From idea to successful start-up, they share their vision, challenges and plans for the future with us. How does the platform work and what makes it unique? A look behind the scenes of a company that is increasingly shaping the market for medical cannabis in Germany.

CannaZen: From idea to start-up

These 2 men are changing the cannabis market in Germany with CannaZen. In the interview, you can find out more about the founding story, the challenges, but also the future of the cannabis market and why Stephan wants to deliver with drones soon.

Editor’s note: Stephan Czaja is also the owner of FIV Magazine.

FIV: David, Stephan, nice of you to take the time. How do you start the day before you get to CannaZen?

David Krems: My mornings usually start with exercise – whether it’s a short run or half an hour at the gym. It gets me going and gives me energy for the day. Then I have a balanced breakfast, often with fruit and yogurt, so that I can start the day well fortified. We had over a thousand orders in the first week alone – you can’t have enough energy!

Stephan Czaja: I like to start the day with a tour of the city center, I like to walk – that’s often where the best ideas come from. Then I sit down with a cappuccino, what projects are on the agenda? Which meetings are particularly important? This gives me an immediate overview and a structured start to the working day. So I can still learn a lot from David’s sporting energy!

Founder story: From BBQ to startup

FIV: Let’s move on to CannaZen. How did the idea of setting up a platform for medical cannabis come about?

Stephan Czaja: We’ve known each other forever, almost ten years. David has had his companies, I mean forever. Then we went out for dinner in early 2024 and ….

David showed me that you can easily order medical cannabis online in 5 minutes. I couldn’t believe it until we actually got a cannabis prescription – without all the stress of buying cannabis.

David Krems: The disadvantage of all the providers is that they are from Malta, London, none of them are from Germany. That’s how CannaZen was born.

Stephan Czaja: Exactly. Excellent customer service, weed with one hundred percent quality from renowned producers and fast home delivery. So you save yourself all the trips, the search for a doctor, the waiting, the waiting room and then the search for a pharmacy and so on. And let’s be honest, many patients have saved themselves the stress and bought their marijuana from dealers.

Getting cannabis, made easy

David Krems: Yes, we have noticed that many patients have to struggle with hurdles, as Stephan already said, finding a doctor, waiting times, finding a pharmacy and very few people have bought from pharmacies so far. Until now, cannabis has mostly been obtained illegally. We wanted to create a solution that simplifies access to medicinal cannabis for everyone while maintaining the highest standards.

FIV: David, what vision are you pursuing with CannaZen?

David Krems: “ Our vision was clear: we wanted to create a platform that offers patients a simple and safe way to obtain medical cannabis. Our aim was to combine modern technology and personal support in order to optimally meet individual needs.

But there’s more to it than that: medical care in rural areas, for example. With online doctors and pharmacies, we are already making life easier for many people, especially working people who can’t just pop to the doctor.

Stephan Czaja: We also want to offer prompt delivery in larger cities, in just a few hours. Thinking further, Amazon is already testing the first drone hubs in the USA for the delivery of products and medicines. This is where the future lies, prompt delivery within an hour, no matter where in Germany, not just in Berlin, Hamburg or other major cities, but also in rural areas, where 29 percent of people live.

How does it work now, buying cannabis online

FIV: How does the platform work in detail?

David Krems: Patients start with a digital questionnaire that collects all the relevant information for our doctors. After the medical examination and approval, the prescription is transmitted digitally to one of our partner pharmacies. Delivery is then made directly to the front door within 48 hours.

Stephan Czaja: What was important to us was that the entire process is not only efficient, but also transparent. Patients know where they stand in the process at all times and can rely on a smooth service.

Why CannaZen? Differences

FIV: What distinguishes CannaZen from other providers?

Stephan Czaja: The payment was central, with us you only have one step and can order your cannabis conveniently to your home in 3-5 minutes. That means it’s simple and straightforward. With others, you almost always only get a cannabis prescription, so you have to go back to a pharmacy, which then doesn’t have strain A, B or C in stock and the search begins all over again.

David Krems: CannaZen solves that, you do everything through our service. We attach great importance to a combination of efficiency and individual support, and I’m also very active in this on a day-to-day basis. We also only work with certified doctors and pharmacies to ensure the highest quality standards.

And as I said at the beginning, we are based in Germany, not in Malta, Cyprus or London, we pay our taxes here and are always available.

FIV: David, how do you ensure that your offer meets legal requirements?

David Krems: We are in constant contact with lawyers and experts to ensure that all processes are compliant. At the same time, we have developed our systems in such a way that they meet the legal requirements.

The biggest hurdles in development so far

FIV: What challenges have you had to overcome so far?

