Real Estate & AI (Artificial Intelligence) – How is a villa created and how would it be created if artificial intelligence were in play. This interview with Stephan Czaja of Lukinski provides an overview of the steps involved in designing and visualizing villas and their timeline. Architects typically create 3D visualizations to give their clients a better idea of their design. Artificial intelligence (AI) may improve the 3D visualization process in the future through automation, personalization, simulations, increased efficiency, and real-time updates. Other potential developments include automation of design, AI control of construction equipment, creation of 4D visualizations, and personalized consulting through AI-based tools. A look into today and the future with AI!

Visualization of a villa: Step by step

FIV: How long does it take for an idea to be visualized by an architect? Example: Someone wants me to build a villa, for example in Mallorca, Ibiza, Marbella. What steps do the client and architect go through until the first visualization?

The time it takes to visualize an idea by an architect depends on several factors, such as the complexity of the project, the scope of the design, the availability of information, and the experience of the architect. In general, the following steps can be expected from an architect when planning a villa:

Meeting with the builder

Site and terrain analysis

Conceptual planning

Creation of design plans

Creation of 3D visualizations

Meeting with the builder

The architect meets with the client to discuss the client’s ideas, needs and requirements for the project.

Site and terrain analysis

The architect reviews the land on which the building is to be constructed to understand the topography, orientation, and specific features of the site. He/she also checks local building codes and other legal requirements.

Conceptual planning

The architect creates a concept based on the client’s requirements and site analysis. This may include an initial sketch or drawing showing the layout, structure, façade and materials of the building.

Creation of design plans

After the concept is approved, the architect begins the detailed design. This includes the creation of design plans that cover all aspects of the building, including the floor plan layout, facade, building details and materials.

Creation of 3D visualizations

The architect can also create 3D visualizations to give the client a better idea of how the finished building will look. These visualizations can be created on computer software or by hand drawing.

The time each step takes varies depending on the complexity of the project and other factors. In general, however, it can take several weeks to months to get from the initial meeting with the client to the first visualization.

Building a villa: 300 m² villa with pool & co.

FIV: Can you give an example schedule. Say for a 300m² villa with pool, etc.?

We are happy to do that, but really just as an example! The schedule will vary depending on the specific requirements of the project and the skills and experience of the architect. This would be an example if everything goes super ideal.

Design and draft

Week 1-2: Initial meeting with client, site and terrain analysis, determination of client’s requirements and needs. Week 3-4: Conceptual design, preparation of sketches and designs, meetings with the client to review and approve the concept. Weeks 5-8: Preparation of design plans, including floor plan layout, façade, building details, and materials. Involvement of specialists for e.g. landscaping, structural, electrical, plumbing, etc.

Then comes in about week 9-12: creating 3D visuals to give the builder a better idea of what the finished building will look like.

Permits and construction

Week 13-16: Approval of the design by the client and submission to the relevant authorities for the building permit. The process continues in weeks 17-22: After receiving the permit, detailed planning and execution begins. This includes the preparation of work plans, material lists and cost estimates.

Week 23-30: Prepare and solicit bids from various contractors and obtain recommendations from professionals. Week 31-36: Select contractors and sign contracts. Beginning the construction process and periodically reviewing progress. Week 37-44: Construction of the building including foundation, shell, roof, windows, doors, electrical and plumbing installations, flooring and facades.

Last but not least, week 45-52: finishing works such as painting, installation of kitchen and plumbing, lighting, etc. and commissioning of the pool and other outdoor facilities. Now a year is over!

It is important to note that this schedule is only an example and may vary depending on project requirements. Also, unforeseen events such as bad weather or delays in the delivery of materials can delay the construction process.

Who makes a 3D model?

FIV: Who creates such a 3D visualization, the architects themselves?

Yes, usually architects create 3D visualizations of their designs themselves. Modern architecture software, such as SketchUp, Revit or ArchiCAD, allow architects to create detailed 3D models of their designs and view them from different perspectives. This software also offers the possibility to simulate materials, lighting and shadows to achieve a realistic representation of the building.

