In this interview Johanna talks to us about how her life has changed through her participation in GNTM. In addition, she gives tips in the areas of body positivity and pressure on social media. In addition, the model tells us which projects she will pursue in the future.

From elementary school teaching to GNTM

FIV: Hello dear Johanna, how nice that it worked out with the interview. You are a successful model and already have a large reach on Instagram. Did you always want to work in the model and social media world or did you have other future goals in terms of your profession before GNTM?

Johanna: In fact, I always wanted to work with children and study elementary school teaching. I’ve loved being in front of the camera ever since I was little, and after taking part in GNTM, it was immediately clear to me that I wanted to continue in this field.

Tips: Pressure on social media

FIV: You are in the public eye and are active on social media as a social media personality. How great is the pressure in the business to always be “perfect”? What is the best way to deal with it?

Johanna: The pressure to be “perfect” is definitely there. When you’re in the public eye or actively using social media in general, you automatically compare yourself to others and often get a false self-perception as a result. However, I always try to do my thing and just show myself as I am, without constantly thinking about whether I meet any criteria or please everyone with it. I think if you think too much about how you present yourself, what you say and how you act, you can quickly become inauthentic and I definitely don’t want that. People are interested in me and my life and not in some version of me that is considered “perfect”.

How to feel comfortable in your skin

FIV: Keyword social media. You do a lot for body positivity. Do you have any tips for our readers on how they can feel good in their skin?

Johanna: The best tip I have for others to feel good is to ignore the opinion of others and be yourself. You can’t take negative comments to heart and just stand by yourself. There are always people who won’t like you, just like you don’t like everyone. You just have to focus on the things that you like about yourself and then emphasize and highlight them instead of constantly looking for flaws.

Life changed by GNTM

FIV: You owe your fame to GNTM, among other things. You took part in GNTM in 2020 and have been a successful model and active on social media ever since. How has your life changed since GNTM?

Johanna: My life hasn’t really changed that much apart from the fact that I now share a lot of things with people through Instagram. Sure, you’re often recognized and approached now when you’re out and about somewhere, but that doesn’t bother me at all, quite the opposite. I still worked in the beer garden after GNTM, just like before, and recently started studying, because I still find that super important in addition to social media.

Johanna’s artistic streak

FIV: In your free time you like to deal with art and paint. How did you get into art and would you like to work professionally as an artist or in the artistic field?

Johanna: Art was always my absolute favorite subject at school. Unfortunately, I had little time to pursue it after my school days. When I then had to involuntarily quarantine for a while, I started to paint again and will definitely deepen this hobby and maybe even earn money with it in the future. Artist as a main profession, I could imagine but rather not.

Projects that Johanna will pursue in the future

FIV: Finally a short look into the future, we are curious what you have planned in the near future: Do you have any big plans like a new project or a movie or is there something on the

Johanna: I don’t have any concrete plans for the future, I’ll let everything come to me. But I could definitely imagine further TV projects, if the right offer should come along. I will also continue to pursue modeling and hopefully make progress in this area. Otherwise, I just hope that the overall situation with Corona will relax again and maybe you can travel again without any problems, because there are still super many countries and places that I still want to see.

In the interview with us, Jana talks about her career as a stewardess and pilot, reveals her dream travel destination and talks about her radio show and her own podcast. Jana also talks exclusively to us about her participation in GNTM, her modeling career and her plans for the future.

Career as stewardess and pilot

FIV: Hello dear Jana, how nice that it worked out with the interview today. A lot has been happening with you lately. Your life is so exciting. You are a pilot and before that you worked as a stewardess. How did you end up working in this field?

Jana: The career choice of flight attendant came about more or less by chance, when I realized during my teaching degree that studying itself didn’t fulfill me and that I would rather continue to work in the classic working life without 9to5 conditions. The education was more of a joking side note from my mom – “What if you could fly? What would you do?” A few weeks later I had a training contract with Germania, later became the advertising face of their new image campaign (model background thanks) and after one year cabin manager (colloquially called senior or purser). At the beginning of 2019, insolvency was filed and all employees were laid off. I knew – without flying, without me. But why not actually on the other side of the cockpit door? When I moved to Berlin, an acquaintance recommended a flight school in Brandenburg and so the training started.

Jana’s dream destination: New York

FIV: As a flight attendant, you’ve been around the world a lot. What has been your most beautiful travel destination so far and is there a place in the world you definitely want to travel to?

Jana: I was a flight attendant on medium-haul flights. So the romantic idea of palm trees, sandy beaches and metropolises, and always waking up in the most amazing hotels there, is not something I’ve experienced. Nevertheless, I would definitely like to travel to New York in the run-up to Christmas – a bit kitschy, I know, but that is actually quite high on my list.

Journalism has always interested the beauty

FIV: Not only are you a pilot, but you also have your own weekly talk show on Radio Energy. Have you always wanted to do something in the journalistic field?

Jana: I’ve always found the exchange with readers or viewers exciting – when I was still a flight attendant, I also got a column at Travelbook and on Instagram there was my weekly #flightfactfriday with anecdotes and behind the scenes info from flying. Writing, talking, questioning, listening, learning new things has always been a big part of me and of course I’m happy that I now have so many different opportunities to live this out.

This is what Jana likes best about her radio show

FIV: On the show, you interview celebrities and influencers and talk about current issues and events. What do you like best about your work as a radio host?

Jana: The best part is really the conversations and the input from our guests. The format is called #Realtalk on Wednesdays, because we usually have people as guests who are not part of the classic curriculum vitae and don’t talk about what every channel always talks about anyway. A man who was a street kid and is now a Spiegel bestseller author, a woman who works as a ghost hunter, another who earns her money on Onlyfans, a drug dealer who served time in the toughest prison in South America and has now found his way to God, or two friends who come from the puppy play scene and live out their sexual fantasies with dog masks. All these people have experienced things that are partly beyond my imagination and I find it very inspiring and important to go into these diverse exchanges.

That’s how important the topic of feminism is!

FIV: In your radio show and podcast Neongrau, you address topics that move you, like feminism. How important is it for you that people talk more about such topics?

Jana: Feminism triggers an eye-roll reaction in many people. I can even understand that to some extent, because who wants to put energy into breaking old thought patterns when you could easily continue as before. However, not only women need feminism for equality, but also men. Not only should a woman not be assigned a special position because she is a pilot or builds her own kitchen – men who, for example, don’t go to the gym to “pump” or are sensitive, like to dance or paint, or take care of housework and childcare should not be pushed further into a role either. Feminism defines for me that every person is allowed to be everything (as long as they don’t restrict anyone else with it) regardless of their biological sex.

Photo: Nikk Martin

Pressure in the fashion industry worse than on social media!

FIV: You’re in the public eye and you’re active on social media as a social media personality. You also talk about these important topics on social media. How great is the pressure in the business to always be “perfect”? What’s the best way to deal with it?

Jana: I never felt the pressure of having to be perfect on Instagram, but that’s also because I worked in the fashion industry for many years, where a completely different wind blows again. I became jaded there at the time, and social media and the people there were the ones who gave me self-confidence again. My hair was suddenly special and not “too red”, my hip measurement was suddenly normal and not “too big” and my overall appearance was suddenly “beautiful” and not “exotic”. Of course, there are always two sides to everything – including social media. In general, we should be actively mindful of what content and values we expose ourselves to by subscribing to appropriate accounts. I regularly clean up my subscribed accounts several times a year because I also only want to look at what I find aesthetically pleasing without doubting myself, what inspires me without feeling inferior, and what I enjoy but not at the expense of others.

