What is Fix & Flip?

FIV: Let’s start with the basics. Can you start by explaining what Fix & Flip is and how it works?

IE: Of course! Fix & Flip is a strategy or even method from the real estate world that focuses specifically on trading real estate. That is, unlike traditional real estate strategies where properties are held to generate long-term returns, Fix & Flip actively trades properties. The core aspect is to increase the value of real estate in order to generate profit when trading. The increase in value is achieved through cost-effective upgrading and renovation.

So the strategy consists of three basic steps – buying, upgrading and selling.

Fix & Flip Find & Buy Property

FIV: We have already talked about Fix & Flip in one of our articles and have shed some light on the three steps. Surely we could not clarify everything there what an expert with experience can report about it. Let’s go through the three steps again and see what you can tell us. Let’s start with the first step – the purchase.

IE: Yes, with pleasure. Getting started is the biggest difficulty! In order to start trading real estate at all, you need real estate. So the first step is all about acquiring real estate. This is also one of the most complicated parts of Fix & Flip. First of all, you need to create and work through a criteria checklist when searching for the perfect property.

Criteria for the selection of Fix & Flip real estate

IE: The checklist for the real estate search should include important key data that are important to you as a flipper. Basically, the location and the condition are the basis for the decision.

The property must be in an advantageous location for you. Advantageous in the sense that it is an attractive area for future buyers – so it can be sold quickly – and is still in an affordable location for you. A-locations are not advantageous, since city centers, for example, are not worthwhile in terms of price. B-locations or developing C-locations are much more suitable.

In addition, the condition of the property must be considered. Since the focus is on “cheap” properties, these often also harbor problems. This is fine to a certain extent, of course, as the strategy involves “fixing” after all, but it should still not be overestimated.

With the Fix & Flip it is important to avoid sanitation!

These are too costly and time-consuming. The building fabric of your object should therefore basically be in tact.

FIV: With the basic criteria in mind – where is the best place to look for real estate?

Search & buy objects: How do I proceed?

IE: Online portals provide a solid basis for the search. Here, offers in the corresponding location can be found and compared with each other. So you get a rough picture and an idea of the price. However, I would rather use the online portals for research and not for the purchase.

You get the better buying options privately through off-market properties. Ideally, you already have a network of people who will contact you as soon as they hear about a sale. If you don’t have that, you have to look for the personal contact yourself. Either you show yourself, for example through marketing and let customers come to you, or you take the initiative and approach customers personally.

To explain this now would go beyond the scope of this article.

FIV: Okay good. We’ll summarize the first step again:

• Checklist with criteria for the property

What would come next? The upgrade?

IE: I would talk briefly beforehand about financing options for the purchase.

Fix & Flip financing: which loan is suitable?

Just recently I talked to one of our partners about an interesting topic and that is Fix & Flip without equity. In order to run Fix & Flip without equity, you need outside capital. The debt capital is provided through loans and credits. In discussing which type of loan was best, I first realized how important the question of financing is in the first place.

Therefore, I wanted to briefly list the most important points again.

The funding can be divided into two areas

The financing of the property itself and the financing of the renovation process. Both areas can be financed individually but also in combination. This is decided according to one’s own ideas. There are different types of loans for both options.

Credit types at a glance

To finance the entire project, in principle, all conventional loans can be used. Hard money loans are particularly suitable for the purchase of the property. These are based only on the value of the property, not on the equity.

There are several good financing options for upgrading. Small loans are the simplest solutions. But credit lines are more interesting! These give in principle a budget from which you can take what you need. Accordingly, only the interest is paid and repaid what is consumed.

FIV: I’ll hold on again:

With funding out of the way, there’s not much standing in the way of the upgrading process right?

Upgrading real estate: saving costs & increasing value

IE: Yes, that’s right. Since the process of upgrading is very detailed, I’ll try to be brief and mention only the most important things. We also have complete explanations and articles on our site.

Simply put, this step is about the actual value creation and thus the generation of profit. Here, the property, which is unattractive for the end users, is made attractive. This is achieved through cost-effective renovation measures.

Cost effective is the saying here!

Care must be taken to increase the value effectively without great expense. As already mentioned, extensive renovations are not advantageous.

The best way to increase the value of the property is to replace the flooring, kitchen and plumbing fixtures, new windows and doors, and garden and patio maintenance.

Those who are not skilled in handicrafts will find the best help and advice from craftsmen.

FIV: So the areas where renovation can be effective are:

After upgrading, is the property then ready for sale?

