<p>Campwerk: Some campsites offer extra breakfast. This is a good alternative, if it should be too much for you to cook. But for a real camping experience you also need a camping stove. This can be a gas stove or a grill. Here you can prepare eggs, bacon but also vegetables. In addition, you should think of cereal, yogurt, fresh fruit, toast or rolls with different spreads. <p>Directly at the campsite, outdoor games such as Frisbee or ball games are especially good. But also in the surrounding area you can plan activities like hiking, biking, canoeing or swimming. Thereby the children get exercise and you can experience a little adventure together.</p>

Make sure the sunscreen provides a high level of protection against UV rays. Apply sunscreen liberally, about 30 minutes before you go out in the sun. <p>FIV: As a broker in Frankfurt, which properties do you personally prefer to broker?</p>
<p>Rainer M. Ballwanz: We prefer to broker properties where the price/performance ratio is right from the point of view of demand. In the case of new construction projects, there is also the requirement that the buildings integrate organically into the urban development through their architecture and quality and fulfill their responsibility for the public space.</p>
<h2>Popular districts with a future: Rents in Frankfurt</h2>
<p>FIV: Neighborhoods for Singles, Families &amp; Co. &#8211; For those who don&#8217;t live in Frankfurt yet and want to move to Frankfurt, which neighborhoods have a future? Where should you move to in Frankfurt if you want to live nicely?</p>
<p>Rainer M. Ballwanz: Frankfurt is rather small in terms of its geographic extent compared to other major German cities, so that actually all districts have a very good infrastructure and good connections to the core city.</p>
<h3>Property in Sachsenhausen, Bockenheim or Frankfurt Ostend?</h3>
<p>There are the established residential locations such as Westend, Nordend or Sachsenhausen, where it is somewhat more expensive, but fully satisfactory to live. Those who prefer more urbanity should look around in Bornheim, Bockenheim, for example. In addition to the Gallus and Gutleutviertel districts, Frankfurt&#8217;s Ostend district has been one of the most up-and-coming in recent years. If you are moving to Frankfurt with your family, you should definitely check out the new construction areas of Rebstock, Riedberg or the Lyon Quarter.</p>
<h2>Rent: Is it worth it? Frankfurt rents</h2>
<p>FIV: Rents are a big topic, all over Germany. How has the real estate market and rents in Frankfurt developed in recent years and how will they develop in the future?</p>
<p>Rainer M. Ballwanz: Supply and demand naturally also regulate rents in the city of Frankfurt, which has been growing demographically by around 5,000 to 10,000 residents for years. Residential rents are rising sustainably and are already at a high level when measured against the national average. For existing apartments, average rents of €11 to €13 per square meter can be expected, but for new buildings, depending on location and quality, rents range from €16 to €20 per square meter. If you want to live in one of the modern and exposed high-rises in a central location, you have to calculate a bit more.</p>

<p>Rainer M. Ballwanz: Due to the fact that the space reserves for new buildings in the Frankfurt urban area are very limited, it can be assumed that there will continue to be an undersupply on the market and that prices for rental apartments will therefore continue to rise.</p>
<p>We should learn that Frankfurt does not only consist of the actual city area, but that there are a large number of towns and surrounding communities directly adjacent and excellently connected, which &#8220;feel&#8221; as if they belong to the city of Frankfurt. These locations in Frankfurt-Rhine-Main, such as Bad Vilbel, Neu-Isenburg or Offenbach, certainly represent a good alternative for those looking for a home. And usually at a more favorable price level.</p>
<h2>Manageable risk for capital investors in Frankfurt</h2>
<p>FIV: In Germany, more people rent than buy. What would you recommend to a young couple or even a single person, renting or buying in Frankfurt?</p>
<p>Rainer M. Ballwanz: That depends on personal circumstances and financial feasibility. To answer this question, it always requires an individual consideration. Anyone who basically wants to invest in real estate, whether for personal use or as a capital investment, can do so quite safely with the right property in Frankfurt with a very manageable risk.</p>
<p>The probability of losing money on a residential property with an investment period greater than 10 years is rather unrealistic. Those who come to Frankfurt for work and know that they will probably only stay in the city for one to three years should rather look for a rental property that suits this current stage of life.</p>