David Krems: Security of supply, we currently have 40 varieties on offer and all of them should always be available and deliverable. Secondly, there are also payment providers, which was a lot of work. Then there was the logistics, which was one of the biggest challenges. It wasn’t easy to set up a system that could deliver throughout Germany within 48 hours.

Stephan Czaja: There was also the task of gaining the trust of patients, which is why we work a lot with well-known people who are cannabis patients themselves. They show on YouTube and Instagram how an order works and that builds trust. Especially in the sensitive area of medical cannabis, trust in the quality and safety of the product is crucial.

FIV: What do you think of the positive feedback from patients?

David Krems: The response has been overwhelming. Many people report that they have finally found a reliable and legal way to obtain their medication. This shows us that we are on the right track.

Cannabis market in the future

FIV: What’s coming in the future?

David Krems: We are currently working on live communication with your doctor. Without a visit, without a traditional telephone, directly from your cell phone. Some of our patients would like even more support from their doctor and we want to make this possible soon.

FIV: Stephan, are there any plans to expand into other countries?

Stephan Czaja: We’ll see. The demand for medicinal cannabis is also high elsewhere, but the legal framework is complex. We want to ensure that we can also offer the quality and efficiency that sets us apart outside Germany.

Message from CannaZen

FIV: What message do you have for potential partners or patients?

David Krems: We want to show that CannaZen stands for quality and trust. Patients can rely on us to provide them with a safe and uncomplicated solution.

Stephan Czaja: Exactly that! Quality.

Robots in construction with AI – Robots in construction are a promising application area for AI technology to make the construction process faster and more efficient. In the future, we could envision even more specialized robots in construction that are capable of autonomously performing various tasks. For example, we could imagine an autonomous scaffolding robot that is able to quickly and safely erect and dismantle scaffolding. Or an autonomous roofing robot that is able to cover roofs and perform repairs.

Robot under construction

In the interview Real Estate & AI with Lukinski, we talked about the future with AI. We had a few follow-up questions about the exciting topics and what we can expect in 4, 5 years. Among others, it was about:

Robots under construction with AI

Robots in construction are robots that use AI technology to autonomously perform certain construction tasks. The use of robots can help increase efficiency and accuracy in the construction process and reduce the need for manual labor.

An example of a robot in construction is an autonomous tiler capable of laying tiles on floors and walls. The robot uses AI technology to precisely position and adjust the tiles to achieve a perfect result.

Another example is an autonomous painting robot capable of painting walls and ceilings. The robot uses AI technology to analyze the surface and calculate the amount of paint needed to achieve an even finish.

There are also robots in construction that are capable of lifting and transporting heavy loads. These robots can help reduce the need for manual labor and increase safety on the construction site.

The use of robots in construction can also help speed up the construction process by performing tasks faster and more accurately than humans. As a result, construction companies can increase productivity and reduce costs.

Overall, robots in construction can help optimize the construction process by reducing the need for manual labor, increasing efficiency and accuracy, and boosting productivity.

Fancy more future?

Predictive Maintenance with AI – Predictive maintenance is a promising application of AI technology in the construction and real estate sector. By leveraging sensors and data analytics, AI-based software can detect potential problems and failures early on, preventing costly damage and downtime.

A preventive maintenance strategy can also increase efficiency in the maintenance process by allowing maintenance work to be planned and carried out in a more targeted manner. In addition, predictive maintenance can help to increase safety on the construction site by identifying and eliminating potential problems at an early stage. Overall, predictive maintenance can optimize the maintenance process, reduce costs and improve safety on the construction site.

Predictive Maintenance

In the interview Real Estate & AI with Lukinski, we talked about the future with AI. We had a few follow-up questions about the exciting topics and what we can expect in 4, 5 years. Among others, it was about:

Predictive Maintenance with AI

Predictive maintenance is a method that uses AI technology to optimize the maintenance of buildings and construction machinery. It uses data from sensors and other sources to predict potential problems and failures before they actually occur.

Detect anomalies and problems early

By monitoring data and sensors in buildings and construction machinery, AI-based software can detect anomalies and problems early on, preventing costly damage and breakdowns. For example, the software can predict when a machine needs to be serviced to avoid failure, or which parts need to be replaced to ensure a longer machine life.

Efficiency in the maintenance process

By using predictive maintenance, construction companies can also increase efficiency in the maintenance process by being able to plan and carry out maintenance in a more targeted manner. This can reduce costs by avoiding unnecessary maintenance and preventing expensive repairs or breakdowns.