GNTM as a stepping stone: Afterwards you are responsible for your own success!

FIV: You became known through your participation in GNTM, among other things, and have been successful as a model ever since. How has your life changed since GNTM?

Jana: GNTM has given me a few moments of notoriety following participation. Becoming known is easy and this hardly requires an extraordinary ability nowadays – to STAY known or endure for more than two seasons in this industry without wanting to use trash formats is something completely different. Since I left Klum’s agency relatively quickly and looked for a real agency and I also had hardly any online presence at the time (Instagram channel, Tik Tok etc – didn’t exist), the notoriety was short-lived and actually didn’t change that much, except that I got really good catwalk training, recognized and learned interview strategies and now know my way around contracts well. I had already started my studies before participating and resumed them afterwards (though not for very long, as we know from my flight attendant history) and the real notoriety only came with flying, my contributions to it and the column – at that time I served a niche with the content from the airplane, which few creators have played but with which almost everyone can identify, since most people have already traveled in an airplane. I simply had the right idea at the right time.

Photo: Nikk Martin

Highlight of her modeling career: stretch for Women’s Health

FIV: You are super successful as a model and have already walked at Fashion Week in Berlin, among other things. What has been your career highlight as a model so far?

Jana: you’re not “super successful” just because you run Fashion Week in Berlin (which isn’t really Fashion Week and isn’t really recognized in the industry either) – the “real” FW are the ones in Milan, Paris, New York and London, also called the “big four”. If you run shows there several seasons in a row, THEN you are “super successful”) Modeling is far from always as glamorous as it is socially exaggerated. If I shoot a catalog inlay for a supermarket chain, or my face is emblazoned on a trade show poster for insurance companies, that’s modeling too – but people usually think less of that when they hear the term. A cool job was definitely once a stretch for Women’s Health, when I was called in the middle of winter if I could shoot the editorial the next day at the sea in Turkey – my first thought at the time was “damn, who feeds my cat”.

Jana’s future plans for 2022

FIV: Finally, a short look into the future, we are curious what you have planned in the near future: Do you have big plans like a move or something similar or is there something special coming up? Give us a little teaser of what your fans and followers can look forward to in the near future!

Jana: As you know, I’m definitely not the type of person who plans far into the future. There are some ideas and projects in the pipeline – what will be realized in the end remains as exciting for me as it is for you.

In this interview Luca tells us a lot about her exciting time at the casting show and gives some tips for future GNTM contestants. Luca reveals how she got into modeling, whether modeling is her dream job and how she manages to successfuly study journalism alongside her modeling career. In addition, you will learn in this interview what Luca has planned for the near future.

Luca has experienced a lot since GNTM

FIV: Hello Luca, it’s nice that the interview worked out. You have already experienced a lot in your life. You took part in GNTM in 2021. Since then you are a successful model and active on social media. How has your life changed since you took part in GNTM?

Luca: After GNTM, my life in public has changed: despite the Corona circumstances, I am invited to events and have the opportunity to meet other well-known personalities there. I am recognized on the street and people ask for photos with me. In my old school I have become a role model to realize one’s dreams. But privately, everything is actually like before, the daily madness just.

Tips for participation in GNTM

FIV: The new season of GNTM starts soon. And you certainly have tips in store for the aspiring candidates?

Luca: In any case, stay true to yourself, don’t let it get you down, be able to laugh at yourself sometimes, and don’t take some things too seriously. The best thing is to take everything with you as a great experience and also grow in yourself and the challenges.

Photo: Guido Raschke

How Luca got into modeling

FIV: Was modeling always your career aspiration or did you want to do something else?

Luca: In the beginning, modeling was just like a hobby and I didn’t think that it would become bigger… but over time it has developed, also by the motivation of my environment, there! Before there were already some career ideas, for example: run your own horse farm with friends, then be a veterinarian there; I also wanted to join the police…

Social media and study

FIV: You are currently a student. How do you reconcile your studies and life as a model with your activity as a social media personality?

Luca: Sometimes I’m surprised myself, but somehow it works out most of the time… the lecture quickly takes place on the train, and then social media during the breaks.

Photo: Guido Raschke

Tips: Pressure on social media

FIV: You are in the public eye and are active on social media as a social media personality. How great is the pressure in the business to always be “perfect”? What is the best way to deal with it?

Luca: Of course, numbers play an important role. The business is big and always a test, but I try to put myself under less pressure. That works well in some places and not so well in others… My friends and family are an important support for me to always remain authentic.

Interesting things are coming

FIV: Finally a short look into the future, we are curious what you have planned in the near future: Do you have big plans like a move or similar or is there
something special? Give us a little teaser of what your fans and followers can look forward to in the near future!

Luca: The next big event is the fulfillment of an agreement with an Olympic athlete, among other things it’s about high diving… then of course my journalism studies and a few other interesting things that I still have to do, but as we all know, you don’t talk about unlaid eggs…

Photo: Guido Raschke

Romy talks about her life after GNTM

FIV: Hello Romy, it’s nice that the interview worked out. You have already experienced a lot in your life. You took part in the 16th season of Germany’s next Topmodel in 2021. Since then, you’ve been a successful model and active on social media. How has your life changed since you took part in GNTM?

Romy: I wouldn’t call myself a big, successful model at all, because I’m not a full-time model at the moment, but I’m concentrating on my internship and my future career.
I’m concentrating on my studies. Nevertheless, a lot has changed in my life since my participation in GNTM.

Finding friends has been difficult since GNTM

Romy: It has become more difficult to make real friends, because everyone who meets me already has a preconceived opinion of me, whether positive or negative. I meet a lot of people and I get recognized on almost every street, I like that. I love my fans and spend super happy time with them, even if it’s mostly unfortunately only very short and only possible from a distance, due to our current situation of course.

Going out alone is difficult for Romy

Romy: Unfortunately, I can no longer walk through my village alone, as there have already been cases where I have been secretly followed home or my neighborhood has been scouted. Basically, one lives a bit more restricted than before. It doesn’t matter anymore how embarrassing you act in public because everyone knows you. And it doesn’t matter anymore if and how you express yourself in public. I’m very often afraid of disappointing my fans or doing something wrong by not being active enough in social media, for example.

Romy is endlessly grateful for her life

Romy: I have a lot to do and in the last few months I could rarely be at home, right now it is a bit quieter because of Christmas, which also gives me the opportunity to spend more time with my family. But, and this is the most important thing for me, I love every little change, even the restrictions, because I would never undo the time and I am endlessly grateful for every single person who follows my story, wants to see me and likes what I do.

Romy gives tips for aspiring GNTM contestants

FIV: The new season of GNTM starts soon. And you certainly have tips in store for the aspiring candidates?

Romy: The only tip I would give to a candidate would be to just always be yourself. You shouldn’t try to play any role in such a show or behave differently than usual, because for me personally that would be like lying to the people in front of the TV and also to Heidi Klum. I would say: You are perfect the way you are and this show wouldn’t want you if you were different!

Has modeling always been Romy’s dream?

FIV: Was modeling always your career aspiration or did you want to do something else?

Romy: It was always a huge dream of mine to take part in Germanys Next Topmodel. However, I never knew if I was even remotely good enough for it, which is why I never actually considered modeling before.