<p>FIV: Anyone who rents in Frankfurt is relatively flexible and can move if necessary. Anyone who buys a property, whether a home or a condominium, is at least tied to the property for the long term by the loan or financing. What are typical first-time buyer mistakes from your experience as a real estate agent and how can you avoid them?</p>
<p>Rainer M. Ballwanz: The biggest mistake is to believe that real estate prices in the Rhine-Main region will fall again on a sustained basis. Assuming that the world remains more or less the same as we know it, prices will move sideways at most as a result of temporary external influences. It is unlikely to get any more favorable.</p>
<h3>Tip. Assess investment risk correctly</h3>
<p>Contrary to common practice, we recommend not only evaluating the current purchase price, which is often perceived as too high, when making an investment. In our opinion, it is more important to estimate the price that the property is likely to achieve at a later resale and with what probability. Only in this way can the buyer assess the risk or the possible success of his investment.</p>
<h3>Attention: Take a long-term view of construction interest rates</h3>
<p>Construction interest rates have been at a historically low level for some time, even though they are currently slowly starting to rise. This sometimes tempts potential buyers to underestimate the potentially significantly higher burden when the first fixed interest rate period expires. Financing should also fit the buyers&#8217; individual circumstances and life plans in the long term. We recommend seeking advice from independent financing experts in good time.</p>

<p>One big mistake is to believe that when buying a residential property, it is best to do everything yourself, without the expertise of a lawyer, financial broker or real estate agent, and thus save money. Digitalization has supposedly made the markets more transparent, at least on the supply side. We do not believe this and advise first-time buyers in particular to seek out trusted advisors who can provide expert guidance through the complex process of a purchase. The decision to buy a property is often rather emotionally driven. Assessing the expected value development, setting up individual financing or evaluating purchase contracts are certainly tasks for experts.</p>
<h3>In short &#8211; so what you should consider</h3>

<h2>Buying in Frankfurt: Factoring in ancillary costs</h2>
<p>FIV: The purchase price of a property is one thing, but what ancillary costs and taxes must buyers in Frankfurt expect?</p>
<p>Rainer M. Ballwanz: In Hesse, the purchase of real estate is subject to 6% land transfer tax, notary fees for the notarization of the purchase contract and, if applicable, the creation of a land charge, as well as fees for the land registry. If one adds the brokerage costs of up to 3.57% of the purchase price, which are to be paid in half by the buyer, for existing properties, ancillary purchase costs of 10 &#8211; 12% can arise.</p>
<p>However, the price trend for residential real estate in Frankfurt should also be taken into account here, which has risen by around 8% on average over the past 10 years for existing apartments and by around 9.5% for new apartments. This means that with a similar price development forecast for the coming years, the relatively high ancillary costs of acquisition would be compensated for relatively quickly.</p>

Is he prepared to take a certain speculative risk with perhaps a higher increase in value, or does he prefer to &#8220;sleep soundly&#8221; and go for a lower increase in value with the highest possible value stability at the same time? What time horizon is the buyer planning for his investment?</p>
<h3>Priority Safety: Investing Westend &#038; Nordend &#8211; Tip 2</h3>
<p>A large or metropolitan city like Frankfurt always develops from the inside out. Those who tend to seek security are excellently invested in the established locations close to the city center, such as the Westend or Nordend. The city center and the Ostend of Frankfurt have developed exceptionally positively in recent years and have the potential to remain quite exciting for capital investors in the future.</p>
<h3>District of Frankfurt with potential: Offenbach &#8211; Tip 3</h3>
<p>If you are a bit more of a visionary and have some time to spare, you should take a close look at Offenbach, which is separated from Frankfurt only by the Main River. We assume that Offenbach could be one of the biggest winners in the Rhine-Main region in the coming decades.</p>

<h3>Real estate trend: micro apartments, student rooms &#038; one-bedroom apartment</h3>
<p>Answer: Investing in residential real estate will generally be a good decision in Frankfurt for the foreseeable future. Those who want to diversify their risk and are not looking for self-interest should perhaps rather buy two small apartments instead of one large apartment.</p>
<h3>New construction, condominium or existing property?</h3>
<p>New construction has the advantage that the buildings are built to the current state of the art and building regulations and one does not have to expect any subsequent investments in the first few years. If the location of the property is more important to you, you will find a broader offer in existing apartments. When investing in existing properties, however, we recommend checking in advance whether the legal requirements to be expected in the medium term with regard to energy efficiency upgrades will be feasible in principle.</p>
<p>Last but not least: Prices for condominiums in exclusive high-rise buildings have developed disproportionately well in Frankfurt and also represent an exciting sub-segment of the investment market for the future.</p>
<h2>Selling real estate: Advisor for help</h2>
<p>Finally, one more question: You had mentioned the typical mistakes buying a property. Many buy, but some also want to sell. As an experienced real estate agent in Frankfurt, what tips can you give to those who are selling a property for the first time? What are the first steps and how do you successfuly sell a property in Frankfurt?</p>
<p>Answer: We recommend to the private seller of a property to take an expert advisor to the side, who understands the market/price mechanisms analytically and knows how to estimate the value of the property well-founded. Only in this way can the best possible price be realized in the time frame in which the seller would like to dispose of the proceeds.</p>