Fix & Flip sale: exposé, offers & home staging

IE: In principle, yes! Already during the revaluation process, an appraiser can start valuing the property. This gives you an approximate idea of the selling price at an early stage. In addition, the preparation of the exposé can also be started promptly and the listing subsequently published.

For the creation there is one more crucial trick – home staging!

FIV: What exactly is it?

Home staging to prepare the display

Home staging is a simple trick to make the living space look more attractive for the pictures of the exposé. In the process, the rooms are made to look alive. For this purpose, no real furniture is used, but specially made cardboard furniture. This saves energy and costs for a “move”.

As soon as the exposé goes on the market you wait!

And when you’ve received enough offers, you compare them and negotiate if necessary to get an even better price.

After the selection of the buyer then follows only the notary appointment and the transfer of ownership.

FIV: The sales process is now over. What happens to the profit? Surely it has to be taxed?

Fix & Flip Taxes: How much profit am I left with?

IE: Absolutely correct. Of course, taxes are due on fix & flip profits, just like anything else. What taxes and especially how much depends on the legal form you traded in.

As an individual or sole proprietor, regular income tax must be paid. Depending on how high your profit was in the end is assigned to a certain tax rate.

These tax rates are recorded in the tax progression.

If you plan to operate Fix & Flip for a longer period of time, it is worthwhile to establish a limited liability company. This requires a share capital of 25,000 euros, but you save a lot of taxes. In addition, your own capital is no longer liable but only the company limited to the paid-in capital.

As a GmbH, you then only pay corporate income tax of around 15% and trade tax of 3.5%.

The Interview: “Digital Art” NFTs

Thank you for taking time for us today, on a busy Monday morning. Most people who search the internet for the word “NFT” certainly still know very little. Could you perhaps summarize briefly and quickly….

What are NFTs, explained very simply?

Stephan Czaja: With pleasure! I also try to keep out as many technical terms as possible. But you have to have heard a few.

NFT means “Non-fungible Token”. Simply explained, a token is a digital object that can contain additional information. This is also how we get to the NFT. “Non-fungible” means “not replaceable.” Here, simply put, every transaction is recorded. Meaning: I publish a GIF in a NFT marketplace, someone buys this GIF and sells it. Every transaction is documented. So even the 2nd, 3rd and 4th buyer knows that it is the original.

Simply translated, a digital file whose ownership is documented.

The big advantage is this: Suppose someone makes digital art and publishes it. No matter if it’s a picture or a video, it can be copied easily and nobody has the reference to the original file anymore. Through documentation (blockchain), you can trace individual files. So you can see who published a file, who bought it and who sold it. Through this transparent trade, values can be measured to individual digital objects, whether image, video or other.

Just like in the “real” art world.

I always like to explain it with the Mona Lisa. There are thousands of copies, millions of photos, but only one original. We know that it is the original because its history is precisely documented and it hangs in the Louvre today. In principle, the picture is worth no more than the material from which it is made. The value only arises through supply and demand.

Suppose Justin Bieber makes an NFT. Many fans would want to own it, knowing that this object (whether physical or digital art) is from him.

So the big question now is how will the demand side develop? Will digital art establish itself, will it remain a niche product?

Personally, I think there’s just as big a market for digital art as there is for psychic art. Of course, it will take another five years, ten years, for me to solidify the structure, from capital investors and investors, to auction houses – sort of away from “nerds”.

69 million for 1 artwork – The most spectacular sale was the digital work “5,000 Days”. The international auction house Christie’s wanted to integrate the hype about NFT art into their own portfolio. What can be an NFT?

This is how artists earn (more) money!

This smart contract is particularly interesting for artists. In the normal art market, they profit once when they sell. With NFTs, artists get a percentage for each subsequent sale. The percentage is determined in the Smart Contract itself and is usually between 1% and 10% of the sales price.

Why buy NFT? What do you do with NFT art?

As mentioned before, in the end it is not different from the Mona Lisa or other famous works of art like “Fillette a la corbeille fleurie” by Picasso, “The Scream” by Edvard Munch or even “Adele Bloch-Bauer I” by Maria Altmann. When enough people attach value to an object, but this object is scarce or unique as in this case of artworks, the price increases.

If no one is interested in an object, it has no price, well maybe the material value.

Anyone who buys NFT art assumes that it will increase in value in the future. Accordingly, NFT art is an investment, like many other things, whether Rolex watch or real estate.