Social media pressure – how best to deal with it

Many people, especially young women struggle with unrealistic beauty ideals and identity issues they see on social media. Many have developed serious mental health issues, identity problems and a false self-perception to mimic the beauty standards that are simply unattainable. We asked Romy about her opinion and you can find her answers here.

“You put pressure on yourself to look perfect”.

FIV: You are in the public eye and are active on social media as a social media personality. How great is the pressure in the business to always be “perfect”? What’s the best way to deal with it?

Romy: The pressure to always be perfect is put on you by the big celebrities and yourself by constantly seeing perfect photos in perfect places with perfect people, outfits and scenarios. Personally, of course, I also make sure that my photos and videos are interesting. But I also like to show an “imperfect” side of me. We are all human beings. People who usually have a stressful everyday life, come home and want to relax. Since I personally prefer to look at funny things or really exciting facts that do not make me envious of huge mansions or beautiful front gardens.

Romy focuses on funny content

That’s why I usually post rather funny content, I also like to be without makeup or fresh out of the shower with wet hair. I also make it a point to let my fans know how much they mean to me, which is why I often put sayings in my status that emphasize that and remind everyone that you are perfect the way you are. Even without a big mansion and huge success.

Participation in The Voice of Germany

FIV: Besides GNTM, you also participated in the Voice of Germany. Do you want to pursue your career as a musician?

Romy: I’ve been a musician for over 15 years and of course I want to continue pursuing a career as a musician. However, the most important thing for me is to first study and get a good degree, because as a freelance musician/artist, as you know, you live very dangerously.

Future dream: Successful music career

Romy: Right now I would like to just sing covers on YouTube and write my own songs to express myself and my feelings. That’s what I will do for the rest of my life. If something bigger should come out of it, that would be wonderful of course and also the fulfillment of a huge dream, but time will bring that.

Here you can already hear Romy’s voice:

Outlook: Romy studies in the future

FIV: Finally, a short look into the future, we are curious what you have planned in the near future: Do you have big plans like a move or something similar or is there something special coming up? Give us a little teaser of what your fans and followers can look forward to in the near future!

Romy: In the near future, I’ll be doing an internship, because I’d like to study. When, where, what and how I keep secret, because of privacy.

Will Romy soon release her first album?

Romy: However, I’m just starting to sing and I can reveal that I’m currently working on 4 own songs and constantly something new comes to it. They are different from the song I have already published and go in the direction of ballads. On this and on other, different posts from my life and my everyday life, as well as now and then a few interesting collaborations, my fans and followers can look forward in any case and continue to be excited!

Fashion is something we deal with every day. Even people who say they don’t care what they wear choose clothes every morning that say a lot about them and how they feel that day. For many people, fashion is much more than clothes, but a philosophy and a way of life. Nowadays, there are more and more opportunities to turn your vocation into a profession. Which professions and courses of study are suitable for fashion enthusiasts is worth a closer look. The reasons that speak for a professional future in the field should also be brought to mind.

Fashion Management – the combination of fashion and business administration

Fashion management studies are a way to gain a foothold in the fashion sector and even turn your passion into an attractive income. During the course of study, students not only acquire a sound knowledge of the production as well as finishing of materials. Students examine technical and digital trends, build knowledge of marketing measures, learn the basics of business administration and receive a wealth of information on fashion technologies.

One sure thing in the fashion world is change. We are constantly bombarded with new fashion ideas from music, videos, books and television. Movies also have a big impact on what people wear. Fashion is big business. More people are involved in the buying, selling and production of clothing than in any other industry in the world. The degree enables students to translate knowledge of fashion trends and design into management concepts and get a piece of the sales pie.

With a bachelor’s degree in fashion management, nothing stands in the way of a career in the national and international fashion business. Graduates are hired by fashion agencies as well as publishing houses, TV stations and fashion companies.

That’s what makes the Fashion Management degree program so special:

Learning how to manufacture and refine materials

Investigate technical and digital trends

Knowledge of marketing measures

Fundamentals of business administration

Development of marketing concepts

Bachelor degree

Fashion designer – a creative engine in the fashion industry

As a fashion designer, you research current fashion trends, predict what will be popular with consumers, and draw inspiration from the world around you to create fresh and original designs. You’ll decide on fabrics, colors and patterns, create sample designs and adjust them until you’re satisfied with the final product.

The main areas of work for fashion designers are high street fashion, ready-to-wear and haute couture. High street fashion is where most designers work. Here, garments are mass-produced and made for the masses. Buying patterns, seasonal trends and influences from celebrities on the catwalk play a key role. It is a commercial and highly media-driven sector. Ready-to-wear involves creating ready-to-wear collections that are produced in relatively small numbers. Haute couture requires a large amount of time to produce one-off pieces for the runway. Designs usually support the brand and create a “look.”

Common tasks of a fashion designer include visualizing an idea, creating designs and mood boards, planning and developing assortments based on a specific theme, and presenting designs at fashion as well as other trade shows.

The work environment varies from company to company, from a modern, purpose-built office to a small design studio. Freelance designers may work from home or in a rented studio. Fashion design is a very competitive industry and usually requires a degree in a subject that teaches both technical and design skills.

That’s what makes the fashion design program so special:

Research and forecast of current trends

Create new designs

Main areas of work: High street fashion, ready-to-wear and haute couture

Plan and develop assortments and collections

Textile designer – important basic work for fashion

Textile designers create two-dimensional designs used in the production of knitted, woven, and printed fabrics or textile products. They work in both industrial and non-industrial locations and often specialize or work in a specific context within the textile industry.

The daily tasks of a textile designer include making sketches, designs and samples for presentation to customers, working out design formulas for a group of samples, developing new design concepts and sourcing fabrics and other materials at trade shows as well as markets.

Relevant work experience, whether through vacation work or college internships, is almost essential for entry into this industry. Typical employers include manufacturing and processing companies that produce clothing, home textiles and other textile products, large fashion and clothing retailers, and design studios.

That’s what makes the textile design program so special:

Creating two-dimensional designs for textiles

Making sketches, designs and samples

Elaboration of construction formulas for a group of patterns

Development of new design concepts

What speaks for a job in fashion

Numerous other professions can be found in the fashion industry. These include garment engineer, fashion seamstress, pattern director and garment technician. While some professions require a degree, other jobs build on an apprenticeship.

When you consider what fashion is and how it moves people, the reasons for pursuing a career in fashion become clear. International fashion editor Cynthia Durcanin describes fashion as a state of mind. A spirit, an extension of one’s self. It can be a subtle whisper, an energetic shout, or an all-knowing wink and smile. Fashion is all about feeling comfortable with yourself and translating your self-esteem into a personal style. Fashion gives people the opportunity to try out many different roles and explore themselves in this way.

As soon as a profession is taken up that helps shape or even redefine fashion, people are helped along with additional opportunities. The space for new self-development is expanded. More can be moved than a piece of fabric or leather would suggest.

This speaks for itself:

Industry with a future

Space for new self-development

Gives people the opportunity to try out new roles

A dream of many girls is to model. To be allowed to model in fashion capitals like Shanghai, Beijing, Berlin or Paris is “the ultimate goal”. However, the path to this goal is a long and arduous one, which not every model manages. It is all the more amazing when a model makes it.