<h2>Marketing, Coach, Protagonist, Manager, Founder</h2>
<p>FIV. Hello dear Michael, thank you for taking the time to answer a few questions about yourself and your agency. Maybe you can tell our readers a little bit about yourself first. What has been your career so far and your professional successes? What did you study and why did you choose this industry?</p>
<p>Michael: I studied communications with a focus on marketing and communications and completed training as a business and life coach. I was able to gain leadership experience in the areas of marketing, sales and HR at an early stage and worked in various consumer goods industries, for which I am still grateful today. In addition, I have worked for various TV productions and broadcasters. From casting protagonists to casting presenters, there was a lot involved. During my time in advertising, I had a small online start-up on the side, which worked well, but unfortunately did not bring in any money &#8211; my first failure, so to speak. <em>laughs</em> I was able to gain further experience in the field of people and model management and I worked as an independent coach, while in 2013 I founded one of the first talent management agencies with partners, which also covered the digital component in the placement of advertising and talent. In 2020, we parted ways. With mf-mgmt I founded a new agency, which is still specialized in talent management, but has a completely new focus and different content.</p>

<h3>Model management: foundation, tips, experiences</h3>
<p>FIV: How did you get the idea to start your own business? Was there a specific moment or have you been thinking about starting your own business for a while?</p>
<p>Michael: I started working on the side very early on and tried different things on my own as well. But the decision is generally always based on my convictions. If I&#8217;m convinced of something, then I have to implement it and try it out. The content of the agency is the sum of my collected experiences and adventures. Both the positive and the negative.</p>
<p>FIV: You&#8217;ve had some experience and you&#8217;ve certainly had your ups and downs. What would you recommend to new people in the industry? Do you have any tips you can give us?</p>
<p>Michael: It&#8217;s important to stay true to yourself and not sell yourself. The more successful you become, the bigger the tasks and problems become and the harder it is to shape the internal structure in a way that suits everyone. But probably the most important tip is to always try to look at the values of those you work with. Ideally beforehand.</p>
<p>FIV: What was your greatest success so far? What do you always remember fondly and what are you particularly proud of?</p>
<p>Michael: Oha &#8230; Over the years there have certainly been a lot of different things that have been successful, but also a lot of things that have not been successful, of course. But I guess my answer is different than you&#8217;d expect: Over a period of time, I coached people who had different, deeper issues for free. It was very emotional, honest, and grateful (on both sides). I&#8217;m proud of that.</p>

<h2>Success or happiness?</h2>
<p>FIV: What is more important to you: professional success or happiness? What is your opinion on this?</p>
<p>Michael: My job makes me happy, so I don&#8217;t really have to ask myself that question. But since you&#8217;re asking it: happiness! Because I know that I live healthier when I am happy. Career success without being happy means &#8220;gut wrenching&#8221; and at worst, draws health consequences. Especially during my active coaching days, I&#8217;ve unfortunately witnessed the consequences all too often in others and it&#8217;s not worth it. It is even worse when ego and profile neuroses are added &#8230; Both often go hand in hand with the need to want to stand outwardly for professional success and to be recognized (in short &#8220;show&#8221;). From a lack of social competence to illnesses (physical or psychological), everything can be observed here as a consequence. In my opinion, no one can really want that and yet it happens frequently.</p>