Alternatively, architects can also use professional 3D visualization services that specialize in creating high-quality 3D visualizations. These services often use specialized software and technologies to create realistic and detailed visualizations. However, the cost of such services can be higher than the creation of the visualization by the architect himself.

3D Visualization: How does it work?

FIV: How long does the visualization alone take and what steps are involved?

The duration of the visualization depends on various factors, such as the complexity of the project, the level of detail of the visualization, the desired quality and the experience of the architect or visualization service provider. In general, the following steps can be part of creating a 3D visualization:

Modeling

Texturing

Lighting

Camera settings

Rendering

Postproduction

Modeling

The architect or the visualization service provider creates a 3D model of the building in an architecture software.

Texturing

The surfaces of the 3D model are textured with realistic materials such as concrete, wood or glass.

Lighting

The lighting of the scene is set to achieve a realistic representation. This can mean creating artificial lighting that resembles the natural lighting of the building, or simulating day-night changes.

Camera settings

The position of the virtual camera and the angle of view are determined to create the perspectives that the customer likes best.

Rendering

The 3D model is rendered, which means that the computer program creates a high-resolution, photorealistic version of the 3D model.

Postproduction

The 3D visualization is further processed using software to refine the background or shadow, for example, or to optimize the image.

The duration of the visualization depends on the complexity of the project, the number of perspectives required and the level of detail of the visualization. As a rule, the creation of a high-quality 3D visualization takes between a few hours and several days.

AI in architecture: The future

FIV: Now the big question: How can / how will AI (artificial intelligence) change this process? In terms of 3D visualization for builders?

Artificial intelligence (AI) has already begun to change and improve the process of 3D visualization in construction. Below are some ways AI can change the process of 3D visualization:

Automation

Personalization

Simulations

Efficiency increase

Real-time updates

Automation

AI-based software can automatically generate 3D models from 2D plans and drawings. This speeds up and simplifies the modeling process.

Personalization

AI can also facilitate the creation of personalized 3D visualizations. The software can generate 3D visualizations tailored to individual needs and requirements based on data from the client, such as their design preferences and budget.

Simulations

AI-based simulations can help identify and solve potential problems early on. For example, simulations can predict the effects of natural elements, such as sunlight and wind, on the building and thus optimize the design of windows and doors.

Efficiency increase

AI can also help make the entire design and construction process more efficient. By using AI, architects and engineers can make faster decisions and simplify the process of collaboration and communication.

Real-time updates

AI-based software can also provide real-time updates to 3D visualizations, allowing builders to see changes and provide feedback in real time. This can speed up the decision-making process and reduce the time spent in iteration loops.

Overall, the integration of AI into 3D visualization in construction will lead to a faster, more accurate, and more efficient design process, which in turn can lead to time and cost savings for building owners.

These developments are just a few examples of how AI could change the real estate and construction sector in the coming years. With the increasing availability of data and advanced technology, it is likely that AI-based solutions will become increasingly important in the future to improve efficiency and sustainability in the construction sector.

Automating design with AI – By leveraging generative design technology and other data sources, building plans can be created automatically, which can result in time and cost savings as well as increased design accuracy. However, it is important to emphasize that the use of AI-based solutions does not replace the role of the architect or engineer in the planning and design of a building, but only supports it. The interview also discusses further developments that AI will enable in the real estate industry.

Automation of planning

In the interview Real Estate & AI with Lukinski, we talked about the future with AI. We had a few follow-up questions about the exciting topics and what we can expect in 4, 5 years. Among others, it was about:

Automation of planning with AI

Design automation is a process of automating the creation of building plans through the use of AI-based software solutions. This can help reduce planning times and costs, and increase planning efficiency and accuracy.

Automatically create building plans

AI-based software can use a variety of data sources to automatically generate building plans. These include environmental data, building types, and building materials, for example. One example is the use of generative design technology, in which an algorithm automatically generates different designs based on a number of parameters, such as room layout, building codes, or cost.

Preparation of construction plans and material lists

Automation can also be used in other areas of planning and the construction process, such as the creation of construction plans and material lists or the automated adaptation of plans to changes in the construction process.

