Those who can afford it can purchase the first units at a price per square meter of 8,500 euros, albeit including built-in wardrobes and a kitchen. In the middle of Westfield Hamburg-Überseequartier, a newly created district of <a href="https://fivmagazine.com/hamburg-city-living-in-hafencity-between-luxury-and-lohsepark-and-the-elphilharmonie-concert-hall/" data-type="post" data-origin="de" data-origin-url="/?p=112140" data-id="123764">Hafencity Hamburg</a>, a new residential complex will grace the Hamburg skyline from 2023. Designed by architect Carsten Roth, the modern project is under the management of DC Developments. Already, the building is setting a new standard for modern urban living like no other. The interior of this architectural masterpiece is equipped with special highlights for the residents, of which Björn Dahler, the managing director of DC Developments, also known from our report on<a href="https://fivmagazine.com/the-crown-luxury-properties-hamburg-hafencity-condominiums-with-a-view-of-the-elbphilharmonie-new-construction/" data-type="post" data-origin="de" data-origin-url="/?p=112153" data-id="123762">&#8220;The Crown</a>&#8220;, tells us in an interview. <h2>Eleven Decks: Life next to the Elbe Philharmonic Hall</h2>
<p>Eleven Decks is a unique, new construction project that aims to create new impulses for living in Germany. Living and working are combined and linked by common community spaces. In addition to 18 penthouse apartments, green roof areas, as well as numerous recreational spaces, sports facilities and a spacious terrace, offer good networking among residents. Centrally located in Hamburg&#8217;s Überseequartier, which offers a great mix of culture, gastronomy and retail, Eleven Decks has more urbanity to offer than any other building in Germany.</p>
<h2>Interview with Björn Dahler: About highlights, interior design &#038; C0.</h2>
<p>What&#8217;s it like to live in the new Eleven Decks residential complex? Björn Dahler, Managing Director of DC Developments, answered a few questions about his latest construction project.</p>
<h3>The location in Hamburg: Westfield-Hamburg-Überseequartier</h3>
<p><strong>FIV</strong>: Living in Westfield-Hamburg-Überseequartier &#8211; Why did you choose this location in Hamburg? What makes this special place?</p>
<p><strong>Björn Dahler</strong>: The Westfield-Hamburg-Überseequartier is probably one of the most urban locations in Hamburg, if not in Germany. It is something special for us to create over 300 apartments at this location. That&#8217;s why, on the one hand, we want to be bold here and bring trends like community spaces, which have long been established in the U.S., for example, to our Hanseatic city. On the other hand, with the Eleven Decks project, we want to show that green living is also possible in the middle of a metropolis: with our total of around 4,600 square meters of green space (roof terraces, community space), we are creating oases of calm in the heart of HafenCity (currently Europe&#8217;s largest urban development project). The site is also a prime example of how the 15-minute city concept is lived out. Our neighborhood study, in which we surveyed 11,000 people, clearly shows that in addition to community and green spaces, quick accessibility is particularly important to Germans.</p>

<h3>Highlights: Co-working space, fitness rooms and co.</h3>
<p>Eleven Decks has a lot to offer its residents. In addition to fitness and yoga facilities, there are numerous leisure activities such as a clubbing area with an open kitchen, a bar and lounge, as well as a gaming room with a pool table and a large monitor to exchange ideas with the community. What Björn Dahler himself is particularly proud of, you can read here!</p>
<p><strong>FIV</strong>: There are many highlights in Eleven Decks, such as the co-working spaces or the fitness rooms, what are you particularly proud of? What sets the property apart from other urban buildings?</p>
<p class="xp1"><strong>Björn Dahler</strong>: The many green spaces and the community space on over 600 square meters are unique in Germany. With the aim of democratizing luxury to a certain extent, we have focused on 1- and 2-room apartments (from 39 square meters) in this project. These meet the highest standards in terms of furnishings and location, but are small in terms of floor space. The community space with clubbing area, outdoor kitchen, pool table or yoga room enlarges the living space of the residents. In spite of the small apartment, the 1-room resident can organize a meal in a large group or celebrate a birthday with friends.</p>