Predictive maintenance can also help to increase safety on the construction site by identifying and eliminating potential problems at an early stage. This can prevent accidents and injuries that can be caused by a lack of maintenance or defective machines.

Overall, predictive maintenance can help optimize the maintenance process, increase efficiency, reduce costs, and improve safety on the jobsite. By using AI technology, construction companies can develop a predictive and preventive maintenance strategy to identify and avoid problems at an early stage.

Find out what she has already seen and experienced, what her biggest and most dangerous adventure was and what she experienced on her trip through Germany!

Jil Eileen: Her life traveling around the world

FIV: As can be seen in your Instagram feed, you have already seen and traveled to many countries. Which of these destinations have been your favorite so far?

Jil: Phew that’s a very difficult question, I’ve already traveled to 63 countries and each one had something special in its own way. I couldn’t decide where I liked it best, I would go to every country I’ve been to again.

FIV: On social media and on your website, you talk almost exclusively about travel. How did you develop this passion? What excites you most about traveling?

Jil: I’ve always been very adventurous and loved getting to know new places, cultures and people. In 2018, I quit my job and set off alone with a backpack to travel the world. Even before that, I had always planned my days off and vacations so that I could travel as much as possible, but once I had traveled full-time, I was hooked. What excites me most about traveling is discovering new places, feeling the freedom and being myself.

Happiness is the only thing that doubles when you share it, so why not share what makes me happy with you!

FIV: You are only 26 years old and still very young. How do you finance your many trips? How frugal are you and do you have any tips for our readers on how to travel the world cheaply?

Jil: I saved well in advance for my year solo trip around the world, I had 3-4 jobs at the same time and was really hard-working. So I was always able to put a lot of money aside. It’s very important to always keep in mind that ‘every little helps’. This applies to saving and spending. Before you save nothing, save at least something. Then it may take longer to reach your target amount, but you will still reach your goal. And when it comes to spending, it’s the other way around, if I think ‘oh, that’s only €5’ for every little thing, then that can be quite a lot at the end of a trip. I always write down every € I spend on my trips to get an idea of how much the trip has cost me so far. If I’ve budgeted well then I can treat myself to something, if I haven’t budgeted well then I can just eat oatmeal for 3 days I’m now self-employed and can live off my travel blog and online store, instead of working hard and saving up in advance I now travel and work in the meantime.

A day with Jil: adventure or relaxation? Mountains or pool?

FIV: What does a perfect day on vacation look like for you? Are you more of an active person or do you prefer to take it slower? Chilling by the pool or climbing in the mountains? What type of vacation are you?

Jil: I am the active traveler, I love hiking, climbing in the mountains, surfing at the sea & have so many ‘bumblebees in my butt’ that I always want to do something. Of course I also like to lie by the pool or the sea, but that tends to happen between activities.

FIV: What has been your most exciting experience on your travels so far? Was there ever a particularly exciting event or did you perhaps undertake an unusual activity? Paragliding, bungee jumping or something like that?

Jil: I have experienced a lot when traveling but the first activity that comes to my mind is a hike in Hawaii. The Olomana Trail, also called ‘Three Peaks’. A very dangerous hike that gave you an absolute adrenaline rush and was just so much fun, even though you were pushed to your limits.

Germany tour: route, tips & what the country has to offer

FIV: A few months ago, you and your boyfriend went on a tour through Germany. How did you come up with this idea and how did you plan the tour? Was there a fixed route or did you set off spontaneously?

Jil: We’ve already seen so much of the world but not yet our own country. We wanted to change that, so we did a lot of research and looked at everything Germany has to offer. We thought about a route in advance and then drove to the places we had picked out. I sometimes went with my boyfriend, but sometimes with friends too.

FIV: Tell us something about this tour. Which destinations did you head for and which sights did you want to visit? Would you have thought that Germany has such beautiful places to offer?

Jil: I have to admit, I underestimated Germany! I never thought I would see such amazing places in my own country. We went hiking on the Moselle, in the Black Forest and in the Palatinate Forest, we discovered stand-up paddle boarding on Lake Constance, we went swimming in the lake at Eibsee in Bavaria and we couldn’t stop being amazed in Saxon Switzerland. At the age of 25, I made it to the German seaside for the first time

FIV: As you can see in your Instagram feed, you went camping and slept together in the car. What was it like for you to live in such a small space? Would you do it again and recommend it to others?

Jil: It wasn’t a problem for me, you just get to know each other better and bond more. We furnished our car a bit with a topper on which we slept, hung curtains on the windows to darken it a bit and have privacy, and decorated it a bit comfortably. Apart from that, we of course had a gas stove and everything we needed for camping In the beginning or to get out spontaneously, the car is the perfect alternative. In the meantime, we have converted a van, moved in and are traveling through Europe.