By automating planning, time and cost savings can be achieved by reducing manual work. Errors can also be minimized and planning accuracy increased, as AI-based software solutions are able to take into account a large number of variables to achieve the best possible results.

It should be noted, however, that the automation of planning does not mean that the architect or engineer is replaced. The role of the architect or engineer in the planning and design of a building remains indispensable, even if the use of AI-based software solutions supports the planning process.

Fancy more future?

Smart construction machines with AI – Integrating AI technology into the construction industry can not only improve the efficiency of construction machines, but also the design and visualization of construction projects. By using AI, architects and contractors can automate, personalize and simulate 3D visualizations to give clients a realistic idea of their designs. In addition, AI-based tools can also provide personalized advice and further automate the control of construction equipment. Overall, the integration of AI into the construction industry has the potential to revolutionize the way we build and design.

Intelligent construction machinery

In the interview Real Estate & AI with Lukinski, we talked about the future with AI. We had a few follow-up questions about the exciting topics and what we can expect in 4, 5 years. Among others, it was about:

Intelligent construction machinery with AI

Smart construction machines are machines equipped with AI technology to improve their performance and efficiency. These machines can operate autonomously or be controlled by an operator who monitors the machine and intervenes when necessary.

The autonomous excavator

An example of a smart construction machine is an autonomous excavator or crane that uses AI technology to perform its work automatically. These machines can use sensors and cameras to sense their surroundings and process information to automatically adjust their work. For example, an autonomous excavator can use AI technology to independently identify where to dig to create the excavation and the amount of soil to remove. This allows the work to be done faster and more efficiently because the operator does not have to manually perform each step.

Intelligent concrete pump

Another example is a smart concrete pump that uses AI technology to monitor the flow of concrete and automatically adjust the pressure to ensure even distribution of the concrete. This can improve the quality of the final product.

Smart construction machines can also communicate with other machines and equipment to coordinate the construction process and increase efficiency. For example, an autonomous crane can communicate with an autonomous excavator to make the removal of materials more efficient.

Overall, intelligent construction machinery can help make the construction process faster, more efficient and safer. The use of AI technology can minimize errors, increase accuracy and reduce costs.

4D visualization with AI – 4D visualization is an innovative method of representing construction progress in time in a 3D visualization. By integrating time information into the visualization, construction projects can be displayed and optimized over time.

There are two types of 4D visualizations: timeline visualization and simulation-based visualization. Both methods are useful for monitoring construction progress and discussing changes or adjustments together. In the future, AI can help improve 3D visualization through automation, personalization, simulations, and efficiency improvements, which can make the construction process faster and more efficient.

4D visualization

In the interview Real Estate & AI with Lukinski, we talked about the future with AI. We had a few follow-up questions about the exciting topics and what we can expect in 4, 5 years. Among others, it was about:

4D visualization with AI

4D visualization is a method that makes it possible to show the development of a construction project over time in a 3D visualization. In this process, temporal information is integrated into the visualization so that the construction project is represented over time. This can help to plan, monitor and improve the construction process.

In general, there are two types of 4D visualizations: “Timeline” and “Simulation”.

Timeline visualizations show the development of the project over time in a kind of timeline that represents the different phases of the construction. This method is particularly useful for monitoring the progress of the project and optimizing the schedule.

Simulation-based 4D visualizations

Simulation-based 4D visualizations use simulation to model construction progress over time. This method makes it possible to simulate different scenarios to see how changes in schedule or construction methods can affect the progress of the project. For example, a simulation can show how a delay in the delivery of materials will affect construction progress.

4D visualization can also help with collaboration between different project stakeholders, as it provides a common and easy-to-understand representation of the project. For example, an architect can use 4D visualization to explain the progress of the project to the owner and discuss changes or adjustments together.

Overall, 4D visualization can help streamline the construction process, monitor progress, and improve scheduling, which can lead to faster and more efficient project completion.