<h3>The naming: influence of the port</h3>
<p class="xp2"><b>FIV</b>: Your last project &#8220;The Crown Strandkai&#8221; next to the Elbphilharmonie, which we reported on, also has a special name. Why does your latest project bear the name &#8220;Eleven Decks&#8221;? To what extent is it related to the port or its construction method?</p>
<p class="xp2"><strong>Björn Dahler</strong>: The name comes from the way the building is constructed. Designed by Carsten Roth, by the way. Eleven decks = 11 floors &#8211; the ship&#8217;s bow look and terrace-like arrangement allow us to develop a total of 18 penthouses: each on top of the apartments, which are laid out around the inner courtyard. These have their own green roof terraces facing the Elbe River, up to 240 square meters in size. The exciting construction method also contributes to the fact that we have apartments with 39 different floor plans. There&#8217;s something for everyone.</p>

<p><b>FIV</b>: With three exclusive design lines, several brands are integrated in the unique building. Which designers did you rely on for the open and urban concept?</p>
<p class="xp2"><strong>Björn Dahler</strong>: The three styles named &#8220;GIO&#8221;, &#8220;CHIA&#8221; and &#8220;JET&#8221; were carefully developed by the designer duo PASCH Design. Armin Panahi and Randi Schumacher have also already created the design lines for The Crown Strandkai project.</p>
<p>The &#8220;GIO&#8221; style implemented in a one-room apartment- bright, light-flooded and calm colors create a pleasant oasis of well-being.</p>

<h2>Our experience at 25Hours The Circle: Check-In, Stay &#038; Co!</h2>
<p><span style="font-weight: 400;">Once arrived, it&#8217;s time for the check-in! It&#8217;s only a few minutes from the main train station to the hotel and suddenly you&#8217;re standing in front of it: A gigantic round building with over ten floors &#8211; the hotel is huge and is considered one of the tallest buildings in Cologne&#8217;s city centre. This also gives you a unique view, not only from your room, but also from the restaurant and the rooftop bar! Absolute eye-catcher: The small water ponds on the left and right at the entrance to the foyer.</span><span style="font-weight: 400;"> In a relaxed atmosphere, you can let the hotel take effect on your arrival: </span></p>

<p><span style="font-weight: 400;">What you should definitely see as a tourist is the Cologne Cathedral. If you arrive by train, you will find it right next to the main station. Especially the size of the cathedral, as well as its gothic architecture invite you to marvel. At the same time, you immediately ask yourself how something so big could have been built so early? After all, the cathedral is over 800 years old. Tip. If possible, visit the cathedral on weekdays and in the early hours, not in the afternoon or on weekends. Here, the city center is absolutely crowded. </span></p>

<h3>Walking along the Rhine: Chocolate Museum &#038; Rheinauhafen</h3>

Here you have the historic architecture, old merchant houses, restaurants, the many ships for tourists that dock here and of course highlights like the chocolate museum, the Rheinauhafen but also RTL, the TV station that everyone knows. </span><span style="font-weight: 400;">For example, from the main station you can walk perfectly over the cathedral to the chocolate museum and Rheinauhafen in the Südstadt. <h2>Conclusion: Two Days in 25 hours</h2>
<p><span style="font-weight: 400;">I was in Cologne just to plan the new Fashion Week dates but, I experienced so much more! From shopping in the city center to a short trip to the cathedral to a walk along the Rhine &#8211; Cologne has so much to offer. And with the 25Hours Hotel, I had the perfect place to stay. The staff was very accommodating, the architecture and interior design unique and the rooms clean, aesthetic and spacious. Not to mention probably the most photographed elevator on Instagram! Whether it&#8217;s a business trip or a holiday with the family &#8211; the 25Hours meets all requirements. </span></p>