I got to talk to Adelina, a model from Cologne at a shoot and ask her questions about her start in the fashion industry, her highlights of her current career and her plans for the future. She takes you on a journey from Asia to Europe and shares the most exciting and funniest stories with us!

She also gives us her ultimate tips for young models and important values for young girls and boys. It’s all about Self-Love & Self-Confidence!

Getting started in modeling – applications & castings

Many girls dream of becoming models, but not everyone knows how to get a foothold in the industry. Before you go on the road and run from casting to casting, you have to apply and hope that you find the right agency that sees in you the potential to train the young girls and then to market.

Adelina applied at the age of 17 to many agencies in Germany and sent her pictures online on the off chance. Of course, the requirements for being a model are more than just luck, in addition to the right height and appropriate dimensions, you must also have charisma or what most call that certain something.

She received her first acceptance from CM Models, who trained Adelina for over 2 years with shoots and assignments like at Fashion Week in Berlin.

Then she was ready to extend her jobs offers to across the wide ocean.

School and modelling – is that possible?

A question that interests not only the models, but especially concerned parents. A modelling career starts pretty young, so it clashes with your school career. I asked Adelina how it is possible to reconcile both, a good school education and modeling. The answer of the graduated high school student was quite clear: It is really doable! Of course, she had to take a leave of absence for some shoots, but still she didn’t neglect school. She graduated from high school and mainly had experiences within Germany during her school time.

After finishing school she started her stays abroad. Her first trip went straight to Asia, Shanghai, where she landed several shoots and jobs. The last trip was to the fashion capital Paris, where she even made it on the cover of a fashion magazine. More about that later!

My personal highlight – Shanghai, Paris & Berlin

Within 2 years, Adelina has not only been able to pick up a lot of modeling knowledge, but has also been able to see large parts of the world. Some of her coolest assignments include the Fashion Weeks in Shanghai and Berlin, as well as her current shoot for the cover of a French fashion magazine!

For herself it was a real culture shock at first, the first time in Asia and all alone! But the experience was indescribable and Adelina also did very well. In Asia the focus is very much on “diversity”, there the European standards like height and measurements are not the most important thing. They don’t ask for the typical beautiful. It’s much more about special characteristics. So it happened that 1.65 m models were with her at castings. Something that would be unimaginable in Europe.

Nevertheless, Paris was just as much a highlight for the young model. It is the dream of all models to shoot in the fashion capital, not to mention the cover of a Parisian fashion magazine. She still finds it hard to put all the experiences and emotions into words. Directly in the first week she got the job. An overwhelming and at the same time exciting feeling. A big difference to Shanghai, but also there she had the complete support from the agency. Many models are very scared at the beginning and worry that they will be alone or have to work under strict observation. The agency in Paris offered a bit of home with its relaxed and friendly atmosphere.

Paris Cover – Emotions

“How does it feel to see yourself on the cover of a prestigious magazine?” was my personal highlight of the interview. Finding yourself in the corner newsstand at 19 is not only an accomplishment for your modeling career, but also a completely new feeling. Before, you walk in fashion shows and fashion weeks, but the audience is limited to fashionistas, designers and photographers. Now you’re on the shelves of dozens of newsstands and supermarkets, which means you’re seen everywhere. Whether it’s from teens interested in the week’s beauty tips or the businessman who wanted to give his car a quick fill-up. The reach is different.

When she found out her photos were used, she didn’t know she made the cover. With astonishment and a big grin she took 6-7 pieces for her family, friends and agencies. At first the kiosk woman was confused, but when she recognized Adelina she was happy and congratulated her.

Fashion Week – Berlin, Shanghai & Beijing

The first show was in cooperation with CM Models in Berlin. Others followed in Shanghai, Beijing, Peking. They were two completely different worlds in terms of fashion, feeling and styling. But in both neither excitement nor adrenaline was missing! It is an indescribable feeling to walk in front of the audience, the adrenaline rises, you have to be able to hide it well that now so many and especially so important people are watching you.

That’s also the reason why Adelina prefers catwalks for shoots. At the shoot it is of course always a new experience and exciting, but the atmosphere is more relaxed, mistakes are allowed and it’s not bad if the photographer gives tips for better poses. In the fashion shows on the catwalk, everything has to go perfectly and on the first try.

Plans for the future – modelling & studies

Adelina is still in her year of break, after graduating from high school the year was dedicated to modeling and traveling, yet she wants to enroll in college for the upcoming winter semester. Her plan is not directly related to modeling. She wants to study International Management, but doesn’t want to give up modeling. During the semester break, which is 1-2 months, she wants to model abroad. In the meantime, her assignments are limited to shoots and jobs in Germany. But she is sure that it is possible to combine both. Unlike in school, there is no compulsory attendance and at the time it also fit wonderfully.

She still has time until university starts and she uses it as much as possible for shoots and jobs.

3 tips for beginners

When you start so young, it’s hard to know everything right away. It’s normal that in hindsight you would do things differently. It was important for me to know from Adelina what she would recommend to her younger self with her current experience. She gave me three ultimate tips that would not only help her former self, but young girls and guys now who want to become models.

Work on self-confidence

Don’t put up with everything

Not pretending to please others

“I would tell myself that you have to have a lot of self-confidence from within yourself for the profession. No one should always conform to everything society tells you to do. It’s important to do your thing because only then do you feel more liberated and comfortable. If you try to please everyone else, you won’t be happy. I don’t fit into the typical mold of society either, but being true to myself fulfills me. I would give that to others along the way!”

The perfect look – Be yourself

Fittingly, I had to go into her particular look. Shaved hair on a woman is not only a brave and cool look, but it also attracts a lot of attention, right? I got a cool story directly from China. There, European looks are of course always a phenomenon and it is normal that bright blue-eyed people are always photographed, because this is very different from the norm and is a beauty ideal in the Asian region. Adding short hair was the ultimate trigger for a group of Asians to photograph Adelina on the street.

But even in Germany she gets a lot of looks with her smart look. At the beginning she noticed that very strongly, today she fades it out. For many people the look is hard to classify, that’s how she explains the stares. Nonetheless, she gets a lot of positive feedback, especially on online platforms like Instagram. She is often asked how it came to shaving off her hair and many want to follow her in this step, but have reservations or too little courage. Adelina not only serves as an inspiration, but encourages others to do what their feelings tell them to do.

Her decision to get her hair done also came from her heart and impatience to grow it out again!

Anna Paulina Scherg is mainly known on social media for her fashion content. With her excellent fashion sense, the Regensburg blogger posts her daily outfits and styling videos, with which she inspires her followers. The business student has been active on Instagram for two years and has already achieved a lot: collaborations with big fashion brands and her own bag label. We interviewed Anna for you and asked her questions about life as an influencer, the foundation of her own brand and her affinity for fashion.

Anna’s tips for more self-confidence & the perfect photo

FIV: Many girls dream of being as fashion-conscious as you. Long coats, black boots and trendy bags: These are the outfits your followers love you for! How did your affinity for fashion develop and what influence does fashion have on your life?

Anna: I used to be one of those kids who always liked to dress up, so I had fun slipping into different roles through fashion from an early age. My taste in clothes has always grown with me and has constantly evolved. Fashion and an outfit I feel comfortable in gives me self-confidence.

FIV: Besides having a good fashion sense, it’s important to know how to present it properly. What are your tips for the perfect Instagram photo? How do you find the best photo spots and what do you look for when posing?