Personalized advice through AI-based solutions can be used not only in construction but also in other industries such as healthcare, finance, and retail. AI can help make data-based decisions by analyzing and processing information from various sources. Through personalization, customers can receive customized recommendations based on their specific needs and preferences. This can not only increase customer satisfaction, but also lead to greater efficiency and profitability for businesses. However, it is important to emphasize that AI-based solutions still need to be monitored and verified by humans to ensure the accuracy and fairness of decisions.

Personalized advice

In the interview Real Estate & AI with Lukinski, we talked about the future with AI. We had a few follow-up questions about the exciting topics and what we can expect in 4, 5 years. Among others, it was about:

Personalized consulting and AI

Personalized advice in construction is one way to use AI-based software solutions to provide customized recommendations and decision support to builders and architects.

This can be done using data from a variety of sources, such as the builder himself (e.g., design preferences and budget), satellite imagery (e.g., to analyze the surrounding area), or databases (e.g., to identify building materials and construction techniques).

The AI-based software solution uses this data and algorithms to generate personalized recommendations. For example, the software can suggest which building materials and techniques are best suited for a particular building based on factors such as location, climate, and building codes.

Personalized consulting can also help speed up and simplify the decision-making process by helping builders and architects make the best choices. For example, the software can present different design options based on the builder’s preferences, helping them make a decision.

Personalized consulting can also help optimize costs and resources by helping builders and architects choose the best materials and construction techniques that are within the project’s budget.

Overall, personalized consulting through AI-based software solutions can help speed up the planning process, improve the quality of planning, and increase efficiency in the construction process.

The Fabricant – commercials, fashion films, all without touching a garment. No photo or video crew has to fly halfway around the world. All that is consumed is data. Like virtual avatars, there are no limits to creativity. It’s been a long road from 2016 to now. But now you’re producing the new keylooks for fashion brands like Puma and Napapijri. As a fashion magazine, we actually like to write – a lot! But sometimes pictures and videos say more than a thousand words. It’s the same with “The Fabricant“.

The Fabricant?

Yesterday I spoke with a creative manager of a major sneaker brand. I talked briefly about the interview we just did on the topic of VR (Virtual Avatars: Creator Interview). That same evening were the About You Awards. On the red carpet: Bill Kaulitz and Noonoouri, one of the most successful virtual influencers.

This brought us to new trends and hypes. He (Creative Arts, sneaker brand) made me aware of this Dutch company:

The Fabricant

The Creator about himself

Their mission is to “lead the fashion industry towards a new sector”. In doing so, they focus on pure, digital clothing. Fashion that wastes nothing but data and uses imagination instead of expensive resources.

Through this digital clothing, “The Fabricant”, by its own admission, returns to the heart of what fashion has always been and what it should be:

“A playful arena to explore and express our identities and individuality.”

The future of fashion is “collaborative, creative, inclusive and sustainable. In pure digital fashion, people are not passive consumers, but creative actors who shape their self-expression and curate their virtual identity through digital clothing, without the negative footprint.”

All that’s missing now is the right app to create your own virtual avatars.

Years of development

The first fashion pieces were already animated in 2016.

Virtual Fashion: The Long Way (2016) – Video

https://www.youtube.com/watch?v=vINc2f1nBN4

Puma FW21 / The Fabricant – Video

Today they work with brands like Puma on new ideas for the fashion world. Puma x CSM FW21 collection in collaboration with The Fabricant. The video would only be extremely costly to produce without VR. So no garment would ever be touched and no video team had to fly around the world.

Napapijri SS21 / The Fabricant – Video

Also with Napapijri new has emerged. The Italian streetwear brand Napapijri also wanted to create a purely digital video of the brand. This is how in-store shoppers get inspired during the sales pitch. “The Fabricant” digitized several key looks and individual garments for a variety of channels.

Kerry Murphy of The Fabricant: Fashiontech

Kerry Murphy of “The Fabricant” talks about digital fashion for virtual identities during #FASHIONTECH Berlin, already in July 2019, at Festsaal Kreuzberg.

The real and the virtual world are merging more and more, like here at the making-of of the first photo shoot of Shudu, today one of the biggest virtual models.