<p>We all know it: the day at the office was long, the hour-long train ride tiring and the suitcase heavy. It was also easy to get here, both by car and by public transport.</p>

<h2>Our experience at Ruby Ella: Arrival, stay &#038; Co!</h2>
<p>Even the first view of the property is convincing. The building was designed by architect Christoph Ingenhoven. The absolute eye-catchers here are the almost 100 trees and shrubs, which are planted offset on the façade of the hotel, as well as on the roof &#8211; a concept by landscape designer Enzo Enea.</p>

<h3>Stunning design: sustainability meets entertainment</h3>
<p>As soon as you arrive in the reception hall, you are immersed in the world of late night entertainment &#8211; trendy café, cosy bar and modern self-check in included. While the neon signs and cosy vintage furniture are reminiscent of the nostalgic charm of the late-night shows of the 90s, the high ceilings and concrete walls give the hotel an urban charm in a class of its own.</p>

<h3>Self Check-In: How it works</h3>
<p>I was especially impressed by the self check-in. After I was greeted in a friendly manner, I only had to leave my contact details (with the most modern touch screen of course). Since I did not use a daily room cleaning, I was also directly issued a voucher for a free drink at the bar and printed my room card. And all this in only 2 minutes. In short queries, the young ladies and gentlemen of the hotel staff were always with advice and smile on the lips to the side.</p>

<p>By the way: Just as unproblematic was my check-out later. Simply throw the card in the box provided for this at the reception and the journey home can start.</p>

<p>Once checked in, I went straight to the fourth floor. If you want to enter the colorful world à la &#8216;Ruby goes Late Night&#8217;, you can choose between five room categories.</p>

<p>The rooms also have a great feel-good factor &#8211; they are furnished in typical Ruby Ella style: cosy, urban and yet with a touch of vintage. The windows are large and allow you to wake up to sunshine in the morning. The walls are painted in bright white and the floor is made of solid oak. Absolute eye-catchers here are not only the respective design highlights above the bed, but also the glass rain shower in the middle of the room.</p>

<h2>KU64 Dental Clinic &#038; KU65 Kids Club: Dental clinic with design</h2>
<p>The projects &#8220;KU64 Dental Clinic&#8221; (2005) and &#8220;Ku65 Kids Club&#8221; (2011) were both commissioned by the dentist Dr. med. dent. Stephan Ziegler by the architectural office Graft. The aim was to turn the dental practice, which has mainly negative associations, into a real world of experience that would make the patient&#8217;s visit as pleasant as possible. The goal was clear: away from the clinical and hygienic state of emergency, towards positive associations of well-being and relaxation. The fear of the dentist should be forgotten, associations of a visit to the beach should be evoked.</p>

<p>The dental practice of dentist Stephan Ziegler is located in the center of Berlin, directly on Kurfürstendamm in the Wilmersdorf district. The central location and the unique design make the practice a patient favorite, and especially children get their money&#8217;s worth here. The connection to public transport is optimal due to the central location.</p>

<h3>KU64 Dental Clinic: Dental practice with comfort and attention like in a spa</h3>
<p>The concept for the design and architecture of the KU64 Dental Clinic was to represent a radical, new type of the usual dental practice. Shades of yellow, red and orange, as well as the implied dune landscape, are intended to create a space that makes the visitor feel as if they are visiting a beach. The floor curves up and the ceiling forms waves: the space is meant to envelop visitors and doctors rather than enclose them. &#8220;Dune mountains and valleys&#8221; are thereby arranged to preserve privacy and maintain a sense of intimacy, but still allow for a generous view throughout the practice.</p>

<h3>KU65 Kids Club: Dental practice for children with &#8220;playground&#8221;, colours and pictures</h3>
<p>The Kids Club was created in 2011 as an extension of the Ku64 practice, and is &#8211; as the name already suggests &#8211; a children&#8217;s dental practice. The dune landscape from the already realized KU64 practice is continued in the Kids Club, and allows climbing and playing on ceilings and walls of the practice through various applications. One of the highlights here is a vertical garden behind which the treatment rooms are located.</p>