Anna: The most important thing besides good light is that you feel good. In my opinion, you see that extremely on pictures and benefit from a completely different charisma. It’s best to think about which pose goes well with the outfit beforehand. I usually choose beautiful old town backgrounds for my pictures.

Cooperations with trend brand NAKD, Justfab and Freddywear

FIV: Besides NAKD, you’ve also advertised brands like Justfab or Freddywear on your Instagram account. We would be interested to know what has been your most exciting collaboration so far and why?

Anna: NAKD is one of the most fitting collaborations for me, because I used to love buying my clothes there myself and you always discover the latest fashion trends there. Collaborations that are connected with video shoots and events are especially exciting.

FIV: You don’t just become a successful influencer overnight. With over 160 thousand followers, you’ve really achieved something! How did your career on Instagram start and what is your tip for other girls who want to make their dream as a blogger come true?

With a lot of stamina to the Insta-star

Anna: I never started on Instagram with the intention of making money with it and I didn’t even know that it was possible back then. I just always had fun being in front of the camera and more or less slipped into the social media world. Nowadays, many want to become bloggers/influencers and build their own reach on Instagram. The key to success here is consistency and perseverance. It is essential to deliver daily content and stay on the ball, otherwise you will be poorly listed by the algorithm. It’s also important to be authentic, because in my opinion, people can tell if someone is really passionate about something or if they are just looking for a way to make money.

FIV: To stand out on Instagram, you have to be interesting. How do you think you stand out from other influencers? What are your best qualities and what do your friends & family like about you?

Anna: My friends and family appreciate that I always stay true to myself and am therefore authentic.

Matthieu Areau – Creation of Anna’s own brand

FIV: A few weeks ago you made the announcement of your own first brand: Matthieu Areau. What motivated you to start your own bag brand and what is the philosophy behind it? Are there any other interesting projects planned in the near future? We would be happy if you could tell us something.

Anna: I have always had a preference for beautiful designer bags and also have one or the other in my small collection at home. But sometimes you just pay too much for the name and the bags are not affordable for everyone.

With Matthieu Areau we want to bring high quality and durable bags with a timeless design to the man. We believe that quality is becoming more and more important for today’s generation and that there is a general rethinking in society. More and more people are paying attention to sustainability and longevity when buying their products. This is exactly the zeitgeist we want to meet with our leather goods.

We offer a fair price, use southern German quality leather and produce in the neighboring Czech Republic, only 150 km from our adopted home Regensburg. We are currently planning the launch at the end of November and can hardly wait. Please have a look at our website: www.matthieuareau.com

Despite studying and Instagram enough time for the boyfriend?

FIV: Being an influencer can be more demanding than many people think. Is the platform your main job, or do you do something else on the side? What do you like to do most in your free time?

Anna: Together with my boyfriend and manager, I’ve been doing social media more or less full-time for about two years now, but I’m also studying business administration in my 5th semester at a university. In order to get everything under one roof, I have to structure my day well and always plan everything through. For many people it looks like little work, but it takes a lot of time every day. In my free time, I go to the gym a lot and also like to meet my friends in the city for a coffee.

YouTube is a global video portal of the US company YouTube LLC and is currently available in 76 different languages. Founded in 2005 by Chad Hurley, Steve Chen and Jawed Karim, YouTube experienced rapid growth and was sold to Google LLC for nearly €1.31 billion just one year after its inception. Since then, the company has been headquartered in the Californian city of San Bruno. YouTube LLC owes its billion-dollar turnover largely to commercials interposed between the video clips.

After our big interview with The Social Book book author Stephan M. Czaja, we wanted to have another look at YouTube today – especially for your next Bachelor or Master thesis. The founders, the history, the most successful Youtube videos and channels, everything at a glance.

YouTube Founder – With them everything has started

Chad Hurley, Steven Chen and Jawed Karim founded Youtube. It all started with them, the rest is history.

Chad Hurley

Hurley was born in Birdsboro, Pennsylvania, in 1977 and studied graphic design after graduating from school. He then found employment as a graphic designer at PayPal, an online payment service provider, where he met YouTubes, Steve Chen and Jawed Karim, two co-founders. Together with Chen, Hurley was honored as “Person of the Year” by the International Academy of Digital Arts and Science at the 11th Webby Awards 2007. In addition to their work for YouTube, Hurley and Chen have been working since 2013 on a competing project for Vine and Instagram, a video app called Mixbit.

Steve Chen

Chen was born in 1978 in Taipei, Taiwan and immigrated a few years later with his family to Illinois, USA. Working for PayPal, an online payment services company, he met Hurley and Karim and built the PayPals online payment system with them. Since the founding of YouTubes in 2005, Chen has concentrated mainly on the successful online video portal and has been working on the development of the video app Mixbit for several years.

Jawed Karim

The German-American Karim originally comes from Germany and was born in 1979 in Merseburg an der Saale. In 1992 he moved to Minnesota, USA, where he studied computer science and at the same time financed his studies as an employee of PayPal. During this time, Karim designed PayPal’s real-time anti-fraud system before merging with his colleagues Hurley and Chen in 2005 to found YouTube LLC, now a subsidiary of Google LLC. While Youtube was still growing, Karim turned his back on the project to deepen his knowledge as a computer scientist at Stanford University. In 2008, he founded Y Ventures, an organization focused on providing financial support to underprivileged students and helping them start their own start-up business.

How does YouTube work? A few technical details

The video portal YouTube provides its users with an immense range of different videos and enables them to get in touch with the video artists – also called YouTubers – by means of comments, to rate their videos or to upload their own videos. The general use of YouTube is available to everyone free of charge, but for uploading videos and archiving the videos in favorites or similar lists, as well as the commenting function, a Google account or a Google+ membership is now required.

The online video portal YouTube runs under the two web servers Apache and Lighttpd and now supports video formats in html5. The programming language is Python, whereas the database management is done by MySQL. Although not intended by the YouTube founders Hurley, Chen and Karim, YouTube videos can be archived offline. It is recommended to use the software Filsh, but there are other ways to save the videos on a hard disk or USB stick.

Video publications of up to 12 hours

YouTube videos are published under certain conditions. Although many different video formats are supported, the recommended minimum resolution of 480×360 should be considered. Higher resolutions are of course possible and welcome, but a maximum file size of 20 GB per video and a maximum duration of 15 minutes is generally only allowed. Using an account verification via SMS, video artists can deactivate these restrictions and publish videos with up to 128 GB file volume or a duration of 12 hours. This allows video producers to upload their videos in 3D or HDR, select a resolution of 4k2k or even 8k or use the 360° function.

A video makes history: “Me at the zoo”

The very first video uploaded to the online video portal was made by YouTube co-founder Jawed Karim himself. It went online on 23.04.2005 and has the title “Me at the zoo”.

New on YouTube: Development

In the course of its rapid development, the online video portal YouTube has undergone several changes. From its founding by Hurley, Chen and Karim in 2005 to its acquisition by Google LLC just over a year later, YouTube has evolved technically and visually, tried out new aspects and optimized itself.

YouTube Analytics – the numbers to success

How successful a video or a YouTube channel is can be seen by the respective user under YouTube Analytics. Similar to Google Analytics, this analysis service calculates the average number of views, likes and followers, the bounce rate of users and many other aspects of use, making it a valuable tool for measuring one’s own success.