What is the cost of 1 NFT?

There are millions of works of art that you can buy, images, videos, many for very small amounts. If you consider that a single collection, of an artist, can already contain 10,000 individual works. Payment is often made in Ethereum, a cryptocurrency. Currently, one unit is worth about $3,000. Some things can be bought for as little as 0.001 Ethereum, which is about $3. So the initial amount is relatively small.

Caution. Take transaction costs into account

Here’s another tip for those who are buying for the first time: Pay attention to the transaction costs when transferring. Without any further settings, the transaction costs can be as high as $70 for some providers. You can always find the settings at the end of the purchase. The faster the NFT is to be transferred (entry in the blockchain), the more expensive, so $70 maximum, approximately.

NFTs from well-known artists are then already more expensive, even new releases can cost several $1,000 here.

How to get NFT?

You can buy, sell and trade such digital art via NFT marketplaces or NFT exchanges. Currently there are about 20 providers, which I have also listed on my website: NFT Marketplaces.

In principle, you can imagine the platforms as well as ebay.

Providers are among others OpenSea, Binance, there are many. Here you can buy an NFT, sell an NFT or even hold it in your wallet, which is a digital wallet. A wallet is a small app, nothing more. Sellers, or artists, put their works online at a fixed price or even an offer price, with duration from 7 days to 6 months.

What are the advantages / disadvantages of NFTs?

If someone actually wants to invest their money in NFTs, they should always keep in mind that they can only resell their artwork if they find a buyer. Ultimately, like the stock market. The only advantage is the potential increase in value, comparable to the first Bitcoins, which were relatively cheap at the beginning.

Be careful though, NFTs are individual objects (tokens) and not exchangeable like shares or cryptocurrency

Speaker agency, experiences and trend topics

FIV: How can we imagine a speaker agency, what exactly do you do and for whom?

First of all, working in an agency, as a manager, is of course not as spectacular as the work of the speaker himself! It is an office job. Still, there are some great aspects, like all the interesting people you meet on the job. Whether on the speaker side or the client side. You also learn a lot, of course, in preliminary meetings but also at events.

About our work, we handle everything behind the scenes so that clients and speakers are relieved of as much work as possible. Time is money, so we do everything from research to organization to billing, simply put.

If you summarize the agency’s activity, it’s about outreach, for one thing. Why? So that we can win interesting new projects, clients and orders.

In the second step it is all about the mediation, the whole process, from the first contact with the customer, the conception, depending on how elaborate the presentations are or should be, to the speaker selection, sometimes also the speaker finding, the contracts, travel management.

A third important field, reputation. Especially because we also work with prominent speakers. The daily work is then mainly communication and organization! Many emails, many phone calls, is ultimately the job is planned and done.

In between, of course, you get to travel yourself, experience a few events and, as I said at the beginning, you learn a lot of new know-how and get to know very interesting people and characters!

Experience as a speaker

FIV: You don’t run the agency alone, you have a whole team behind you. That would be difficult, because you are a speaker yourself. Is there still time for the agency and does that help you in the placement of jobs?

Yes, the experience as a speaker helps a lot with the agency work! On the one hand, because I can put myself in the speaker’s shoes, from the first, small presentations to the large events, with hundreds of guests, or participants or listeners.

Depending on the type of concept to be implemented, lectures, mentoring, workshops, the range is wide. I often have to present complex issues in a simple way. For speeches, there are topics that have to fit onto 30 slides for the presentation. That helps to give clients confidence. I know the pressure of deadlines, the preparation, but also the stage fright before big events!

At the same time, I am able to speak empathetically with clients directly, even when it comes to fears, as I have just said in the case of deadline pressure or also in creative input, for example with new topics or impulses that are intended to make people ready for the future, i.e. often employees and managers.

At the same time, I can also support speakers, even those who do not regularly give talks and often still want support with topics, structure. This often happens when we book special experts that we have first researched for the client. Both combined, creates a good mix of experience, support and also forward thinking, which many customers appreciate in the work.

FIV: You said stage fright, do you still have any?

It depends on how you define stage fright. I’m excited and anxious, that’s for sure!

Evergreen Topics: Business, Money, Personality, Motivation

FIV: What are trend topics and what are topics that are actually always commissioned by companies when it comes to further training, workshops and so on?

Topics for trainings, workshops and speeches that always work are mainly contents around personnel, managers. Motivation is also a very big topic! Motivation can be diverse, from private individuals who want to start their own business, filling large halls, to very small lecture series with 20,30 executives.