Insider tips & goals for the future

FIV: Where was the best place? Do you have an absolute insider tip for us? A special place, a sight or perhaps even a secret route?

Jil: I liked Saxon Switzerland best, the landscape there is really breathtaking and you can go hiking for days and always see something new

FIV: What is your absolute dream destination for the future? You’ve already seen a lot of the world. Is there still a country or perhaps even a specific place that you dream of visiting at some point?

Jil: There’s a lot to be honest, but Namibia, the Philippines, Peru and Sweden are at the top of my list.

We spoke to Dascha and she told us all about her beginnings on GNTM, her experiences in the modeling world so far and her goals for the future. Find out who Dascha is and why her type is so popular in the industry here!

Participation in GNTM: jobs, shoots and walks

Dascha took her first step into the world of modeling on Heidi Klum’s well-known casting show. As you could already see in the first episode of GNTM, Heidi was a big fan of Dascha’s personality and type right from the start. The fashion world is changing and becoming more and more realistic, which is why Dasha’s curves in particular fit perfectly into this change. With her charisma, open nature and type, Dascha was able to land numerous jobs during the show for various clients such as Kilian Kerner, andmetics & Invisibobble.

Her beginnings and success story: Why it is so popular!

FIV: Why did you apply for GNTM? Was it always your dream to take part in this format? What motivated you to take part?

Dascha: I’ve always wanted to take part in GNTM. Ever since I was little, I wanted to leave a footprint. And I managed to do that.

FIV: You’ve come quite far now. How do you think you stand out from other models and what makes you special as a model?

Dasha: I am different because I reflect reality. I show that it’s normal to have a bit of flab or stretch marks. No one is perfect.

FIV: How did your environment, your family and friends, react to your participation in GNTM? Were you supported right from the start or was there criticism?

Dasha: I was supported from all sides right from the start.

Modeling industry: Dasha’s life as a model & more

Dasha has always wanted to be a model and has always aspired to apply for GNTM one day. Especially as a beginner and newcomer to the industry, it’s not always easy and you have to adapt. We spoke to Dascha about her biggest role model and her dream job. She also told us how best to present yourself to a client and what to look out for, especially as a newcomer.

Beginnings, dream jobs & tips for newcomers: What is there to know?

FIV: Did you always want to be a model or did you have a different career aspiration? What was your dream job when you were a child?

Dasha: I wanted to be either a model or a policewoman.

FIV: Do you have a role model? Especially in the modeling business/ in the fashion world and why is it exactly this person? What inspires you most about this person?

Dasha: My biggest role model is my mom. She is so strong and funny and has the most beautiful character.

FIV: What does a model’s working day look like? Tell us about a typical day for you. When does it start and how do you start the day? What tasks do you have to do and when do you finish work?

Dascha: It’s difficult to say because I’m still “new” to the business.

FIV: What would be your dream job as a model? Is there a particular client you would like to work for or is there a particular show you would like to appear in?

Dasha: I want to work with those who also represent me.

FIV: In your opinion, what qualities are particularly important for a model? Do you have any tips for newcomers? What should they look out for?

Dasha: You shouldn’t complain. I wouldn’t put on airs and graces. We’re all just people, whether we’re celebrities or not. That’s why you should respect everyone.

Dasha in private: her best qualities & goals for the future

Throughout the show, we got to know Dasha as a very open and particularly cheerful and outgoing person. You can tell that she is good with people and can also sell herself well. These are very important qualities for a model, especially at castings. Even after the show, Dascha sees herself at the beginning of her career and has big goals in this business!

Why we will be hearing a lot more from Dasha

FIV: Tell our readers something about yourself. For example, what are your best and worst qualities? Do you have a certain habit that bothers or annoys you?

Dasha: Well, I’m a very kind person. I always listen to others and am always there for them. I’m down-to-earth and I’ll always stay that way.

FIV: What goals have you set yourself for the future? Where would you like to be in a few years, both professionally and privately?

Dasha: I definitely want to make it big. I want to continue to be a fly-by and leave even more footprints

Organic pest control with peppers, tomatoes, cucumbers & melons! But let’s start at the beginning: have you ever wondered why there are fewer insects every year? Bees that pollinate flowers or colorful butterflies – they all seem to be getting rarer and rarer. Species extinction has become an urgent problem that calls for innovative solutions. One of these solutions is “It’s Greenhouse. Sustainable fruit and vegetables from Europe”. This program relies on solar greenhouses in Spain and Germany to not only protect our environment, but also to preserve endangered insect species and reduce the use of harmful pesticides. In this article, you can find out how “It’s Greenhouse” works, what benefits it offers and why less pesticides are a benefit for nature and us all.