YouTube Affiliate Program – grow together and earn money

Since 2007 YouTube has been offering a so-called affiliate program for video artists, which enables producers to earn real money with their videos. YouTuber are often organized in cross-channel cooperations, also known as Multi-Chanel-Network, or MCN for short.

YouTube TV & YouTube Movies

For some time there has been a cooperation between YouTube and the channels of some big TV stations, which runs under the name YouTube TV. Since YouTube functions as a platform for a broad mass of videos, a separate area for professional cinema films and documentaries was introduced under the name YouTube Movies, which has been available in Germany since 2012 after a test run in the USA.

Original channels – with YouTube as sponsor

In 2012, the online video portal YouTube was expanded to include a further function, namely original channels. Unlike regular YouTube channels, original channel owners receive financial and other support from YouTube itself. The first original channel of this kind on YouTube was “Ponk” – a channel from the comedy category that will stop publishing its videos at the end of 2014 after the sponsorship programme expires in the winter of 2013. A total of 13 original channels in Germany were temporarily supported by YouTube.

YouTube Spaces – London to Berlin

A further innovation are the YouTube Spaces – professional studios for sound and picture recording and the most modern equipment in selected cities worldwide. The YouTube Spaces are designed to support the online video portal company through production capacity and sophisticated training, and are targeted at the most successful partners in the YouTube Partner Program. The first YouTube Space was opened in London in July 2012, followed by another studio in Los Angeles in November of the same year. Directly in February 2013 the doors of YouTube Space Tokyo opened and one and a half years later New York City was also equipped with a YouTube Space. In April 2015, Germany’s first YouTube Space was opened in Berlin.

Uncompetitive

Despite attempted competition from Clipfish, which has been running under the name Watchbox since last year, and MyVideo, YouTube is still the undisputed market leader in Germany and beyond. Europe has its own YouTube festival, the Videodays, at which YouTuber from all parts of the continent come together, exchange ideas and meet their stars in person. In the USA, on the other hand, VidCon – the world’s largest video convention – is held annually and is strongly influenced by YouTubes video artists and producers.

The most successful YouTube videos of all time

Based on the status of 2017, there are now 73 videos that can record over a billion views – of which an impressive 70 are videos from the music section. Mostly clicked is the music video “Despacito” by artist Luis Fonsi with more than 5 billion hits and with more than 17 million “like me” entries also mostly clicked. “Despacito” replaces the music video “See you again” by Whiz Khalifa and “Gangnam Style”, which was only one month in first place and which was the most clicked video on YouTube for 4 years. The success story of music videos on YouTube thus sets a clear sign and almost completely replaces music television, which was so successful in the 1990s.

Shadow sides

Since YouTube has been available for video artists and Vlogger as a source of income, there are always ambitious people who take their job too seriously or are not satisfied with their sales. But there are also states that use Youtube for their purposes or even block it.

Shooting at the YouTube Center

Just recently there was a shooting at the official YouTube headquarters in San Bruno, California – on April 3 of this year, the successful influencer Nasim Najafi Aghdam armed herself with a pistol and stormed the YouTube headquarters out of rage over too little advertising revenue. This statement can at least be seen on Aghdam’s website, where the 350,000 followers of Aghdam were very negative about YouTube’s remuneration. On her way, Aghdam injured at least three people, one of them seriously, and eventually succumbed to her own gunshot wounds.

Zenusr

The wide range of videos as well as the general freedom of expression of the platform does not lead to popularity in all countries of the world. Especially since YouTube is now used more and more for political discourse and propaganda as well as for the exchange of critical and philosophical ideas, in some countries the use of YouTube was temporarily blocked by the government, while in other parts of the world until today a complete blockage prevails.

Turkey

In Turkey there have been three closures of YouTubes so far. The first closure took place in 2007, followed by a brief lifting of the closure and another censorship, which lasted almost two and a half years, denying Turkish residents the use of the popular video portal. The last time the population was denied access was in March 2014.

Pakistan

The online video portal in Pakistan was closed for the first time in 2007, similar to Turkey. After several years of usage rights the Pakistani had to renounce the videos of their favourite YouTuber again in 2010 and since 2012 YouTube is no longer available in the whole country.

Iran

In Iran, YouTube was blocked for the first time in 2006. This was followed by small time windows in which the population was allowed to use the online video portal, and time windows in which YouTube was subject to censorship. Since the election of the current head of state in 2009, however, access to YouTube is finally prohibited for Iranians.

Libya

Libya followed the example of Pakistan and Iran and decided in 2010 to ban the use of YouTube indefinitely.

Morocco

Morocco also attempted to block the online video portal in 2008, but decided at the end of the year to lift the restriction.

China

In China, all video portals on the Internet are completely blocked. Since 2008, YouTube has been completely blocked with only a few interruptions, as online video portals in China may only be operated by state-controlled companies according to a government resolution in order to protect the inhabitants from false reports and inappropriate influences.

Thailand

In Thailand there was a short-term ban from 2006 to 2007, but since then the gates of the video portal have again been open to all Thais.

What makes Youtuber successful?

The success principle of Youtubern is actually quite simple: a healthy dose of authenticity as well as a selection of topics that is exactly adapted to the desired target group. Both results, viewers feel adressed and are picked up thematically. In addition, many people in the target group can identify with the Youtuber, which shares private information and makes it appear more humane.

The choice of topic – which segment suits me?

An important decision for every Youtuber is the choice of topics. The currently most successful segments are primarily video and computer games and music, but beauty and comedy channels are also very popular. The ideal length of a video contribution depends directly on the content and genre. For example, the average duration in the music and entertainment segment is 5 minutes, while for video games it is just under 15 minutes.

Personality – the trademark of a Youtuber

Personality is a very important point, because through your charisma and attitude you don’t just stand out from the competition, you can also place yourself better. Self-irony and a pinch of humour complete the overall picture. Successful Youtuber are interactive, funny and honest. They are fun to have for everyone and can laugh about their own weaknesses and mishaps – together with their fans. Often there are excerpts of missed scenes or funny slip-ups at the end of a video contribution to convey to the fans that their Youtube star at the end of the day is still just a human being, just like herself.

Communication & Networking – the secret recipe for more range

The secret recipe for a successful Youtube video is the inclusion of the viewer. By a direct greeting directly at the beginning – the so-called “opener” – the viewer feels immediately welcome and valued. Direct addressing as a red thread through the video, questions as well as requests for comments and likes also ensure more activity on the part of the viewers and commitment is one of the keys to Youtube success. Another aspect that should not be underestimated is networking. Using multiple accounts on different social networks – Facebook, Twitter, Instagram… – results in a stronger distribution and users of different networks are reached. At the same time, users of multiple networks – today almost a standard in the social media sector – will be more loyal to their subscriptions because content is communicated to them everywhere.

Youtuber – the most popular influencers?

If you start your own influencer career, the question “Why Youtube?” certainly arises somewhere in the course of your considerations. The answer is simple: Youtubers are popular. According to the US magazine “Variety”, Youtuber are even more popular than most movie stars or singers. Although stars and celebrities show more work and performance, and certain basic prerequisites such as talent, charisma and visual attributes are also given, the popularity barometer Youtuber shows them right at the top. The reason for this is reflected in the recipe for success, which has already been briefly outlined above. Youtubers are approachable and authentic, they have a certain kind of communication and accessibility that is very attractive to their fan community and that a musician or actor does not or does not want to give to the same extent. Excluded from this are of course stars who know the power of Youtube and other social media networks and know how to use it for themselves.