<h2>Private life, hobbies &#038; conservation</h2>
<p>FIV: Do you have a professional role model? Is there a particular person you look up to or admire professionally?</p>
<p>Michael: I find some personalities exciting and respect them, but I would not speak of role models now. One of these personalities is, for example, the journalist Dirk Steffens. He is constantly campaigning for the protection of species, educating people and working to ensure that this absolutely important issue is enshrined in the German constitution. This because he has recognized that otherwise we will probably get far-reaching problems with food in the future due to our population density. Both for us and for future generations, honestly addressing this issue should be one of the most important tasks.</p>
<p>FIV: Your everyday life can certainly be stressful and quite busy. Do you still have time for your private life? What about hobbies?</p>
<p>Michael: I already work a lot, but I also make sure that I take time off and have time for myself. Admittedly &#8211; I spend more time with my job, but that&#8217;s okay. Because of the pandemic, I discovered kayaking on the Alster for myself last year. One of my best friends got me to order an inflatable kayak from Amazon. No sooner said than done, we had a lot of fun! I will be doing that again this year. Apart from that, I&#8217;m busy with, who would be surprised: species conservation.</p>
<p>FIV: We&#8217;d like to know a little more about you as a person. Tell us something about your daily routine. Do you have certain rituals? How do you relax after a stressful day?</p>
<p>Michael: I relax anti-cyclically. This means that I go running early in the morning, do sports and take enough time for a healthy, vegan breakfast with vitamins. Personally, I really can&#8217;t start the day any more relaxed than this. I have peace and fresh air in the morning. Body and mind get what they need and so I have enough power until late evening, sometimes even into the night.</p>

<h2>Body Positivity &#038; Self Love Tips</h2>
<p>FIV: Hey Elena I&#8217;m glad you found the time to do an interview with me. Looking at your Instagram feed, you seem to be very much into body positivity and are therefore a role model for many young people. Can you give us some tips on how to feel more comfortable in your body?</p>
<p>Elena: I think that everyone has to find out for themselves. Unfortunately there is no panacea. But it has always been helpful for me &#8211; should I not feel well with myself &#8211; to look at myself from a bird&#8217;s eye view. A body is also simply that. A body of flesh and blood that fortunately works great and does everything it&#8217;s supposed to! So to just take this huge weight off the whole topic of &#8220;perfect body&#8221;, that helps.</p>
<p>FIV: What has helped you feel more comfortable in your body the most &#8211; was it yoga, perhaps?</p>
<p>Elena: On the one hand the above described and on the other hand yoga has certainly helped me! Especially in times when it is particularly difficult for me to accept myself as I am. In the end, yoga is nothing more than a &#8220;moving meditation&#8221;, where you simply let go of everything you don&#8217;t need, just like those thoughts of self-criticism.</p>
<p>FIV: Yoga is a very relaxing sport and certainly good for the soul. Is there another sport you would like to try that is more the opposite of yoga?</p>
<p>Elena: I wanted to do a boxing course for a long time!</p>

<h2>Model everyday life: new projects &#038; identity crisis</h2>
<p>FIV: Besides the photo shoots and travelling, how does a day look like for you?</p>
<p>Elena: Well, since these two things are no longer an issue since Corona, I have very different and relaxed daily routines at the moment. I can set my own working hours and concentrate on what I would like to do beyond the whole online topic. So lots of time and energy for my own projects at the moment!</p>
<p>FIV: How do you find time for yourself at all?</p>
<p>Elena: Yes, a lot at the moment! I&#8217;m very grateful for that too. I&#8217;ve been overworking myself quite a bit the last few years and a lot of it just wasn&#8217;t necessary. Due to the &#8220;standstill&#8221; this year I only noticed how much I distracted myself from myself, my insecurities and my &#8220;identity wars&#8221; &#8211; by constantly travelling and jumping from peak to peak! In return, I finally got time to shed more light on these very things!</p>

<p>FIV: Not only are you a very open person on Instagram and talk about all kinds of topics, you also do that in your podcast &#8221; Tongue in Ear&#8221;.</p>
<p>How did you get the idea to do a podcast? And then with your dad Mathieu Carrière?</p>
<p>Elena: At the end of last year I first had the idea to have his biography written (he wouldn&#8217;t do it himself out of humility and I have neither the time nor the &#8220;know-how&#8221; unfortunately). Then I thought, you could start a kind of audio diary of him, where you talk to him about everything: his views, stories from the past, anecdotes etc. . He&#8217;s had such a colorful life (and still does!) that it&#8217;s incredibly important to me to capture it in his own words! And of course our age difference plays into our cards: he&#8217;s a whopping 46 years older than me, which means we cover generations that has really big gaps in between! That is exciting!</p>
<p>FIV: How do you come up with the topics for your podcast? Do you brainstorm together? Or does it all come rather spontaneously?</p>
<p>Elena: In the beginning we agreed on one topic per episode, but then we quickly realized that we jump so freely and confused in the topics that just touch us more, that it does not make so much sense! <p>There is no difference between Pomeranian and Zwergspitz. &#8220;Zwergspitz&#8221; is the German name. &#8220;Pomeranian&#8221; is the international or English name for the dog breed. If someone speaks of a Pomeranian, he always speaks of a Zwergspitz at the same time.</p>

