Herberich: We are active for years in the market value determination, sales and letting of residential and commercial properties. We are active in the regions of Wiesbaden, Mainz and about 40 km in the surrounding area. One of the main focuses are multi-family houses and building plots which we build with our 2 developer partners.

Development of the current real estate market
FIV: Rents are a big topic, all over Germany. How has the real estate market and rental prices in Wiesbaden developed in recent years and how will they develop in the future?
Herberich: In recent years, there has been a steep rise in purchase prices and, depending on the district and the size of the apartment, also in rents. Depending on the development of interest rates, the market will tend to calm down with a flatter increase in prices.
Better to rent or buy? Broker assessment
FIV: In Germany, more people rent than buy. What would you recommend to a young couple or even a single person, renting or buying in Wiesbaden?
Herberich: If you want to live in the same place for at least 10 years and have a secure income, buy. Otherwise, rather rent.
Here you see real estate agent Rainer Herberich:
Current purchase situation in Wiesbaden
FIV: Anyone who rents in Wiesbaden is relatively flexible and can move if necessary. Anyone who buys a property, whether a home or a condominium, is at least tied to the property for the long term by the loan or financing. What are typical first-time buyer mistakes from your experience as a real estate agent and how can you avoid them?
Herberich: The costs involved in refurbishing old properties are often underestimated.
Taxes and ancillary costs: You have to reckon with this!
FIV: The purchase price of a property is one thing, but what ancillary costs and taxes must buyers in Wiesbaden expect?
Herberich: As usual in Hesse divided brokerage commission, land transfer tax, notary and land register together about 11% of the notarial purchase price for the buyer.
Incidental costs are made up of the following factors:
- Broker commission
- Real estate transfer tax
- Notary
- Land register
- Total: 11

Successful sale of a property: pitfalls private sale
FIV: Finally, one more question: You had mentioned the typical mistakes buying a property. Many buy, but some also want to sell. As an experienced broker in Wiesbaden, what tips can you give to those who are selling a property for the first time? Herberich: There are many pitfalls when selling privately, so it’s better to choose a competent real estate agent as a partner and go by the very personal impression rather than the size of the company.