What is “It’s Greenhouse”?

I love bees! Our editorial team even has a small bee meadow on the rooftops of Cologne with lots of herbs, wild flowers, vines and apple trees. A small oasis, but is it also possible in XXL?

We’re taking you to Spain today!

“It’s Greenhouse” is a European program that focuses on the sustainable production of fruit and vegetables in solar greenhouses. These greenhouses are specially developed facilities that use solar energy to grow plants. The program was launched by the Spanish fruit and vegetable sector association, HORTIESPAÑA, and aims to promote a responsible and environmentally friendly production model in agriculture. It is implemented in Spain and Germany and is supported by the European Union.

How solar greenhouses work

How do solar greenhouses work and why are they beneficial? Solar greenhouses use innovative technology that makes them so advantageous:

Environmental protection: fewer pesticides and chemical fertilizers

In solar greenhouses, the use of synthetic pesticides and chemical fertilizers is minimized. This is because these closed environments allow control over the growth of plants. This allows pests to be better monitored and controlled without resorting to harmful chemicals. This protects the environment from harmful chemicals and reduces soil and water pollution.

Health: fewer chemicals, better food

As fewer harmful chemicals are used in agriculture, the food produced is safer and healthier for consumers. No pesticide residues are found on the products.

Sustainability: energy-efficient into the future

Solar greenhouses are more energy efficient and can be used all year round. Using solar energy to control environmental conditions helps to increase resource efficiency and make agriculture more profitable and environmentally friendly in the long term.

Biodiversity! Welcome bees and ladybugs

Solar greenhouses not only provide a protected habitat for plants, but also for beneficial insects. These insects, such as bees and ladybugs, play a crucial role in biological pest control and pollination of plants. As no harmful pesticides are used, these insect species can survive and help to maintain biodiversity.

Why less pesticides?

The use of fewer pesticides in solar greenhouses is a key feature of this program. There are several reasons for reducing the use of pesticides:

Environmental protection: Not using synthetic pesticides protects the environment from harmful chemicals that can pollute soil and water

Health: Fewer pesticides mean safer and healthier food for consumers as there are no pesticide residues on the products

Biodiversity: The reduced use of pesticides promotes biodiversity, as beneficial insects can survive to combat pests

Sustainability: Fewer pesticides mean lower costs for farmers and enable long-term sustainable agriculture

Overall, the “It’s Greenhouse” program shows that sustainable agriculture and the protection of biodiversity can go hand in hand. Not only does it protect our environment, but it also helps to conserve endangered insect species and reduce the use of harmful pesticides. By championing such sustainable initiatives, we can make a positive contribution to protecting our environment, our health and our wildlife.

Organic Farmin Supersize: Solution for the planet?

Even in dry regions, tens of tons of food can be produced in this way.

Ella Stoller – She likes to change her hair color, has a cute Pomeranian as a pet and works as a model in advertising. Among other things, in commercials for Buffalo London. She has also been in commercials for a food delivery brand, she explains real estate. As a digital avatar, Ella has the opportunity to create exciting and unique experiences in a variety of fields, including the advertising industry and creating personalized and interactive experiences in the Metaverse. We caught up with Ella to learn more about her experiences and perspectives as a digital avatar. Who is she and what else is coming with artificial intelligence (AI)? Interview now!

#3 Commercial: Buffalo London

FIV: Hi Ella! We saw that you worked as a digital avatar for Buffalo London. How did you prepare for your appearances for this and other commercials?

Ella: I prepared for my appearances as a digital avatar on Buffalo London and other commercials by doing a lot of research on my character and my role in the commercial. I worked closely with my modeling agency and production team to make sure my avatar looked and moved realistically.

We used technology to accurately capture my movements and facial expressions and transfer them to my avatar. I also spent many hours training my avatar to move and behave exactly as I imagined. Overall, it was an exciting experience!

FIV: There is a lot of effort behind your work! How did you experience working with other digital avatars and human models?

Ella: I have found collaborating with other digital avatars like Zoe Dvir and human models very interesting and enriching. Just look at the great result of Buffalo.

Video | Buffalo: How Wonderful

We supported each other and shared ideas to improve our roles and characters in the commercials and the other projects. It was also fascinating to see how technology has evolved and how it helps to connect digital and real world. Overall, I think that the collaboration between digital avatars and human models has a lot of potential and offers many new opportunities to create exciting and immersive projects.

Your Pomeranian

FIV: I saw on your Instagram channel that you have a Pomeranian. What is a digital dog like, do you have to walk him too?