<p>Basically, a Pomeranian is no different from any other puppy. Even though they are extremely small and cute, they are still small dogs. They need a lot of love from you, which means time and attention, regular eating, walking and a safe and warm place to sleep. Then there is the grooming.</p>
<p>In a nutshell:</p>

<li>Go walkies</li>
<li>Safe, warm place to sleep</li>
<li>Coat care</li>
</ol>
<p>Here&#8217;s another tip! Pomeranian puppies are really, really small dogs. Therefore, properly assess your strength and the strength of other dogs!</p>
<blockquote><p>Evaluate your strength when playing and on the leash correctly</p></blockquote>
<p>If your dog wears a harness, the danger is less, if he wears a collar, it is greater. Hectic movements from you, can quickly cause damage to the neck, or the cervical vertebrae in the little ones. Why? The neck and all the muscles are so delicate when puppies are Miniature Pointers that you must always be careful when playing and taking the dog out.</p>
<p>Also pay attention when you pull on the leash. Just like when playing, your movements should not be too frantic or forceful. The good thing is, once you have your Pomeranian puppy in hand, you can quickly gauge how much strength you can muster. Much more important then are strange, large dogs.</p>
<blockquote><p>Beware of big dogs</p></blockquote>
<p>Miniature spitz puppies are actually so small, you might think they are big guinea pigs. That&#8217;s exactly what some big dogs think! Even if they just want to play, their strength can be enough to snap the little puppies&#8217; necks. Just like with frantic movements, you should make sure your puppy is protected even with big dogs.</p>
<h3><b>How much does a Pomeranian cost?</b></h3>
<p>If you want to buy a Pomeranian, you have to calculate with costs of 1.800 to 2.500 Euro.</p>

<p>In addition to the purchase price, you will have to pay for basic equipment for your puppy, as well as the first visit to the vet and groomer.</p>
<p>The basic equipment for the little puppy costs about 80 euros. This already includes food, leash, harness, blanket, treats &#8211; everything you need for your beds in the first days. At the vet you will pay about 80 to 150 euros, depending on whether you still have to put the chip or give vaccinations. With good breeders everything is already done:</p>

They are very sweet, have a play instinct that is not too pronounced, as well as with the urge to move. If you were to rate the characteristics: Exercise, play drive, all 3 out of 5 stars. A super, little mix, not too hyper, not too calm.</p>
<blockquote><p>Miniature spitzes are absolute family dogs</p></blockquote>
<p>Also advantageous for children who themselves can not yet walk for miles, but would like to walk themselves. But also for us adults a comfortable advantage, especially if you live in the city and do not have direct access to long posts and meadows.</p>

<p>Leaving your Pomeranian alone takes practice! Your dog needs to learn and train, just like all other dogs. If you have a Pomeranian puppy, make sure from the beginning that he or she spends time alone, even for short periods of time. This way, your dog will quickly get used to being alone at times. So it&#8217;s best to start early after the first day.</p>
<p>As you can read in my article <a href="https://fivmagazine.com/buying-a-dog-puppy-moves-in-going-for-a-walk-staying-alone-co-your-first-week/" data-type="post" data-origin="de" data-origin-url="/?p=112607" data-id="123733">Pomeranian: The first week</a>, I started directly on the third day to leave her alone sometimes. First for a small time window of 20, 30 minutes, after about 10 days I have served this time out for me to an hour.</p>

<p>Your Pomeranian is a pack animal like other dogs, but also very independent! My tip at this point, don&#8217;t make a drama out of it, when you leave or come back your dog, treat it like a normal situation. This is the fastest way for your dog to get used to being downstairs, so it&#8217;s a normal thing.</p>

<p>Pomeranian puppies are very small, their shoulder height is usually only 12 to 15 cm. Grown up pomeranians are then about 20 to 30 cm tall. Thus they belong to the minis among the dogs.</p>

<p>Daily combing &#8211; Pomeranians are mainly made of fur, you will notice that very quickly! Therefore, your most important task is coat care. For you, that means daily combing ideally. If you have a puppy, you should make sure that he or she also has a lot of undercoat. You need to comb this out extra carefully. This will prevent the little puppy&#8217;s fur from matting.</p>
<p>Clean eyes &#8211; Your little puppy is on the move here and sniffs at many things, so sometimes small remnants get stuck in the fine eye hairs. You can remove these either with your hand, or one or two fingers, or with a soft, damp cloth. All this of course gently and carefully! Your dog will not like this at the beginning, but he or she has to get used to it, after all you only want the best for the little puppy!</p>
