Dominik Hüther: Basically, I have to say that Ludwigshafen is greatly underestimated. Often, people hear that the city isn’t that beautiful, and it’s even referred to as Gotham City (the city of Batman).

But if you take a closer look at Ludwigshafen, it consists of many neighborhoods and BASF only plays a small role. Neighborhoods like Lu Mitte, Lu Süd, Lu Nord/Hemshof, West, Friesenheim, Oppau, Edigheim and Pfingstweide, Gartenstadt, Mundenheim or Oggersheim, Rheingönheim, Maudach and Ruchheim.

Many neighborhoods, such as Ruchheim, even have a real village character.

In addition, Ludwigshafen is really optimally located, you are super fast on the motorway, in about 15 minutes in Mannheim. Cities like Karlsruhe, Speyer, Mainz, Landau, Frankfurt are also only 15-40 minutes drive away. Wine festivals in Bad Dürkheim, Neustadt an der Weinstraße are also available and thus really cover every preference.

Where can you live so centrally today, with village character in some areas depending on the district and have so many strong cities around you? Ludwigshafen is really worth recommending, therefore more and more people from the mentioned neighboring cities are moving to Ludwigshafen.

In conclusion, all districts have a future.

If you’re looking for a village character in the city, my recommendation is Ruchheim. If you want to live in a very modern area with a certain type of residents, clearly Ludwigshafen Süd along the famous Hannelore Kohl Promenade. Directly on the Rhine with a boat dock and many very modern luxury buildings.

Development of the real estate market: Existing instead of new buildings

FIV: Renting is a big topic throughout Germany. How has the real estate market and rental prices in Ludwigshafen am Rhein developed in recent years and how will they develop in the future?

Dominik Hüther: The trend regarding rental prices in Ludwigshafen will continue to rise. I have observed this for the last few years and it will continue in the future as well. However, one must also differentiate here: new buildings are significantly more expensive than existing properties that have already been around for several decades. Nevertheless, in all districts, an increase of at least 10 – 30% can be observed.

Recommendations for beginners: Rent or Buy?

FIV: In Germany, more is rented than bought. What would you recommend to a young couple or even a single person, to rent or buy in Ludwigshafen am Rhein?

Dominik Hüther: Each person has to decide for themselves, many do not want to buy real estate due to the very high loans and the fear of debt… in that case, I would recommend staying with renting.

Although I can only recommend buying an apartment, as the interest rates at the bank are still very low, which makes this no problem. Here, you should not look at the high purchase sum, but rather see it as an investment in the future.

What many do not know is that if you live in a purchased property for three years, you can sell it again without paying capital gains tax.

That is why many young couples buy an apartment, such as the young couple from Ludwigshafen Süd, who bought a condominium for 250,000€ there about three years ago and now sold it exactly three years later for 370,000€.

This results in a profit of almost 120,000€ in just three years (minus the early loan repayment).

So don’t wait too long and invest, because it will not get cheaper anymore.

Buy your first condominium in the city

FIV: Anyone who rents in Ludwigshafen am Rhein is relatively flexible and can move if needed. Anyone who buys real estate, whether a single-family home or a condominium, is at least bound to the property in the long term through the loan or financing. What are typical mistakes made by first-time buyers from your experience as a real estate agent and how can these be avoided?

Dominik Hüther: Good preparation, that means finding a trusted financial advisor in advance who can support you with the financing.

Carefully checking all documents, organizing or having missing documents prepared (e.g., land register). Not cutting costs in the wrong areas, and getting an expert to look at any visible problems such as mold or dampness.

Set a personal & realistic budget and stick to it.

Hire a real estate agent who is always by your side in every situation with advice and support and makes sure that mistakes are avoided. Serious real estate agents are members of real estate associations, for example IVD as well as Dominik Hüther Immobilien.

Dominik Hüther: In general, Ludwigshafen is a very good location for real estate investment. All neighborhoods of Ludwigshafen have their pros & cons, the decisive factors are always the purchase price, the interest rates regarding the loan taken, the achievable rent and the return that can be achieved here.

In the neighborhoods Ludwigshafen Süd / Gartenstadt / Ruchheim I would clearly recommend an investment purchase.

For me, the most future opportunities lie in the neighborhood Ludwigshafen Hemshof, here you can still get relatively large apartments at relatively low prices.

Real Estate with Future Potential: Existing Properties for Return

FIV: Which type of property do you think has a future in Ludwigshafen am Rhein, in what should one invest? Small, large, existing, new construction?

Dominik Hüther: Again, it depends on the purchase price and which type of property suits you personally and with which you can identify more easily.

My recommendation are existing properties, as these are cheaper to buy and can generate higher rental yields through small renovations.

Small apartments 30-60 sqm / 2-3 rooms with a balcony, ideally with a parking space. Marriages no longer last as long as before, and retirees are moving again from the countryside into city centers where their specialists are located. More and more companies are relocating their headquarters to city centers, thereby increasing the number of commuters.

Selling a property: Property valuation

FIV: Die typischen Fehler Kauf einer Immobilie hatten Sie genannt. Viele kaufen, manche wollen aber auch verkaufen. Welche Tipps können Sie als erfahrener Makler in Ludwigshafen am Rhein denen geben, die zum ersten Mal eine Immobilie verkaufen? Was sind die ersten Schritte und wie verkauft man eine Immobilie in Ludwigshafen am Rhein erfolgreich?