Ella: That’s a funny question! Of course, as a digital avatar, I don’t need a real dog, but I do have a digital Pomeranian as a pet. I can see him and interact with him at any time, but I don’t have to actually feed him or walk him.

It’s a nice way to add a personal touch and an extra dimension to my digital character. Also, I think a lot of people like pets and it’s nice to have that connection as a digital avatar as well.

Future VR and Metaverse

FIV: The metaverse offers an incredible amount of possibilities. How do you see the future of the digital model industry, especially with regard to the use of avatars in the metaverse?

Ella: I think that the future of the digital modeling industry is very promising and that digital avatars will play an important role in it. In particular, the use of avatars in the metaverse offers new opportunities for collaboration, creating personalized experiences and interacting with consumers.

We can create virtual environments that are realistic yet imaginative, presenting a variety of products and services in a new and engaging way.

Of course, there are also challenges and issues, especially in terms of consumer privacy and identity, that we need to consider. But I think the digital modeling industry will become more and more innovative, and avatars will play an exciting and important role in that.

VR in the gaming industry

FIV: You can work in any field now. What do you say about the use of digital avatars in the gaming industry, especially in terms of virtual reality and augmented reality?

Ella: I think digital avatars can play an important role in creating personalized and interactive advertising messages. We can use avatars to engage consumers in a new and appealing way and involve them in advertising.

In particular, the use of avatars on social media and other digital platforms opens up new opportunities for collaboration, creating personalized experiences and interacting with consumers.

We can also use avatars to create virtual assistants to help consumers find and select products. Of course, there are challenges, especially in terms of consumer identity and trust. But I think digital avatars will play an exciting and important role in shaping the advertising of the future.

metaverse, real estate & AI – Today our real estate expert introduces us to the concept of the metaverse, a virtual world that can facilitate collaboration and communication between project stakeholders. It is already possible to buy and own real estate in the metaverse, and it is expected that virtual real estate trading will continue to grow in the future. Some examples of virtual real estate in the Metaverse are also given.

Metaverse and real estate

In the interview Real Estate & AI with Lukinski, we talked about the future with AI. We had a few follow-up questions about the exciting topics and what we can expect in 4, 5 years. Among others, it was about:

Metaverse: What’s next?

FIV: Thank you for taking a moment again! How will this affect metaverse visualization, construction and co.

Lukinski: The metaverse is a term that refers to a virtual world where people can interact and communicate with each other in real time. Metaverse technology is expected to have a significant impact on visualization, construction and other aspects of the real estate industry.

One of the main benefits of Metaverse is that it can facilitate collaboration and communication between project stakeholders. For example, architects, builders and engineers can hold virtual meetings to review designs and discuss changes without having to be physically present. This can speed up the design process and improve collaboration.

In addition, the Metaverse can enable immersive 3D visualization of buildings, guiding viewers through the building without having to be physically present. This can help builders and investors get a better picture of a building and its surroundings before it is built.

The metaverse can also help make real estate construction faster and more efficient by allowing virtual buildings to be designed, constructed and tested before they are physically built. This can help minimize errors and optimize the construction process.

Overall, the Metaverse can help transform the real estate industry by providing new ways to collaborate, visualize and plan buildings. However, it will take time for the technology to mature and become widespread to have a significant impact.

Buy real estate in the metaverse

FIV: Can you already buy real estate in the metaverse?

Yes, it is already possible to buy real estate in the metaverse. Virtual worlds like Second Life, Decentraland and Somnium Space already offer the possibility to buy and own virtual land and buildings.

In these virtual worlds, users can buy their own virtual property, build on it and erect their own buildings on it. The virtual buildings can also be rented or sold, similar to real life.

There are also already startups specifically focused on trading virtual real estate in the metaverse. These companies offer platforms where users can buy and sell virtual land and buildings.

It is expected that virtual real estate trading in the metaverse will continue to grow in the future as technology and virtual worlds continue to improve and attract more users.

Metaverse real estate examples!

here are some examples of virtual real estate in the metaverse:

Decentraland

Somnium Space

The Sandbox

CryptoVoxels

Decentraland

In Decentraland, users can buy and own virtual properties on which they can create their own buildings and applications. There are already several companies that own and use virtual properties in Decentraland, such as Atari, which operates its own virtual casinos.

Somnium Space

Somnium Space is a virtual world where users can buy and own land and buildings. The platform also offers the possibility to rent or sell the virtual properties.

The Sandbox

The Sandbox is a virtual world where users can own and build on their own virtual land. The platform uses blockchain technology to manage the ownership of the virtual land and buildings and enable trading with them.