<h3>Special Features: Daybeds, fireplace, climbing wall &#038; vertical gardens</h3>
<p>What actually makes the dental practice on the Kudamm so special? The pictures speak volumes! This is probably one of the most unique and unusual dental practices you have ever seen &#8211; especially in Germany. Innovation and design combine with the functional purpose of a dental practice and turn the visit to the dentist, so feared by many, into a positive experience.</p>
<p>The interior design, laid out like a dune landscape, and warm colours are intended to convey a feeling of a spa and a visit to the beach, while the fireplace and sunbathing areas invite you to linger. Health and well-being are the main focus here. The Kids Club is also designed with the positive experience of young patients in mind. Climbing facilities distract children from anxiety and provide plenty of space and opportunity for play, fun and discovery.</p>

<p>The project of the KU64 / 65 dental practice was very close to the hearts of the architects from Graft Architekturbüro. To create the combination of a &#8220;classic&#8221; dental practice with innovation and a completely new feeling for the patients &#8211; that was the difficulty. <h2>Bricks Berlin: Architecture as an opportunity for conversion projects</h2>
<p>The &#8220;Bricks Berlin Schöneberg&#8221; is one of the projects of the successful architecture firm Graft from Berlin (more about Graft later). The building complex, which extends over various houses, is one of the flagships of Graft. The challenge of this project was the revitalization of a former post office site, where the conversion for commercial, university and gastronomy purposes, as well as the addition of two new buildings were required by the client. On a total gross area of 32,000 m², work was carried out over a total of 7 years (2014 &#8211; 2020) to complete this major project. What makes the Bricks Berlin Schöneberg so special, you will learn in the following.</p>

<p>The Bricks in Berlin is centrally located in the Schöneberg district, partly directly on the main street, partly on Belziger Straße. The accessibility is very good via roads via car as well as via public transport, making the building complex easy to reach for everyone. The area around the building is one of the most popular residential areas of the city and makes the apartments contained in the Bricks particularly attractive.</p>

<h3>Special Features: Brick facade for apartments, offices, restaurants and more</h3>
<p>Bricks Berlin is a special and complex architectural project. Decisive here: Due to the partly listed buildings, special sensitivity had to be shown here &#8211; instead of new construction, the primary focus here was on revitalization. Two new buildings were added to the historic post office site in Schöneberg, and the former roofs were activated for commercial use. This resulted in a modern building complex of shops, offices, restaurants and apartments open to the public on a total area of 32,000 m². Green spaces in the direct vicinity and a great infrastructure make this location particularly attractive.</p>
<p>The buildings, some of which are listed, had to be preserved and thus represented a major challenge for the architects. Different buildings were given an individual character &#8211; which in each case also results from the creation of the buildings in different decades &#8211; and yet in total fit into a coherent overall picture. Brick facades form a core design element here.</p>

The client is a private individual, and commissioned the architects with this residential project. Villa M was built as a new building between 2015 and 2017, and forms an architectural highlight in Berlin Grunewald between rather &#8220;classic villas&#8221; in the neighborhood. Modern aesthetics and formal language are the focus here, and leave the classical architecture far behind. <p>What makes Villa M so special? On the one hand, it is the unique language of form, which is intended to be reminiscent of an erratic block located in a glacial landscape. This is intended to express both the proximity to nature and the desire for expressive, creative power. The trapezoidal and sculptural form gives Villa M enormous recognition value, and makes it stand out strongly from neighbouring properties.</p>
<p>What is special about it is that the building&#8217;s visual axes are aligned with the green spaces of the neighbourhood, creating the greatest possible privacy. Another highlight: The four-storey building is encased in a spatially folded façade made of ceramic panels. Room-high glass surfaces complete the modern, idiosyncratic look of Villa M.</p>