Fans & Community – being part of a whole

Since many Youtube influencers are not involved in their jobs to the same extent as actors, for example, they simply have more time to respond to their viewers. The intensive communication with their fan community ensures a direct togetherness and gives the followers and viewers a feeling of belonging. Some Youtubers further strengthen this feeling through the implementation of user suggestions and self-organized fan meetings. A Youtube channel lives on its fans, so influencers on Youtube who want to be successful have to adapt to the expectations of their fans.

Create connectedness – but how?

In different segments the interaction with the fans can be completely different. In the Fashion segment, for example, so-called unboxings – the unpacking of parcels first or the presentation of the latest clothing purchases – simulate a situation of a joint shopping tour, while make-up tips on beauty channels reflect a situation you might experience with your best friend. On channels that specialize in video and computer games, real game insights are used to simulate playing games together, and tips on hardware and software are similar to the technical discussions among like-minded people. All these situations create a feeling of solidarity, the Youtube star becomes the “best friend” or the “best girlfriend”.

Youtube – Job or financial injection

A few years ago, the fact that you can actually earn money with Youtube as an influencer led to great astonishment. But nowadays the full-time use of the popular social media network is not only welcomed, it also finds great support from Youtube itself. Large channels with a large reach are of course particularly attractive for Youtube, which is why a high level of awareness for influencers on Youtube is another key to success. Because a high degree of awareness ensures more subscribers, a larger number of subscribers brings a higher rate of clicks, and more clicks bring the Youtube star not only more money but also more success, which in turn leads to more awareness and more subscribers. A simple principle, but no less effective.

Advertisements on Youtube – Sell advertising

If a Youtuber has reached a certain degree of popularity, advertisements are an interesting aspect for increasing money. As soon as the monetization of a Youtube channel takes place – i.e. the imputation of a monetary value based on an object, activity or event – the Youtuber can network with selected advertising providers. Since advertising providers naturally want to use the reach of the youtube to present their own products to as many people as possible, a high level of user activity – i.e. high traffic – is of decisive importance in addition to reach. If it is a high traffic channel, the Youtuber can generate advertising revenue through its viewers.

Brand Placements – targeted advertising

A type of advertising revenue focused on the target group of the youtube is the so-called brand placement. Here the brands often approach the influencers, as they have become aware of them through their relevant contributions on Youtube. If the Youtuber adresses a similar or even the same target group as the brand, the brand is prepared to pay for active and passive placements and product promotions. Custom videos, in which the Youtuber tells his viewers personally and individually about a product test, or storyline integration, in which the product is cleverly included in a pre-planned contribution, are the most common choice for the application. Sometimes a Youtube channel starts up so well that a brand collaboration comes into conversation. This is a sales talk with the brand, in which the channel statistics on target group, reach, accomplishments and best videos are examined in addition to a correspondingly high number of subscribers.

Merchandising – self-promotion for the Youtuber

Everybody’s next to themselves, they say. So it’s not surprising that a successful Youtube star with a large fan base also has his own merchandise, as he is his own brand after all. The design and offering of channel-bound merchandise can have a very positive impact on a channel’s image and lead to even greater reach and subscriber numbers. A huge boost for your own canal! At the same time, merchandise also leads to further interaction with fans, something a Youtuber can never have too little of. The Youtuber can directly test which designs are best received and for which products the fans are willing to spend money by involving the fans directly in the design draft of the products matching the segment. Extremely practical: since the Youtuber itself is its own brand, it can also actively advertise its merchandise on its channel, announce new product launches and generally make its personal advertising as interesting and versatile as possible.

Red Subscriptions – advertise free videos

From a technical point of view, red subscriptions are not advertisements, they are rather the disappearance of advertising. If a Youtuber has reached a certain level of reach and subscribers, he can take advantage of the Red Subscriptions from Youtube: if listed accordingly, viewers can book an Ad-Free subscription, which ensures trouble-free viewing of a video without advertising interruption. With a high watch time, Youtube rewards its influencer and pays monthly so that the channel remains listed. A clever influencer of course takes advantage of this to promote his channel as advertising-free.

Crowdfunding & Fan Funding – let others pay

A crowdfunding campaign is the perfect way to start your Youtube career or to realize certain projects. Possible platforms for this are of course the well-known Kickstarter and Patreon, but also IndieGoGo and Subbable are good alternatives. In any case, fans must be persuaded to invest. The goals of the Youtube must be clearly formulated and structured, a division into several goal stages, for example, has proven very successful. The call for help by video contributions on Youtube is the decisive trick here, in order to use its range optimally and to draw the viewers’ attention to its projects.

Fan Funding is a generalized way for fans to invest in their Youtube star. For a small fee, a donation box can be set up for the Youtube channel, which works without a direct target commitment and flows directly to the Youtuber. Criteria for this are a sufficiently good placement on Youtube as well as a Youtube partnership and the AdSense Account Approval, i.e. the agreement of Google AdSense to link its own channel with that of the Youtube and to place selected advertising there. Currently, fan funding is only possible for Youtuber with citizenship of Australia, France, Mexico, Spain, Great Britain, the USA and Japan, but will be extended to the rest of the world in the next few years.

The most successful Youtuber

The numerical values for uploads (“ups”), subscriptions (“subs”) and views are of course only approximate and rounded values, since a Youtube channel is constantly changing and only snapshots are possible. However, the relation of the individual values shows that even channels with only a few uploaded videos can be successful, and a high number of subscribers is not always synonymous with a high number of views.

As soon as you move into your first own apartment, most people say: rent, rent, rent. Every month you go to work many hours to spend most of your time on the next rent, which is due at the beginning of the month. No wonder that many young people become friends with the idea of buying a condominium as soon as possible.

Buy a condo – What to consider?

The purchase of a real estate brings many advantages, but also disadvantages with itself. When the word property comes up, most people first think of the classic single-family home. But condominiums can also be an interesting alternative. If you are thinking about whether it might be useful for you to buy a condo, then you should definitely stick to this article until the end. We not only tell you the advantages and disadvantages of buying a condominium, but also explain the necessary requirements and the procedure.

Advantages

Before one deals with the prerequisites and the procedure, one usually asks oneself: What are the advantages of buying a property for me? The answer to this question depends on various factors. If you have previously lived in a rented apartment, then the following advantages arise for you:

1. Money in everyday life & security in old age

If you have saved enough money to buy an apartment, you are exempt from monthly rent payments. That means for you a lot more money a month that you can spend on other things. Whether it’s one or two holidays, restaurant visits or special events, life can be made more varied without rent payments.

If you pay off your condominium in installments, you look forward to the possibility of saving your hard-earned salary and spending it on something else at some point. Usually it is a dream of a lifetime, which should be fulfilled, like a high-quality expensive car, or a holiday home.

It is not uncommon for older people to find themselves in a situation where, after working hard all their lives and finally having time to travel, they do not get enough pension to fulfil their dreams. If they live in a condominium, they are exempt from the rent and can invest their pension in beautiful things.

no monthly rental payments

More money for beautiful things in life

Saving for life’s dream

Ageing protection – spending your pension on other things

2. No fear of problems

If you are a tenant of an apartment, you always have to expect that your landlord will register your apartment as personal use. No matter how the situation arises, the notification is often a shock for the current tenants. No wonder, because this notification means stress. As quickly as possible a new rented apartment must be found, which is not only affordable, but also where the location and other criteria are right.