Then of course the large areas of politics and economics, here expertise is always needed in various aspects. Likewise everything around finances, for banks, insurances, these are typical topics, which renew themselves constantly alone, by the change in the world. Laws change, political relations, new markets emerge.

Money, taxes, tax avoidance. As you can see, the range of topics is broad. But it is always about building knowledge.

Trend Topics: What does the future hold?

FIV: What is currently in vogue with clients, which topics are on the rise?

Spontaneous? Sustainability in general. Many industries want to reduce their own consumption, for political, ideological reasons or also for their own image. Now fashion immediately comes to mind, but it’s also about sustainable construction, in the field of real estate and urban development. In any case, sustainability is a trendy topic of the time.

In the field of media and advertising, the current focus is on social marketing, how do you reach people via social networks, how can you as a company deal with the large data packages (Big Data)? Facebook, YouTube, Instagram have only been around for a few years and TikTok is brand new. What will be next? The trend is generally everything around digitalization, virtual reality, industry 4.0, up to gaming, a multi-billion market.

FIV: What is booked more often, the “classic” topics or “new” topics?

Classic topics: Finance, money, personality, motivation, continuing education in entrepreneurial segments from purchasing, to personnel, to sales. Is because every company has a department for purchasing, pretty much everyone has personnel and also sales, so sales. Every year, millions of new workers enter the labor market, and their knowledge must be built.

Special topics, let’s say something like Industry 4.0, then only affects a smaller part of the automated industry. A large part of the industry itself, economy, but also trade are primarily unaffected.

Prominent speakers: VIPs at events

FIV: Can you also book celebrities as speakers?

Yes of course, celebrities are very popular to be booked by clients. As described before, it is not always “only” about knowledge, but also about self-confidence, personality, motivation, especially with celebrity speakers, it is less about the real deep matter.

A typical situation: Several departments come together for a company event. In other words, employees from different departments who perform different tasks in the company. Some have knowledge in IT, others in sales, some from accounting and still others are in product development. Well-known people, or their public history and / or success story, have a positive effect on the participants. The speaker does not have to explain himself, he is known.

The bigger the name of the celebrity, the stronger the PR effect, both internally and externally. This prestige brings the company directly and indirectly image advantages, PR and also internally, a positive brand charisma, to employees and other stakeholders.

However, as I said, celebrity speakers are not only booked for public events, but also, for example, to coach just 20 or 30 executives.

Sometimes even the investment banker can learn something from the celebrity.

FIV: Do you have a little example of prominent person for me?

One of my personal highlights, as I am also involved in finance and real estate myself, was recently in Frankfurt, for a London-based financial company. In the context of the European Football World Cup, we were able to win Jana Azizi (RTL News presenter Sport, formerly Sky News) for the company. A great person, with charisma and profound knowledge in her subject. The location was in Frankfurt, about 100 top-class guests were invited, who were flown in from all over the world to take part in this one-day event. In her lecture she dealt with the current women’s football. An interesting overview, briefly in the history and especially in the present and future.

Part 2: Become a Speaker

So today we had a quick catch up with the owner of the Keynote Speaker One agency to talk about the question that many of our readers are interested in: How do I become a speaker? How much does one earn as a speaker? Can anyone become a speaker? We also wanted to start off by finding out how virtual speaking is changing the world of speaking – or is it? How much do you earn as a speaker?

FIV: Thank you for taking the time again! Today we want to hear what tips you have for those who want to become speakers. Not only as a transition to my questions about becoming a speaker, I have to ask you! I’m sure many people are interested in one thing in particular: How much do you earn as a speaker?

Knowledge that creates money brings money. So simply put, the more effective your knowledge serves to achieve goals, this does not always have to be money, it could also be about building networks, for example with business representatives, more commonly known as lobbyists, the higher the knowledge transfer is calculated and charged. In short, if you manage to generate more money for the client, you can become a consultant or speaker.

First, though, it’s important to me, speakers don’t just work for money!

Prices for Speaking, Workshop and Coaching

There are many people who have, let’s say, made it, for whom money also no longer has the significance it has for others who are still starting out. They want to pass on their knowledge and experience to the next generation. For example, if millionaires speaking at a small startup conference. For them, it’s primarily not about the money, but about helping other people, motivating them.

