FIV: Before we delve into Karlsruhe and its real estate market and your recommendations for tenants and buyers, we would like to learn a bit more about your agency Helble & Richter. Could you briefly summarize for our readers what your agency does and what you specialize in?
Frauke Helble: We have been active on the Karlsruhe real estate market for nearly 20 years and have a large network. Primarily, we mediate residential and commercial properties in Karlsruhe and its surroundings. It is particularly worth mentioning that we are a purely female-run agency. We place great value on details, our presentation of ourselves and our properties, and work closely with our clients.

FIV: Which real estate do you as a realtor in Karlsruhe personally like to mediate the most?
Frauke Helble: Definitely beautiful old buildings. I love the charm of old buildings and am always fascinated by what can be done with them.

FIV: Neighborhoods for singles, families & co. – For those who don’t live in Karlsruhe yet and want to move there, which neighborhoods have future? Where should one move to in Karlsruhe if they want to live beautifully?
Frauke Helble: We have our office in the Karlsruhe Westside. Here, especially lovers of old buildings will find their money’s worth. In addition, the Southwest City and also parts of the Eastside are extremely attractive. Those who don’t want to live quite so city-center can certainly find their dream property in Beiertheim, Bulach, Daxlanden, Durlach and Rüppurr.

FIV: Renting is a big topic throughout Germany. How has the real estate market and rental prices in Karlsruhe developed in recent years and how will they develop in the future?
Frauke Helble: In Karlsruhe, like in all big cities, we have experienced a significant increase in rental prices. Although the current laws somewhat counteract this, they cannot prevent further increases. Additional costs will also remain a major issue in the future. I see a particular problem here, especially for low-income earners.
Buy or Rent in Karlsruhe?
FIV: In Germany, more is rented than bought. What would you recommend to a young couple or even a single person, to rent or buy in Karlsruhe?
Frauke Helble: Definitely buy, the earlier you buy, the better. In the future, prices and of course also interest rates will not develop downwards.

FIV: Those who rent in Karlsruhe are relatively flexible and can move if needed. Those who buy a property, whether a single-family home or a condominium, are at least bound to the property in the long term due to the loan or financing. What are typical mistakes made by first-time buyers from your experience as a real estate agent and how can these be avoided?
Frauke Helble: In general, buying a property is a long-term investment. When planning, one should consider how long the intended period of use is and possibly align this with the loan term. Alternatively, there is usually the option to rent out the property should spatial needs change.
Land transfer tax and purchase ancillary costs
FIV: The purchase price of a property is one thing, but what additional costs and taxes do buyers in Karlsruhe have to consider?
Frauke Helble: With every purchase, a land transfer tax applies – currently 5% of the purchase price in Baden-Württemberg. This can vary from federal state to federal state. In addition, there are purchase additional costs of about 2% for notary and land register fees. If the property is purchased through a real estate agent, the commission of usually 3% plus VAT also applies. Smaller items may be added in individual cases.

Where do you see the most future opportunities, in your expert opinion?
Frauke Helble: Here, you can’t really highlight any particular neighborhood. Depending on the property and tenant structure, all neighborhoods are suitable. Always an advantage is the connection to the tram.
Real Estate Investment Tips
FIV: Which type of real estate do you think has a future in Karlsruhe? In what should one invest? Small, large, existing, new construction?
Frauke Helble: New construction prices are currently very high – and they are on the rise.
Therefore, used properties are more suitable as an investment.
Selling a Property: Current Market Prices
FIV: One last question: You mentioned the typical mistakes when buying real estate. Many people buy, but some also want to sell. What tips can you give to those who are selling their first property? What are the first steps and how can one successfully sell a property in Karlsruhe?
Frauke Helble: The first step and one of the most important is to realistically assess the current market price. During the actual sale, the presentation plays a crucial role. Finally, the contract preparation and follow-up should be carefully considered and all special features of the property should be mentioned. In conclusion, I can say that professional knowledge and experience play a decisive role when selling any property.