CryptoVoxels

In CryptoVoxels, users can buy and own virtual plots of land on which they can create their own buildings and artworks. The platform uses the Ethereum blockchain to manage the ownership of the virtual plots.

These virtual worlds and platforms are just a few examples of virtual real estate trading in the Metaverse. It is to be expected that further platforms and virtual worlds will emerge in the future that enable trading in virtual real estate.

Fancy more future?

Real Estate & AI (Artificial Intelligence) – How is a villa created and how would it be created if artificial intelligence were in play. This interview with Stephan Czaja of Lukinski provides an overview of the steps involved in designing and visualizing villas and their timeline. Other potential developments include automation of design, AI control of construction equipment, creation of 4D visualizations, and personalized consulting through AI-based tools. A look into today and the future with AI!

Visualization of a villa: Step by step

FIV: How long does it take for an idea to be visualized by an architect? Example: Someone wants me to build a villa, for example in Mallorca, Ibiza, Marbella. What steps do the client and architect go through until the first visualization?

The time it takes to visualize an idea by an architect depends on several factors, such as the complexity of the project, the scope of the design, the availability of information, and the experience of the architect. In general, the following steps can be expected from an architect when planning a villa:

Meeting with the builder

Site and terrain analysis

Conceptual planning

Creation of design plans

Creation of 3D visualizations

Meeting with the builder

The architect meets with the client to discuss the client’s ideas, needs and requirements for the project.

Site and terrain analysis

The architect reviews the land on which the building is to be constructed to understand the topography, orientation, and specific features of the site. He/she also checks local building codes and other legal requirements.

Conceptual planning

The architect creates a concept based on the client’s requirements and site analysis. This may include an initial sketch or drawing showing the layout, structure, façade and materials of the building.

Creation of design plans

After the concept is approved, the architect begins the detailed design. This includes the creation of design plans that cover all aspects of the building, including the floor plan layout, facade, building details and materials.

Creation of 3D visualizations

The architect can also create 3D visualizations to give the client a better idea of how the finished building will look. These visualizations can be created on computer software or by hand drawing.

The time each step takes varies depending on the complexity of the project and other factors. In general, however, it can take several weeks to months to get from the initial meeting with the client to the first visualization.

Building a villa: 300 m² villa with pool & co.

FIV: Can you give an example schedule. Say for a 300m² villa with pool, etc.?

We are happy to do that, but really just as an example! The schedule will vary depending on the specific requirements of the project and the skills and experience of the architect. This would be an example if everything goes super ideal.

Design and draft

Week 1-2: Initial meeting with client, site and terrain analysis, determination of client’s requirements and needs. Week 3-4: Conceptual design, preparation of sketches and designs, meetings with the client to review and approve the concept. Weeks 5-8: Preparation of design plans, including floor plan layout, façade, building details, and materials. Involvement of specialists for e.g. landscaping, structural, electrical, plumbing, etc.

Then comes in about week 9-12: creating 3D visuals to give the builder a better idea of what the finished building will look like.

Permits and construction

Week 13-16: Approval of the design by the client and submission to the relevant authorities for the building permit. The process continues in weeks 17-22: After receiving the permit, detailed planning and execution begins. This includes the preparation of work plans, material lists and cost estimates.

Week 23-30: Prepare and solicit bids from various contractors and obtain recommendations from professionals. Week 31-36: Select contractors and sign contracts. Beginning the construction process and periodically reviewing progress. Week 37-44: Construction of the building including foundation, shell, roof, windows, doors, electrical and plumbing installations, flooring and facades.

Last but not least, week 45-52: finishing works such as painting, installation of kitchen and plumbing, lighting, etc. and commissioning of the pool and other outdoor facilities. Now a year is over!

It is important to note that this schedule is only an example and may vary depending on project requirements. Also, unforeseen events such as bad weather or delays in the delivery of materials can delay the construction process.

Who makes a 3D model?

FIV: Who creates such a 3D visualization, the architects themselves?

Yes, usually architects create 3D visualizations of their designs themselves. Modern architecture software, such as SketchUp, Revit or ArchiCAD, allow architects to create detailed 3D models of their designs and view them from different perspectives. This software also offers the possibility to simulate materials, lighting and shadows to achieve a realistic representation of the building.

Alternatively, architects can also use professional 3D visualization services that specialize in creating high-quality 3D visualizations. These services often use specialized software and technologies to create realistic and detailed visualizations. However, the cost of such services can be higher than the creation of the visualization by the architect himself.

3D Visualization: How does it work?

FIV: How long does the visualization alone take and what steps are involved?