To come to your question about the earnings, who starts as a speaker, without an agency, is already good with three-digit fees. As a rule, it is only one hour of work on site. Of course, there is preparation, travel, the final input for the participants, but it is often limited to 60 minutes when it comes to speaking. Those are the early days. Events with over 200 participants usually have people speaking who earn in the four-figure, five-figure range.

Then there are whole workshops or coaching sessions, so to speak, with simultaneous mentoring. Such a day can look like this, for example, that a lecture is given for 30 to 60 minutes, followed by a work unit for 30 to 120 minutes. This change takes place because, 4 times. The effort in the preparation is of course much higher. Accordingly, there is also a higher fee here.

When it comes to prominent speakers, as well as CEOs of large companies, we’re usually talking four-figure to six-figure amounts, for an appointment.

FIV: In which areas, or in other words, with which contents and lectures, can you earn a lot of money as a speaker?

I would answer the question like this: Don’t pay attention to the topics, but to the customers or industries. Also a good tip for all those who want to become a speaker. Which industry, economy or trade sector has high sales and at the same time many companies, i.e. potential clients?

A simple, classic area that really everyone knows are banks and financial institutions. They manage assets of wealthy people and are accordingly always looking for new inputs from all areas. Whether it’s marketing for reach, sales for closes, or digitization in companies, for more efficient, internal work processes. Such wealthy clients are naturally willing to pay more for good content.

Example: Facial expression training for asset managers

FIV: Can you give me an example of such a special and at the same time profitable area?

A practical example, one of our speakers is particularly concerned with facial expressions. That means he reads faces, more specifically, the emotion in the other person’s face. So he can see whether someone agrees or disagrees with an opinion, simply put. So if a wealth manager is sitting in front of a wealthy person in a meeting, proposing different investment options, he or she can tell by facial expressions whether the client is more likely to agree or disagree, no matter what he or she explicitly says.

Perhaps a client rejects a certain type of investment, simply out of principle or because he or she went into the conversation with other plans. But you can tell from the facial expression that there is a lot of interest, so the investment advisor should not change the subject now, but perhaps drill down a little further, once again mention advantages and so on. This is a simple example, but this simple action generates in the end perhaps an additional turnover of 10 million. All this by learning from 1 day.

Such knowledge, such skills are worth their weight in gold when it comes to investment advice.

Becoming a Speaker: Tips from the experts

FIV: Thank you for the insight. With this example you can see directly how deep the topics can go in your speeches or with the customers. I would also like to be able to read the facial expressions in the interview! Where do I pick up, where not, very exciting. That brings us right to the questions for our readers who want to become speakers! How do you become a speaker and what do you need?

Checklist: Become a Speaker

This is where I would give you very Speaker-Like, succinct bullet points. Let me think for a second. In very, very short, this is what it takes to become a speaker:

1. Who are you? Generalist, specialist or a known person
2. You need a track record or specific skills that lead to successes
3. You need a topic, better still a prepared presentation on slides
4. You need experience and reputation through project and customers
5. You need networking, outreach, orders, repeat business and referrals.

Your appearance: personality and theme

FIV: What do readers who want to become speakers need to know about each of the areas you just mentioned?

Okay, let’s recap in really, really short order. You have to decide how you want to appear. There are generalists, like CEOs, managers, self-made millionaires, who don’t specialize in a certain area, but can overview, understand and also explain more complex contexts. They know the steps, but often not the work itself. Simply put, someone had the idea for software, but doesn’t know how to program. Programmers do the work, she or he takes care of the management and development of the company, between programming, sales, accounting, human resource management, location management, etc. The same is true in business and politics. Here it is important to have reputation as a speaker, that means people know what you stand for.

Are you such in generalist? Or are you a specialist, i.e. the programmer who knows how to implement ideas and build an application from them?

These are specialists, they deal with a precise topic. The programmer perhaps with Industry 4.0 in digitalization, more explicitly with “Automatisms in production lines the automotive industry”. A generalist would rather give a lecture on “Industry 4.0 in the automotive industry”.

Important for these two groups of speakers, they need success stories! Because only those who have success stories to show will be perceived by others as mentors.

Then there are well known people, they are booked for your name, for internal and / or external reputation reasons.

So first and foremost, find your personality to portray to the outside world and your theme, or themes.

Experience and reputation (good reputation for recommendation)

FIV: What did you mean by experience and reputation?

Experience is made up of many components, the most important of which is your track record. You’ve been doing your job for 20 years and you’ve done it successfuly. Or, you’ve programmed an application that hasn’t been done before. You’re top in human resource management and now you’re passing on your experience as a headhunter. You have built a successful company. All these are success stories.