But if you’re the owner, you don’t have to worry about such things. Nobody can kick you out because you alone decide how long you want to stay in your apartment. Even if you decide that you want to emigrate, you can do so, rent your condo and earn money at the same time.

No fear of being thrown out by landlords

Earn money by renting is possible

3. Freedom of decision

When it comes to the design of a rental apartment, there are often regulations that are determined by the landlord from the outset. Although it is permitted to paint the walls or change the floor coverings, nothing in the building fabric may be changed. So if you want to remove a wall or have something rebuilt, this is not possible without further ado.

However, if it is your property, there are no limits to your creativity. You can design your home the way you like it and feel good about it.

Creativity without limits

high feel-good factor

Disadvantages

Despite the many advantages, it is also important to consider the negative side of buying a condo. Here we have two disadvantages for you, which you should not ignore for your decision.

1. Administrative expenses

An apartment means care. No matter if you move into your apartment yourself or if you decide to rent it out. From now on there is no longer a landlord who is responsible for the maintenance of the apartment. That means you have to take care of everything yourself. If you are a landlord yourself, you must always be approachable for your tenant. For the maintenance of your apartment there are compulsory costs, which you have to pay.

Apartment requires maintenance

Landlord must be available for tenants

2. Neighbors

A big disadvantage when buying a condo are the neighbors. Of course you can be lucky to have the ideal neighbours who will never disturb you and who will always make you happy to meet you next time. Unfortunately, this is not often the case. If you are unlucky, after buying the apartment, neighbours move in with whom you do not get along well. Unfortunately, there is often no right of co-determination here.

No guarantee for pleasant neighbours

Search condominium: Private or real estate?

If you decide to search for a condominium, you must ask yourself important questions beforehand. One of these important questions is whether you want to find your condo privately or hire a real estate agent. Many people reject the idea of hiring a broker immediately because it is assumed that hiring a broker is automatically associated with high costs. In some cases, however, this is a misconception. If you would like to find out more about the advantages and disadvantages of hiring a broker, we have an interesting article for you.

Costs of purchase

But how do the costs of a condominium actually make up? What are the components of the price you pay for a condominium? There are various factors that influence the purchase price of a home. One of the most important factors is the city. Is it a popular city where many people want to live, or is it an unknown smaller city? The more popular the city, the higher the property price. The location within the city also plays a role. Living right in the city centre close to sights, shops and in the midst of the hustle and bustle tends to be more expensive than an apartment on the outskirts.

Another important factor is the condition of the apartment. When was the last time the apartment renovated, what value-enhancing elements are installed? If there is any damage in the apartment, this will also affect the price. For this reason, it always makes sense to take a close look at the interior of an apartment.

Especially if you decide to live in an apartment on the outskirts of a big city, it is all the more important to have good transport connections. If this is the case and one can be in the city centre with a car within a short time, this also increases the value. Not everyone who decides to buy a condo also automatically has a car. Not to mention the fact that many people also rely on public transport when their car is broken. A good transport connection also ensures that the value of your property increases.

On the real estate market there are always local prices, at which a real estate price orients itself. Depending on how much similar properties are worth in your area, this will also affect the price. So if you’re looking to buy a condo but don’t have too much money, it might be worth looking in a region that isn’t quite as popular.

As you can see, there are many different factors that affect the price of a property. If you have limited financial resources, you can go through the points and consider which points in the list are not so important to you. If you can compromise with yourself, this could have a positive effect on the property price.

City

Good transport connections

Extended infrastructure

Regional property market

Condition of the apartment

The financing of a condominium

What are the actual financial models? This question is particularly important for those who want to buy a condo but have not saved enough to pay for it immediately. We have found different financing models for you, so that you can consider whether one of the possibilities is suitable for you.

The most popular cities in Germany

Job or study

Apartments are wanted everywhere. The most popular condominiums are in the major cities of Berlin, Munich and Hamburg. No wonder, because most people would like to live in one of the big cities. Here we have a ranking for you, which describes the 10 most popular cities. The northern German port city of Hamburg is repeatedly regarded as the most popular city in Germany. No wonder that the demand for housing is not necessarily low. Rental properties as well as condominiums are in high demand here. In Hamburg there is not only the beautiful Alster, but also the Speicherstadt and the HafenCity. But why is that so? Why does everyone want to live in the big cities?

Usually it is one of three reasons why you decide to move to one of these cities. One of these reasons is the job or the study. It can happen very quickly. Suddenly a job that is better paid is offered in another city and you are faced with the question: Should I move and leave my hometown? For most, the answer is clear, because a better salary can make a huge difference in life. Suddenly you have money for something you never dreamed of. The money for a second family vacation in the year, for a new car, or also for a monthly attendance in the Kosmetikstudio.

After graduating from high school, almost all graduates feel the same: out of their familiar environment and into a new adventure. Even if for many it is often only a stay abroad that is chosen, others decide to study in a completely different city. What is the best way to become self-employed? Exactly by freeing yourself from your parents and learning to stand on your own two feet. Often it is not only the isolation from one’s parents that makes one move to another city to study, but sometimes the desired course of studies is only offered in another city, so that one is forced to move.

Love

Another reason that is often responsible for a move is love. Many know it, the partner is forced to move to another city because there is a job offer waiting for him. But what is the horror of most partnerships? A long-distance relationship. Very quickly the decision is made and one decides to accompany the partner. The search for a rental apartment or condominium begins and presents most couples with a difficult task. The new life in one of the most popular cities in Germany begins.

New life

Many have had the situation before. Nothing in life goes the way you imagined it would. The job burdens you more and more, old friends turned out to be false friends and in love you are always unlucky. Many then come to the point where they say: A new beginning must come here. Everything that connects one with the old life is replaced, the apartment is terminated, the job is terminated and the contact to old friends and acquaintances is completely broken off. Also for a new beginning one of the most popular cities of Germany is chosen gladly. No matter whether Hamburg or Munich the search for a rented apartment, a condominium or a house is particularly difficult in these cities. It is therefore not uncommon for many people to decide to hire a real estate agent. You will also find out in this article which advantages result from this.

Art of the apartment – The differences

New building or old building?

If you are looking for an apartment, you should also consider whether it makes more sense to look for an old building or a new one. Do you know the differences between an old and a new building? It is correct that all buildings whose building permit was issued after 30.06.1953 are new buildings. However, there are many other differences. The special features of old buildings are the high rooms, the imposing facades, large windows and wing doors. New buildings, on the other hand, are characterised by a modern design. We have listed the advantages and disadvantages for you, so that you can quickly decide what is more suitable for you.

New construction – Advantages

If you decide to build a new house, you will benefit from the fact that you will have to pay low ancillary living costs because the thermal insulation is greatly improved. In general, it can be said that the latest technologies are usually used for a new building. If you decide to have a property rebuilt, you have the possibility to incorporate your own wishes into the design.

old building – advantages

You will notice one of the biggest advantages of an old building as soon as you enter such a building. An old building with a beautiful facade can enchant. You enter such an apartment and the ceiling is very high in contrast to new buildings. A high ceiling combined with an imposing chandelier can look like a small castle. Even if you are not interested in making your old building apartment imposing, there are many other possibilities to use an old building apartment. Since the ceiling is so high, most rooms are particularly suitable for special bunk beds.