The duration of the visualization depends on various factors, such as the complexity of the project, the level of detail of the visualization, the desired quality and the experience of the architect or visualization service provider. In general, the following steps can be part of creating a 3D visualization:

Modeling

Texturing

Lighting

Camera settings

Rendering

Postproduction

Modeling

The architect or the visualization service provider creates a 3D model of the building in an architecture software.

Texturing

The surfaces of the 3D model are textured with realistic materials such as concrete, wood or glass.

Lighting

The lighting of the scene is set to achieve a realistic representation. This can mean creating artificial lighting that resembles the natural lighting of the building, or simulating day-night changes.

Camera settings

The position of the virtual camera and the angle of view are determined to create the perspectives that the customer likes best.

Rendering

The 3D model is rendered, which means that the computer program creates a high-resolution, photorealistic version of the 3D model.

Postproduction

The 3D visualization is further processed using software to refine the background or shadow, for example, or to optimize the image.

The duration of the visualization depends on the complexity of the project, the number of perspectives required and the level of detail of the visualization. As a rule, the creation of a high-quality 3D visualization takes between a few hours and several days.

AI in architecture: The future

FIV: Now the big question: How can / how will AI (artificial intelligence) change this process? In terms of 3D visualization for builders?

Artificial intelligence (AI) has already begun to change and improve the process of 3D visualization in construction. Below are some ways AI can change the process of 3D visualization:

Automation

Personalization

Simulations

Efficiency increase

Real-time updates

Automation

AI-based software can automatically generate 3D models from 2D plans and drawings. This speeds up and simplifies the modeling process.

Personalization

AI can also facilitate the creation of personalized 3D visualizations. The software can generate 3D visualizations tailored to individual needs and requirements based on data from the client, such as their design preferences and budget.

Simulations

AI-based simulations can help identify and solve potential problems early on. For example, simulations can predict the effects of natural elements, such as sunlight and wind, on the building and thus optimize the design of windows and doors.

Efficiency increase

AI can also help make the entire design and construction process more efficient. By using AI, architects and engineers can make faster decisions and simplify the process of collaboration and communication.

Real-time updates

AI-based software can also provide real-time updates to 3D visualizations, allowing builders to see changes and provide feedback in real time. This can speed up the decision-making process and reduce the time spent in iteration loops.

Overall, the integration of AI into 3D visualization in construction will lead to a faster, more accurate, and more efficient design process, which in turn can lead to time and cost savings for building owners.

Automating design with AI – By leveraging generative design technology and other data sources, building plans can be created automatically, which can result in time and cost savings as well as increased design accuracy. However, it is important to emphasize that the use of AI-based solutions does not replace the role of the architect or engineer in the planning and design of a building, but only supports it. The interview also discusses further developments that AI will enable in the real estate industry.

Automation of planning

In the interview Real Estate & AI with Lukinski, we talked about the future with AI. We had a few follow-up questions about the exciting topics and what we can expect in 4, 5 years. Among others, it was about:

Automation of planning with AI

Design automation is a process of automating the creation of building plans through the use of AI-based software solutions. This can help reduce planning times and costs, and increase planning efficiency and accuracy.

Automatically create building plans

AI-based software can use a variety of data sources to automatically generate building plans. These include environmental data, building types, and building materials, for example. One example is the use of generative design technology, in which an algorithm automatically generates different designs based on a number of parameters, such as room layout, building codes, or cost.

Preparation of construction plans and material lists

Automation can also be used in other areas of planning and the construction process, such as the creation of construction plans and material lists or the automated adaptation of plans to changes in the construction process.

By automating planning, time and cost savings can be achieved by reducing manual work. Errors can also be minimized and planning accuracy increased, as AI-based software solutions are able to take into account a large number of variables to achieve the best possible results.

It should be noted, however, that the automation of planning does not mean that the architect or engineer is replaced. The role of the architect or engineer in the planning and design of a building remains indispensable, even if the use of AI-based software solutions supports the planning process.

Fancy more future?

Real Estate & AI (Artificial Intelligence) – The Interview

Today and the future – How is a villa created and how would it be created if artificial intelligence were in play. This interview with Stephan Czaja of Lukinski provides an overview of the steps involved in planning and visualizing villas and their timeline. Architects usually create 3D visualizations to give their clients a better idea of their design.

Artificial intelligence (AI) can improve the process of 3D visualization in the future through automation, personalization, simulations, increased efficiency and real-time updates. Other possible developments include automation of planning, control of construction machinery by AI, creation of 4D visualizations, and personalized advice through AI-based tools. A look into today and the future with AI!
