home. A particular challenge here is taking responsibility for your own apartment and your new independent life. Since most apartments do not have a garden, balcony or terrace, this is probably a minus point for all those who like to have their own little spot in the fresh air.

Little space

Who is an apartment suitable for: Apartment for singles, students & seniors

Due to their small size, apartments are especially suitable for people without a partner. A small apartment is also perfect for low-income earners such as pensioners or students who would like to have accommodation in the big city. A type of apartment that is suitable from young to old.

Singles: (first) own four walls – a small home away from home

In big cities, one-room apartments are significantly larger than 2-room or multi-room apartments. For young singles who are working or studying and therefore hardly spend any time at home, a one-bedroom apartment would therefore be ideal. The money saved can be used for leisure activities, or saved for a more expensive property in the future.

Students: Perfect alternative to WG room & student dormitory

Especially for students, who usually only receive income through a part-time job, through support from parents or through Bafög, it is particularly important to find a cheap place to live. If you don’t want to move into a shared room with others and can’t find a place in a student hall of residence, a small apartment is just the thing for you. An apartment of your own offers young students, but also trainees, a greater degree of privacy. However, you have to bear much more responsibility and act much more independently.

Seniors: Back to the big city – small apartment in the heart of the city

Many seniors who previously lived in the suburbs are moving back to the big city at an advanced age. In most cases, the reason for this is the better infrastructure. Having shops, specialists and pharmacies close to one’s own apartment is a real criterion for many. However, it must be ensured that the apartment is barrier-free. In the best case, an apartment on the ground floor is chosen. For seniors without a partner, a one-room apartment is ideal.

Apartments are particularly often found in apartment buildings. The size can vary greatly, from three or four to 50 residential units. A good example of this is a project in Berlin designed by the renowned Berlin architectural firm Graft, the Charlie Living Quarter.

Buy or rent? Your options with an apartment

You have decided to buy an apartment, but you don’t know yet if you should buy or rent it? Most of the residents of an apartment rent it only because they use it as a temporary solution. Students and trainees, for example, rent the apartment only to move close to the university or training center and return home after these years. Another point for young professionals is that they later want to buy an apartment together with their partner or start a family.

Mostly only modernised apartments with luxurious furnishings are purchased. These are predominantly located in popular city districts and are among the more expensive properties. However, these are a good investment, as the rental yield is often higher than for condominiums, which are larger in area.

Furnishing: Bright furniture, functional equipment & Co.

Even small apartments can be made beautiful and inviting with the right furniture and decorations. Light-coloured furniture and walls make your living space look bigger. But it’s best to draw a plan of the limited space beforehand and go for functional furniture such as sofa beds or height-adjustable tables.
Here’s what you should consider before buying/renting an old building

Whether you’re buying or renting, it’s always a good idea to find out exactly what the building type is so you’re prepared for anything. Especially with older buildings, there are some points that you should consider. We present you here the most important things, so that you can clarify everything in advance and no unexpected costs hit you.

Please also have a look at our article on the procedure, costs and advantages and disadvantages of buying an apartment!

What to consider when buying

First of all, you should inform yourself about the structural condition of your apartment. Especially in old buildings, there are some things that have not been modernised or that require special attention. Before buying, it’s best to find a specialist who can support you and give you an insight into the possible renovation work. For example, it could be that the exterior siding is damaged, causing moisture and mold to enter the home. In addition, it could be that the statics need to be repaired to ensure stability or that repair work needs to be done. So get help and then nothing can really go wrong.

Structural condition?

Statics

Possible repair work?

Renting an old apartment: What to consider?

Even if you decide to only rent an old building, you should also consider a few things. If there is anything that needs to be renovated in your future apartment, you should definitely discuss this with the landlord beforehand and have it stipulated in writing. This will protect you from being stuck with unexpected costs later on and from being held responsible for any damage. You should also always discuss any changes with your landlord. So if you want to change something in your apartment beyond decoration, clarify everything in advance, because it could be that you are required to return the apartment in its original condition.

Record renovations in writing

Agree changes with landlord

Heating systems in old buildings: heating, insulation & co.

In old apartments, it’s not always easy to have the right temperature and still not get a heating bill that’s too high. Especially since there is a lot of emphasis on climate friendliness these days. If the temperature is too low, mold could form, if it is too high, the climate will be more stressed. Here we’ll tell you a few useful tricks to keep your utility bill as low as possible.

Time switch on the heater

It would be best if the heating is turned off about an hour before you go to bed and turned on again an hour before you wake up. This way you don’t waste money unnecessarily during the night and still wake up in a warm environment.

Temperature difference between rooms

You should not have too high a room temperature in rooms that you use less. Instead, you can set it higher in the rooms that you use often, because this also keeps your utility costs lower. However, always make sure to close the doors between the rooms, otherwise the warm air will escape, for example.

Do not place furniture in front of the radiator

In order for the heat to be ideally distributed in the room, you should not place any furniture or objects in front of the heater. It would also make sense to keep a small distance between your furniture and the wall, so that the outer wall does not cool down too much.

Furnishing an old apartment: Furnishing tips for your apartment

With an old building you have many possibilities to let your imagination run wild. Especially popular is the style mix of quaint, vintage furniture and a modern, personal touch. Especially the characteristic construction method offers a lot of leeway and more freedom in the old building.

Furnishings: vintage, modern or a mix of styles?

Here you have the choice of going more in the modern direction, keeping the old building charm or mixing the two styles. The only thing to keep in mind is that you want to incorporate the whole room. For example, we would recommend a large bookshelf that goes all the way to the ceiling to create storage space. Also, long hanging lamps fit very well in the rooms to fill everything with light. Take a look at our interior articles from Dior Maison or Boca Do Lobo. You’re sure to find the right ideas there.