At the same time, however, failure is also ok, that is, mistakes that were made. The mix of success and failure then creates the hero story. Depending on how emotional you want to build your own speech, a very powerful tool for emotionalizing the audience.

Top lecture topics as a door opener for speakers

That brings us back to the topic. You need a topic that you understand and can explain. Especially if you are at the beginning and don’t have a big name yet, you need an exact topic that makes you stand out. In marketing, this is called the “long tail”.

FIV: Can you explain that a little bit more?

Before that, we were on Industry 4.0, a very general topic. A longtail would then be the topic “Industry 4.0: Automation in production lines the automotive industry”. It is much easier to establish yourself when the competition is small. The typical principle of supply and demand. Therefore, young people in particular who want to become speakers should focus on the fact that they place themselves in new topics, here they can address in particular older people and make them their customers. These lack the new knowledge, at the same time they already have assets to pay you, simply put. A win-win situation for both sides.

Now just comes the big question, how do you get customers? Network and reach are the answer. It differs depending on whether it’s about qualitative or quantitative networks. If, for example, you are dealing with the aforementioned “automation in automotive manufacturing”, you don’t need large distribution lists, but rather targeted, few contacts in the large companies and corporations. However, anyone who deals with the topic of “becoming self-employed and earning money”, for example, needs to address a large number of people (private individuals) in order to be able to make a living from it.

In general, I would say, as always when you want to become an entrepreneur, you need a certain topic, you then need to work on it enough and you need to find people who appreciate your work.

Does training as a speaker make sense?

FIV: Is there actually a speaker training?

Most speakers are self-taught. They are good at something and can explain it. I don’t think training is useful, at least not one that is longer than a little coaching, from another renowned expert. Also handy to see what criteria you would look for yourself when looking for a coach. But the danger is, one tells you this, the other that. What you then lose as a speaker is your authentic manner, whether calm or psyched up as an entertainer. So I would say coaching to package content better, to deliver better, in presentation and structure, makes sense. Anything that changes personality should be well thought out.

Live or virtual: advantages and disadvantages

FIV: In view of the current situation and all the digitalization, what do you think is better as an expert: live or virtual? Why: Especially through the time with Covid, we have done many things online that were previously almost always offline. For example, meetings, workshops and, of course, training and coaching. Did you have digital lectures?

I’ve also had a lot of digital lectures in the last year and a half. But I’m not a fan of it, at least not with the current solutions and bandwidths!

For example, I just had to split a group of 260 people, into three groups, so I had to hire an additional 2 speakers. All because it’s not possible to reliably bring more than 50, 60 people in one stream. This is despite the fact that we had already chosen one of the great software solutions for this appointment.

Problem: Bandwidth for video calls

FIV: What exactly is the problem?

The big problem, the bandwidth and the common processing of the data. I am the only one who can stream a video. The more that connect with video over, it’s no different with audio, the worse the connection gets. So basically I’m talking without seeing a single participant. At the first event I thought okay, this can be worked on. But now, a year later, it’s no different. As I said, I’m not a fan of digital training when those are the conditions when it’s also live.

In this example, it was so that no one could ask a question back without having to join in extra, after all, everyone has to deactivate their microphones and webcams. In a live situation, I would see a response immediately, digitally, without video, because of bandwidth or software, I don’t know, people have to actively decide to check in first. That’s an incredibly big barrier. That’s why hardly anyone dares to ask a follow-up question. It always feels like an interruption to the participants, so they feel like they are “interrupting”. It’s also hard to take away that feeling.

After all, you don’t see the reactions of the other guests and you don’t know how they are thinking or feeling, do they have questions or not? Am I the only one who doesn’t understand?

Communication and audience response

FIV: So live or virtual makes a difference?

Yes, live or virtual makes a big difference! Of course, there are always the exceptions, the very diligent, who can learn just as effectively digitally. But as a rule, emotions are part of it, as just discussed but also queries. As a speaker, it’s also much easier for me to see the number of questioning faces, depending on how specific the topic is. Then I can respond to them, for example, elaborate a little further.

At the same time, the participants have the opportunity to discuss among themselves, i.e. live, quietly during the lecture, but also during the breaks, and of course before and after the speaking. The spirit, from stage to audience, is also quite different. And in the end, it’s not just about the factual knowledge, the information, but above all about motivation, wanting to achieve more! Sometimes you first have to awaken the will, sometimes you have to focus and channel it.
